We completed in Nov 06 (on an Instant Access property), and stayed in the property over the next few days. As requested by the developer we completed a snagging list within the 10 day timescale. To date we have had no success in getting any of it fixed.

The light in the lounge does not work, and there are faulty sensors on the sun terrace and balcony - these being the worst faults. Does anyone know how the music system / speakers work??

However when we visited in March 07 there was mildew in the kitchen cupboards and on the ceiling. We were told that this is a common fault in the Azucena villa as the builders as there is a pipe behind the kitchen wall which is often punctured when the kitchen units are installed. Again we have had no success in our complaints.

We should be interested in hearing from other owners on R4 on what help they have had in getting these issues resolved - San Jose does not seem interested and neither Manuel at Palma Consulting nor Bridgeholmes has managed to get them to act.

Hi Rebecca & Dave - I have an Azucena on R2 and am still waiting on some snagging being fixed from Nov 06!  It is now just mainly little items but one thing you should watch out for is dampness at the top of the stairs, just beside the door to the solarium.  Apparently this is due to condensation and - if you are only using the villa from time to time - the condensation builds up there and can't escape.  I've been told this is a very common problem.

I would have thought that lights, sensors and a music system would be to do with your furniture supplier as San Jose don't provide these - as far as I am aware.

Anyway - keep at it and I hope you grow to love your villa as much as I love mine!

If you would like a guide on how to get the snagging repairs done using the Spanish consumer system please PM me

Normally we find that this builder is pretty good at fixing snagging defects, given that you knwo what their legal rights are to rectify things

Condensation is a big problem but is often confused with other defects including the builders failure to correctly lag the AC pipes in walls ans moisture build up

The furniture installer should have checked that the lights were working and that the wiring was live before installing the lights

Installation of some airbricks can help as there is a build up over time or having a keyholder regularly air the property
