On the inspection trip, my understanding is that all the furniture won't necessarily be in place & the electric & water won't be on.

I don't honestly think the inspection trip is actually designed for snagging but more for you to see the apartment almost finished.

I know someone who completed on a property in Algorfa, Costa Blanca in February & they had 4 weeks to do the snagging. They dropped their list (only about 3 or 4 minor issues) into the agents & everything had been done by the time they went over again in May.

Whether it is worth paying a professional, I don't know but we are going to get our agent to do ours & then we are going over soon afterwards & can pick up anything else.

Noreen

Hi all

There's a huge difference between a professional snagger and your agent doing it BUT you won't be able to do a proper snagging on the inspection visit. When we did ours, there was no electric so you couldn't check if appliances worked. Infact the microwave wasn't even in because they tend to go walkabout along with shower heads!

The furniture was all wrapped up too so you couldn't check that either.

As I've said in previous threads, the  inspection is for major problems of which we had none and then after completion, Key Mare will put right anything else. Their offices are just down the road so they can't exactly hide from us!

I hope this helps.

Gareth.

Thank you All for your replies.

We have taken on board your points and decided that it is unnecessary to employ a professional snagger to meet us at our apartment when we go over in July.  We had a quote for 300euros but that would be a waste of money if the electric and water are not on yet.  We will just go and inspect it ourselves.  Our main concern is that Keymare have done the disabled adaptions that we have requested and paid extra for.

I would be interested in hearing from people that have had their inspection visit so far and would like to know what type of problems, if any, that they have found.

As Gareth said Keymare are just down the road and they do have a good reputation plus the buildings are covered by a 10 year building certificate.

We had our inspection carried out by a professional company in Spain as we were unable to go over during the period we were allotted.  The inspection only threw up some very minor faults and as there were no services as you describe, I suspect the inspection fee was rather overpriced. However it gave us peace of mind.

I have no doubt whatsoever that KMare will want to carry out all the various bits and pieces that we highlight along the way. I would just be realistic and know that they will do them within their time frame and it may well be that some people will be more impatient than others.  That is just life - Spanish style!

We complete next monday so0 hope everything falls into place. Leaving tomorrow by car - ferry wednesday am - very exciting!

Christine
