I second Chris' comment that CCTV will be useful.
We will have 750 apartments and  many of these may be allocated to long term let.
Whilst I am sure nearly all of these long term tenants are find upstanding individuals,
I rather doubt that owners (or their agents) will vet their tenants to ensure that each and every one is could be trusted to look after your granny's credit cards.
With 750 apartments on site there's a good chance that some will become occupied by undesirables.


Perimeter security is essential  but it won't resolve the risk of rouge occupants who are on long term rent.
So CCTV is, sadly, also needed.
No matter how many locks you add to your windows, a determined criminal will find a means of access to your premises 
-  in between periods of depositing bags of kitchen waste around the site :-)

All,

Some slight  progress on security.

Some signs have been put up  advising the same of the security company and their contact number.
There's at least three signs.  One at the entrance, another at the first junction (mini-roundabout) and a third down by the padel courts.  There may be others.

I noted that the same signs have also been erected outside other RfY developments.

The contact number will be  useful should anyone see anything suspicious.

Hi All

We've been advised by our keyholder that security gates have been fitted to some apartments in DV.  I thought AEA were going to get a price for bulk buying security gates so that they were all the same.  We would be interested in fitting one as a result of the door frames been made of soft wood.

From my meeting with AEA and Gerardo gates need to be discussed and approved at the AGM, a style and colour will be agreed. If anybody puts up gates that are different AEA and the President may be asking them to remove them. (there is a notice up about no external changes without approval - this is standard community Horizontal law.

I will be sending this photo to AEA as an example. If anybody else has any send or take them to the AEA for the AGM.

This gate would cost about 400 euros inc. fitting. I went to a gate maker to get a quote and he said 125 per sq metre plus about 150 to fit. Bulk would be less. Once approved we could get other quotes, there is a gate maker on the back road  roundabout at Vizcaronda just above DV to Manilva.

This is a picture of my house gate it was 250 euros in 2002, but I had other work done as well at the same time.

at my last meeting with Gerardo I told him about the possibility of putting gates up over the door and asked him for approval. He requested a picture which i have sent to him but i have had no reply since. He seemed to have no objection either.  As the gate I had in mind was similar to those already fitted in DV , and i believe they are known to Gerardo and AEA, I was intending to go ahead after seeing the supplier . They are in Sabbi and are known as Sabbi Aluminium or words to that effect.  They look just like the photo you posted and priced at about €400.

Like the picture of the gate and would definitely want one on our apartment.  Also, would be interested in having grills on the second bedroom window.  We are ground floor and the second bedroom window is quite vulnerable (although we have locks in place).  I would just sleep better knowing that there are grills on that window, especially as where our apartment is, that window is pretty secluded!

Would anybody else be interested in raising this at the AGM?  If we are going to get quotes for gates on the main doors to the apartments, perhaps the same company could quote for grills on ground floor windows, for those who would want them.

Jan,

There are a few people who have these already and I have shown the photo to our President some weeks ago who had no issues with them . I have just returned and whilst there went to the supplier to discuss and so consequently I am having one fitted this week by the company who have done all the others on site. Mark is overseeing for me. I think they look quite good and blend in quite nicely. I am not sure what Gerrardo would say to grills on the windows though even though this company can do that too.

I also discovered that my neighbour below and to the right of me was broken into in January...a bit worrying again but I did notice that security on-site were more visible than i have ever seen before.

Thanks, John.   Could you email me also with the details (and picture, if poss).  I am going to email AEA directly about the window grills - maybe Caroline and I could both email AEA and put pressure on them to allow the window grills, as well as the door gates.

Today, I spoke to our letting agents (Duquesa Estates) as we need to rent our apartment to cover costs. He said that whilst the long term market is beginning to pick up after the christmas break in Duquesa but not in Duquesa village because it has had so many 'break ins' its now got a terrible reputation and carries with it a stigma which in his opinion will affect lettings both short and long term and will not curtail until either the 'village' becomes less of a ghost town that is more apartments sold and thus greater community and more importantly rhobust measures to prevent break ins. He said that the evidence he has seen last week (6 apartments) is that the burgulars know its like a ghost town and thus break in using crow bars smashing the front door and frames and not worried about the noise.

We need to place great pressure on the AEA ie bombard them with emails, visits tio the office to sort this out immediately otherwise the stigma will grow and devalue the village in terms of repution and financially. Can the AEA place CCTV cameras at the entrance to all blocks; and at the barrier at the entrance to the site, plus signs this should deter the thieves they will not want to be on CCTV

If we do not take action by putting pressure on AEA and the President we will all suffer in the long run

As AEA appear to be reluctant to to deal with this matter I suggest that we should all notify the devloper that unless they install the grills over the front doors the development will continue to have a poor reputation with the local agents and they will continue to be stuck with a mass of unsold units.

It is their interest to ensure adequate security to sell the development.

Well I'm not sure about this.

yes there is definatley a security issue that has to be addresses but I think this is a lazy / easy type of statement from Duquesa Estates.  I think the overriding reason Duquesa Estates and are not letting on DV is becuase its too much of a building site and this is how other letting agents have put it to me.   This is a fair reaction becuase they dont want their client base to think they let properties on a building site and who can blame them.    Lets be careful not perpetuate this "Ghost Town" and "Crime Zone" nonsense.  For my part I have rented out my apartment succesfully over the last year and people absolutely love it and I have well over 50% return bookings which cannot be bad.

I spent 3.5 weeks in DV over Xmas and New Year.   The place is like a ghost town.  Other established developments around the port looked much busier.

We all want security to be improved and I think it will do not harm   to quote your statement to the President.

We enquired re holiday lets at Duquesa Estates and they said they do not do them as DV is too far up the hill!

I said is it not better to be in the peace and quiet rather than near the motorway.  We stayed in apartments near the motorway and did not sleep for the two weeks.

I find all of this really concerning as last March and June the security was a lot tighter, the barrier was working and I was even approached myself by security when I went on a wonder after been out for a few drinks.
As far as I can see the barrier has not been working since September and the level of security seems to have gone down not up even after the report of all these break-ins.
The other thing I am appalled at is when we were sold the apartment we were let to believe that the arches would have gates and walls/fencing either side which would have made each block a little more secure.
I am not sure who is to blame for this but as owners we now need to make sure our investment in this development are secure and the reputation is not tarnished to the point of no return.  We can not afford to just leave our property empty and not rented as it needs to contribute to its costs from rentals.
If anybody has any idea of how we can move this situation forward sooner rather than later please can they let us know. I think we need to have someone on the ground (in Spain) working on this on our behalf.  In the mean time I will send e-mails to Maria and Antonio at Ros y Falcon to see if they have any suggestions to what we can do, as they still have 60% interest and it’s there reputation to.
