I now have some inspections booked for this development and I will soon be able to provide a sample report

I have however just come off the phone with MASA and they are advising that they will not allow anybody to act as your proxy and inspect the property on your behalf, prior to the agreed completion date, and  I am surprised and nervous by this as we have carried out inspections for owners at Camposol 

They are happy to have the owner attended with their representative but they normally only allow this inspection 1-2 days prior to completion which does not leave anytime for defects to be  corrected

This is the only developer that I have ever known that has refuse to allow 3rd parties to check properties for owners

The lawyer for the buyer is now calling MASA to advise them that this is unacceptable

I asked if The Certficate of Habitation was available for the 2 propertues and I was told not yet and that water and electricity may not be available at the time of the inspection with completion scheduled for these properties at the end of October

I am sadly not surprised at the way MASA are treating you! From my point of view, as you yourself have said, they act in a different manner to ANY developer I have ever had dealings with in my entire business career in and about property investment/development! That includes the last six years with Spanish developers!

Simply they are grossly inefficient.

Totally arrogant as a company.

Completely dismissive of the concerns or needs/requirements of their client/customers.

Have not once said SORRY or offered any apologises for all the inconvenience they have caused countless of their customers, let alone the money we all have lost due to their incompetence, that caused delivery of our properties to be over TWO and half years LATE!

Should we all be just accepting this state of affairs? NO WE SHOULD NOT!

Suggestions please.

The other issue is that they are not consistent

We have carried out inspections on ther MASA developments for owners, especially Camposol, when the owners has not been present

On one occassion we had to advise the client not to complete based on our findings and the issues with utility supply and drainage at this site are well documented

On this development MASA have decided that this is not their policy and that the owner has to be present removing a major benefit of our service, that you don´t have to travel to Spain and commit to the expense, until after we have been able to check that the property is complete

To check a property, especially one where there is no electicty or water connected, you need some special skills to check the property, plus owners are often more excited about moving into the property rather than throughly checking for defects

I would not expect owners to shake doors and windows, have a spirit level to make sure that the patios drain the right way or be able to measue the incoming voltage and test electrical circuits for earthing

I know that I have read comments on the board from people whi have checked their properties and found few defects and if this is the case then I will be delighted and my report, which I will make available to all interested parties will reflect this howvever the situation regarding the Certificate of Habitation and utility supply still seems confusing

Hi, thanks for the information, it's extremely useful.  This causes problems for people such as me who have arranged power of attorney for the lawyers to complete if we are not able to get to Spain.  Do you hapen to know if the lawyer's representative or at least our agent could accompany the third party to inspect the build?
