The urbanisation is well kept for an urbanisation that has few occupants as most developers tend to neglect them if the owners are not signing on time.
I have heard some good news as the current Mayoress has given permission to some development licences already, as you know, there have been a few problems with all development that have been built in the last few years here, due to the Town halls difficulties, to put it mildly,!!........... but as you say, some times you have to be more positive, when licenses are in place this urbanisation will be one of the nicest to rent and buy.
Most people now want the tranquillity, i should know ,my business here has been established here for over five years and i live and work from Santa Maria Village,. Elviria is one of the most respected and prosporous area ,s on the Costa Del Sol.
Time to move on and reep what you can, i can assure you it could have been worse, i know far worse scenarios.
I have an owner who had three on another urbanisation and helped him to change a few things, from a bad scenario to a really good one, he now has two and the positions of these properties where changed , last year, as no one would help him, from the agent to the Developer.
We visited our clients Developments yesterday with him organising the snaggings and the properties are to be signed over next week.
We have two tenants already to move in when we have furnished next week and it looks fantastic, he is over the moon and we are so happy to see something turn out well for one of the nicest gentleman we have come across, here in years
He has now got two tenants to pay for his investment and they will be the first there, Cala Nova Golf is Beautiful now, that was originally one of the worst i had come across, two years ago, as usual no one wanted to know when they had there money.
The Town Hall had changed the original plans and no one informed the owners until it was too late, nothing unusual there.
You have to try and make something better for yourself as you will loose out, in the long run, all these properties will make money but flipping no longer happens here and if anyone tells you it does, ..... i say proof in the pudding, or put our money where your mouth is.
As we believe a lot of the Sales agents sold originally years ago on the bases of re-selling to investers before the completion, this does not happen anymore unless you want to sell for a lot less than you originally paid for it. Not a good investment after all.
If you can complete, put a tenant in and help pay the Mortgage, hold on for two to three years then sell, urbanisations looks fantastic , other facillities are then put in place shops, restauants, schools and the rest always arrive in the area once more properties have people in place, as there are Major investors wanted areas to build Bars and Restaurants in new populated areas, Banks are also a good sign of Prosperity in and Area, New Schools.
Hacienda San Manuel has now two new schools, just half a mile from Green Hills, of Great reputation, always adds money to your Investment as it is a great Area to buy in.
Elviria 4 years ago had hardly anything, We have Supermarkets, Banks, Restaurants, Bars and probably the best Schools, due to the Urbanisations being built, here
