I have purchased  a property on Las Kalendas through Euro Anglo Sur.   Although we moved in to the property in October 2007 on the basis that our mortgage was in place, we have still not completed on our contract. This is due to the connected solicitor (yes big mistake, i know) not being able to provide the guaranteed mortgage that was promised.

The developer has so far been sympathetic.  We now have no alternative but to sell our UK property. This had never been our intention, but we must now sell ASAP.

Does anyone have any advice that may be of any help?

On a positive note,las Kalendas is a lovely place and when our snag list is completed (work hasn't started yet), our property will be really lovely.

Hi

I've been thinking about this one and one possible solution would be to change to an interest only mortgage (that's assuming you are not on one already) over the longest possible term. There would be a set up cost in doing it though!

I bet the Bureau only quoted you the interest and not the capital repayment.

The rental market is as flat as a pancake, both here and the UK, so that does not offer an obvious solution.

Thanks Dennis,

It was an interest only mortgage on a self cert basis. This is the only type of mortgage that we qualify for. I am told that this is no longer available in Spain. This was guaranteed by the way due to the 50% deposit that we initially paid.

I have today reduced my property in the UK by £25,000 for a quick sale, but as you say the market is very slow at the moment. I have not heard from the relevant parties, but as its Easter, they can be forgiven. I will keep you posted.

Hi there

Just a quick update on our situation. I am still waiting a reply from E A S to the questions that I asked on 23rd Feb. It would appear, that post cheque handover, they don't give a damn. They must be very busy at present!.... So there is no progress at all on this matter,,,,,,I am currently working on a flyer to give to prospective clients here on site to inform them of post purchase facts.  Much of which is not represented in the brochures or by sales staff.  I also intend to have these available for forthcoming exhibition dates in the UK.  Although this will reflect negative but truthful information with regards to the agent in question, it will also give positive info on Las Kalendas. I will re-direct people to the developer who have some lovely propertys for sale  and also to the many resale properties that are available.... If anyone has a property that they would like me to add to this, then please feel free to contact me.

I will post any further details on here.

A MIRACLE HAS HAPPENED

Following 8 months of anguish and despair  and several nervous breakdown's, we have finally completed on our property against all the odds (and great expense). 

No thanks go to Euro Anglo Sur, presitge villas in Bournmouth and magnate villas in wolverhampton or spainonshow.com as they now call themselves, who all did a runner on us when the going got tough. So much for their promise that they hold your hand all the way. As soon as they knew that they had failed us in getting the guaranteed mortgage, they just didn't want to know and just sat back, totally ignored our desperate pleas and waited for us to loose our money so that they could re-sell our property.

We found out on the day of completion that we didn't actually own anything, and yet when you purchase from these guys they tell you that your 50% deposit means that you own the land and there are two sets of deeds. Well that is another lie as we found out when the builders issued us with a letter and date to leave the property. 

Anyone going on an inspection trip with these people, beware that nothing they said to us was honest and truthful. There are far better quality properties about if you have a look, as they are not the top quality builds that they state in the brochures. Also don't just look at the show houses as our house is nowhere near the standard of the show house. On valuation, the property was worth 24500.00€ less than we were paying. But at this stage you cannot pull out without loosing all of your money.

Had we have not bought through this agent then we could have saved around £50000.00. Not to mention the need for plastic surgery to have the bags removed from our eyes due to the endless sleepless nights. What an absolute nightmare and a total waste of our hard earned cash. But, hey ho!

Just to let you know that we completed in April of this year having bought through Euro Ango Sur.  (EAS)

We had no problems at all with the build and our snagging list was non existant we were very happy with that side of things.  And our solicitor has been brilliant.

However our problem was with EAS we found hidden costs that were not quoted at the time of buying and also we were told that the white goods would be supplied but this was denied at the time of completion.  In fact after completing having been whizzed up to Las Kalendas from Torrivieja we were whizzed back to Torrivieja to buy our electrical goods on the same day without any time to really decide what we wanted as the after sales guy seemed to be in an awful hurry. (So he could have his coffee break!)

Any way we are sort of settled in now, probably moving permantly in April next year - but if we had realised the facts we would have bought throught the sales office on site.

Welcome to Las Kalendas.
Glad to hear about your non existent snag list. At least the developer has nearly learnt how to build houses. Those of us in phase one were the guinea pigs and have suffered in the rush to get houses up and euros in the bank.

We like you were caught in the rush to purchase white goods etc. With hind site we wish we had waited as there are better selections and prices elsewhere.

The only draw back with buying from the site office is that they do/did not offer the EAS properties which are of a better design.

Hi Carog.
We are about to complete, like you we only had a couple of minor problems and on the whole have found Procumasa very helpful when we dealt direct with them, and ditched our selling agent (Atlas). and Dennis design of the property is a personal choice   I think that the range of different style at Las Kalendas adds to it's charm.

Hi carog

After sales???? like I have said many times before, there is no after sales with E A S. As soon as they have your money they couldn't give a monkeys and as for them not giving you the facts for the true costs...well our hidden costs were around 13000€. The sales man had quoted around £1000 so this came as quite a shock. Will be paying this off for quite some time.......
It's a pity you didn't get your white goods from Fortuna as there are some very good electrical shops there that are quite reasonable. Of course E A S have their own selected shops that they encourage you to purchase from but we found these to be quite expensive. Perhaps they get a percentage form their sales????
Good luck with your move next year.... I am sure you will be very happy at Las kalendas.

Hi everyone

We have met quite a few people at Las Kalendas already and everyone we have met so far seem to be more than helpful, very pleasent and like minded!

I am sorry to hear that some residents have had problems with their new builds I can only imagine the added stress this can cause.

Our stress was the fact that we had additional hidden costs that we hadn't accounted for and that was after we thought we had read all the small print hence the fact we're not moving out now as planned but still working to pay for the extra costs!

Never mind, so looking forward to moving out permanently next year.
