Hello all,

Thanks for all your help, keep it coming.

A little bird has told me that there might be some top floor apartments with solarium available for resale on pahse 1 and 2 before completion, if anyone wants to sell, please let me know! I would be very interested, I dont have any messy financies, to sort.

Has anyone yet looked into the type of money you might get for letting a 2bed propety on mojon hills?

One agent is quoting 400 to 750 euros a week depending on time of year, is this reasonable does anyone know?

I hope mojon hills becomes a real community and people can work together, if people live there all year or not, there is strength in helping each other!

Sounds like you have decided to buy then - just which one now !

I too am interested in renting out, but am a good way off getting posession of my apartment. We bought a penthouse apartment on phase 4 E it will have fantastic panoramic sea views.  The apartments are small but the terraces are large and the views of the sea and mountains are outstanding.

It is great and really useful to be in touch with other buyers, we can build a network of people who can share information and help each other.

I have been told that the area swells with spanish holiday makers during the peak months and that there should be no trouble renting.

Hi, new member ! (sounds like little britain)

Has anyone else out there taken a punt on phase 5 of Mojon hills? Interested to know as my phase doesn't appear to be anything except a pile of rubble as yet!

When I was over phase 1 was looking good, I hope mine ends up looking like that!

Sorry about the confusion folks, I am getting my wires crossed, I have bought a property in phase 3b, there is no phase 5! - sorry again!

I agree though that as many of us should keep in contact and advise each other with whats going on.

Again, I'll repeat, I would be very interested in knowing of anyone who wants to sell before completion if you have a top floor apartment with solarium on phase 1 or 2.

Hi David,

We were put in touch with a solicitor through Spanish Homes 4U, an estate agent in Pueto de Mazarron.  For the life of me I can't recall the guy's name but if you contact Rosemary at:  www.spanishhomes.4u.com she will pass it on.  He lived in England for 15 years so knows the ropes from both sides.  Of course I can't reccomend him fully because we haven't completed yet so, I don't know that all the bases have been covered... However, he seemed ok when I met him...

Mojon is pronounced 'Mochon' where the 'ch' is the same hard sound as the Scottish 'ch' in loch.

When we were in mazarron last year, we were told a three bed apartment would rent for a minimum of 500 euros per week in high season which seems easily achievable.  I think we can help each other find what the market will stand when the phases start coming on line later this year although, I think we will have to discount initially on phase one to compensate for the building work on the other phases.

Exciting isn't it.............?

Thanks for the info and help, its appreciated. www.spanishhomes.4u.com doesnt seem to lead to an agent, rather a web domain page!?

I personally think as many people as possible on here should work together to keep the rental price as high as possible.

Is Phase 5 still going ahead, for some reason I thought they had panned it, but maybe i'm wrong (probably)?

Hi all,

We bought in April last year from a gentleman who decided not to continue with his purchase.

I hope that the builders at Mojon Hills don't keep adding phases and filling in all the green bits.  Phase one ended up being bigger than originaly shown.

We are going out in Feb at half term.  I will get as much news as possible.  I will also get a breakdown of all our fees relating to the purchase and post them here when I get back so we have a benchmark to work from.  So far these are all I have:-

Land Registry Fee:                            7% of purchase price

Solicitor                                            Max 1200 euros (capped by the government)

Mortgage Survey Fee                        300 euros (with CAM Bank)

Mortgage arrangement Fee               1.25%  of loan amount

Snagging Fee (optional)                     500 euros (ish)

I will try and find the running costs of our apartment as well.  The two main taxes go to the town hall.  The first is between 0.5 and 1% of the ratable value of the property and is a single payment once a year.The other is a payment for drainage etc and is about 200 ~ 250 euros per yer and is paid every three or six months.  I will ask Atlantia what they expect the comunity charge to be when I go out there.  If you are not living permanently in your apartment, you will be taxed on rental income WETHER YOU RENT IT OUT OR NOT.  Of course there are many items that can be used to offset this so you should end up paying very little if you juggle things around correctly.  Again I will look into this in Feb.

It all seems quite daunting at first but the rewards are well worth it.  Nikki and I are hoping to move to Spain in about five years time and to this end I have embarked on a Spanish GCSE distance learning course.  I have to say that I am finding it very hard for two reasons.

1.      I have the IQ of a coconut.

2.      There is always something better to do than study...

I have found my solicitor details.  His name is Carlos Diaz Fernandez and company is called Property Solutions SL.  His number is 0034 968 155 902.  On the previous post I put solicitor fees at 1200 euros as this was the a worst case scenario.  Our fee is actually 600 euros +Vat.

Hi Everyone,

I have just uploaded an aerial photo of the whole development taken on 2nd Jan 2007.  You may have seen it on the Atlantia site but if not, this is where they are up to.

I still don't know of the mysterious phase 5.  I spoke to Spanish Homes in Mazarron and they say they haven't heard anything about it but Atlantia clearly say that there are five phases on their web site.  I am trying to get hold of someone in their site office but have only managed to access a ringing phone so far.  I will keep trying.....

I am going for a visit to the Mazarron area at the start of March and am thinking about stopping in Cartagena as a base to look around, has anyone stopped there, anyone know any good hotels?

Just to let you know there is definitly a phase 5. This was actually released prior to phase 4 which will be the last phase. Phase 5 is sold out and will be completed end 2008. If you want to see a plan of the phase 5 area let me know.

I would love to see a plan of phase 5.  I have still not had any joy talking to Atlantia about when phase one is expected to complete, the phone never gets answered.

Has the prom advanced any nearer to Isla Plana since last April?
