Hi the spainsh want it quiet for there siestas ?we are on holiday 6 to 8 weeks a year they make more noise than anyone,EG the dogs bark all night  depending on what block you are  in,our tv goes of early and people leave at 11pm  so the spainish  can get up for work and yes the pools have been open and quiet in the after noon but when you see residents who dont pay there  c/charge when most of the english do what a joke that coment is bye irene

Being resident and talking with the other residents I can assure you the problem of people not living or renting here is very, very small. I have incidentally seen people driving up to the pool, but in most cases I recognized them. Some people drive directly from work (remember the Spanish work until eight o' clock) to DJ and have a swim before it closes.

That's not a problem for which we have to spend any money at all. The usage of the swimming pool is however disturbing lots of people. A family of four easily fills the pools with five lilo's, one inflatable crocodile and a monster truck tyre. If you tell them it's not allowed you get shouted at as they claim it's their birthright to fill the whole pool. More often than not all these inflatables are not even used and just filling the pool. The same goes for playing football. It ruins the grass so we need expensive solutions to solve that and makes the other pool guests uncomfortable.

I would still prefer some kind of guard during July and August. I originally proposed to extend the contract with the security company for these two months, but this was rejected in the committee. The result is that we now really have a problem with dog muck all over the place and that the pools are not that usuable and enjoyable as they could be. 

We spend about 35.000 Euro's to clean the buildings (without them being actually clean) so another 5000 Euro's to keep the place in a proper state during the busy holiday/rental months seems well spend to me. 

A guard during the day would also diminish the risk of a break in. As it's so busy with strangers the normal social control doesn't function.

As far as I know there are four residents who where on the list of debtors. Only one of them was Spanish.

I have to say I also do not want a guard sitting there all day watching me swim. It is nice to go to the pool in the afternoon and sometimes you have the place to yourself why spoil this tranquility by the intrusion of a guard? I agree there is a problem with Lilos & also a huge problem with water guns. The children should be supervised by parents and stopped from making adult swimmers their target practice. I am also a parent and would never allow my children to be so rude. I still believe that keys/card entry with an automatic closing door would work very well. as I said it works extremely well on my sisters development. Also on two occasions the pool did not open until 2pm this was a Sunday both times. This was very annoying when you were planning on using it. If we had our own keys we would'nt have had this problem. Can you please tell me who holds the keys to the pool for future problems. Those people who are paying there community fees should always have access during the pool open periods.

If we pay for our c/charge we should always be able to have a swim when we want?i go in the pool only when it is quiet for a swim only and i am sure all owners will pay for there keys to be cut bye irene

Hi all when the notice board went up by the pool  i did not see no Lilos and i thought that would be a big problem in july and august even the no ball sign by the side of the pool area was not read by people and all the children had balls in side the pool area ,and max so glad you have seen the dog muck like me we as owners need to address all these problems, and if we dont have to have life gaurds why pay for them ,but they might be able to control the balls / Lilos but as owners why carnt we tell people to read the notice and take the balls out of the pool and Lilos  bye irene

Max as you say we already spend 35000€ per year on a cleaner who is not very good at cleaning. We also spend about 26000€ on an administrator who is not very good at administration and over 30,000€ on a night time guard who does very little patrolling - spending most of his time either watching TV in his car or chatting to his great buddy Tico. I think there is a pattern here - we're spending a fortune on people who are not doing a good job. Perhaps we need to sort out these issues before suggesting we employ more people.

Hi David,

You know very well that I'm working hard to get these services improved. Unfortunately not the whole committee supports me in my efforts and it certainly doesn't help that one the providers is a member of the committee herself. If I had had my way the cleaning, administration and security companies would have been fired a long time ago.

€ 35,000 a year for a cleaner. Surely that's not just for one cleaner. If it is, get rid of them, and I will be on the next plane with my mop bucket and cloths. Are all of these people under some form of contract, or is it just a matter of organising a vote to remove these people. How did we end up with the services of one of the committee members. This only causes more problems, when we try to remove these people. Can we not contract these people on say a 60 or 90 day trial period, and if they are not up to the job, get rid of them. Max, I think its safe to say we all agree on two things. We want the job done properly, and we want value for money.

PS: Just come up with an idea. How about we sack the cleaner, and give a mop and bucket to the security guard, so he can clean all of the communal areas on his patrol. That way he will spend more time around the blocks, and less time chatting and watching tv. Give him a € 10,000- € 15,000 pay rise. Everyone's happy. He gets paid more, and his shift will pass quicker, as he will actually be doing a bit of work, and the community is happy because we have just saved € 20,000 - € 25,000 a year :-)

Hi all

Couldn't agree more about the liberal spending of community money. Where the rules (covering pools, air-cons etc) are agreed upon by the community, then these should be observed by all owners (and their tenants) -  offenders should be barred from using the pool facililties if they are not prepared to obey our rules about safety, floats, ball games etc.

Seems to me that there are all sorts of rules and regulations being conveyed via the grapevine. An official version of the DOs and DON'Ts for all property owners may be a good palce to start. It could be that no one can be bothered to observe these because they know that tthere is NO penalty for ignoring the rules. An example should be made of some individuals to show that we mean business!

The answer is definitely not to throw more money  - money I understand that community has very little of -  at any problem which arises where a more rigorous monitoring may go some way to solving the problem(s).

The committe has been elected, has been given the authority and the power to act on behalf of the community. Why does this committee appear reluctant to exercise those powers for the good of the community rather than thinking  that spending more money solves all problems. It has to act to show that it is both in charge and in control and not merely a paper tiger!

HI i agree with no ball games in or around the pool area as stated on the notice board but it should have said no lilos and some children do need a floats irene

On the notice board with pictures there is a cross through a picture of lilo's. That should be clear no matter which language people speak.
Children who need some support in learning how to swim are of course allowed to use it, but lilo's, inflatable crocodiles and tractor tyres are out of limits.

Hi i know we have more important things at this time of the year than the pools but can i ask do we have a licence for both pools?If so where the pools in the summer checked on a daily basis twice a day to see if the chemicals need adding when needed and the results recorded each day as they should be as some days the smell of the chemicals took your breath away ?more homework for you monday david bye irene

I will report on other issues tomorrow. For now on this topic:

Checking and Treatment of Water: This is being carried out and recorded in accordance with required procedures. We have been advised that the water has always been well within recommended limits. Javier will check the records.

Licences: We only have a licence for the pools between blocks 8 & 10. We need to find out what is required to be done to the other pool in order to obtain a licece for it.

Opening: The main pool will be open all year round As there are no staff on duty on Sundays and Festival days the committee will share responsibility for opening the pools on these days. Right now this is difficult because none of us has keys.

No closing for "siesta"

Hi sorry for going on about the pools but in July1 to 12July the pool at block 8 and 10 had a lot of green algae all up the tiles and mostly bye the stairs the jets was not working and the water level was to low for the chemical's to work properly,but the pool by block 6 and 7 was in a better state all jets was working and less algae.As i have a pool at one of my houses and i check and clean and test my pool properly i do know what i am seeing and talking about and i no there has been on a lot of occasion's far to much chemical's in the water and yes i did test the water and will do so and keep going on about them when i see fit but that would not be me David if i did not go on a lot but that is because i care about the children using them bye Irene

Great news about one of the pools staying open all year round. This shows the committee are listening to all the people and not just deciding to act on a majority vote. This hopefully is a positive start to the year ahead.
