After reading the thread on completion dates i was wondering if any owners of properties on phase 1 at Roda have been issued with their first habitation licences prior to going to the notory and completing all payments.

We where to compliten on our appartment the 26th okt. But i did find out to day that Roda golf as not got there habitation licence sorry. We can complite with out it but we dont wont to, so we are not going to complite atliste for now. I am disapointed becorse Roda golf told my banker that evrething wos in order to complite.
I would test this out befor complite.

I was reading some nightmare stories about developers who push buyers to complete before habitation licences received. I am sure this will not be the case with Roda but would be interested to know if everyone is of the same opinion. SHOULD WE ALL INSIST ON OUR HABITATION LICENSES BEFORE COMPLETION? Or perhaps there are some more experienced buyers out there who can tell us that this really is not necessary?

I was going to insist on my habitation licence before I complete. From what I understand of the situation (and I'm not an expert) is that without the habitation licence you can't have your utilities connected. People that complete without this in place have the builders supply of electricity and gas and this is unreliable and people can experience power surges which can blow your equipment. I have also been told that you can't rent your property out as in theory it has not been passed as habitable and banks won't lend against the property. If you go on builders supply I think this is free. I am waiting for my solicitor to confirm all this.

We shall also insist on habitation licence before completion. However, I have read that if the developer confirms the licence is forthcoming it is not necessarily legal to hold up completion on this basis. I will speak to our Solicitor but once again hopefully a bit of 'people power' with Roda will convince them they need to get all this documentation ready.

From what I have read a verbal assurity that the Licence is forthcoming is of no value whatsoever. You must have the Licence physically in place - a developer cannot force you to complete without it.

Hi Roda,
We also have been concerned regarding the habitation certificate.David Sanchez has emailed us today saying our apt block (24) has this certificate.We are due for completion mid dec,so it seems they are leaving it late as usual to put us at ease.Hope it isn,t as late as this when it is time for you to complete.

We are in block 32. and we where supose to complite 26 of oct. But we did not complite becurse of Roda golf did not have the licence. And nobady has contact us so we dont knove when we will complite.
