I'm not being facetious!! One owner in Block A, end apartment overlooking pool has rented their apartment to an East European woman/couple I'm not sure which. Fine! No problem with that. I can hardly complain about foreigners being there!!!! What I do have a problem with is the two yappy dogs this person owns! Especially when the apartment is empty save for the two dogs left behind on the balcony who bark each time I go out onto mine! I had a couple of friends stay recently who saw the dogs being walked in the grounds and being allowed to defecate on the grass with no attempt by the owner to "scoop the poop!"  It's all very well long term renting to help pay the mortgage.The problem is it's not the property owner who has to live with, albeit temporarily, the problems caused by long term tenants besides which I wouldn't have thought a two bedroom apartment on the second floor was an ideal environment for dogs!

So many owners have complained to me about dog issues. While at a meeting of a few owners the other week, this topic was discussed, and when our community is formed, we can actually take a vote, as owners, on whether dogs are allowed. Personally I don't want them there, but everyone has the right to vote and the outcome is the action taken.

This has to be a consequence of the 'cheaper' long term rentals. With the right agent you can get more rent per month and the quality of tenant is also significantly better. Anyone want to know more, please PM me.

I've had a thought here. Can you work out the block / floor / room number of the apartment. I can track down that owner through our list of owners, and put the issue to them. Assuming they are one of the owners who have supplied us our details via the OVP mailshot.

I am aware that a tenant with dogs was removed, and I think they were ground floor, by the bottom gate as you walk in - opposite the 'show home' apartment.

Nightmare of owners of yapping dogs left alone and  sh-t everywhere.

They should be be removed, shot and find news owners who will look after them.

Dear All,

is it actually possible to ban dogs from an ordinary urbanisation such as this?    It seems unlikely.

Perhaps if you had bought on a proper holiday complex things may be different?

They were also evident at Casares del Sol with both aural and visible evidence. Presumably long term residents use them for security and companionship. In an open public urbanisation presumably outsiders can freely bring them in as well.

Is this perhaps something your lawyer should have raised with you?

Did you also think you were buying on a holiday complex?

Is there in fact any legal difference between "urbanisations".

Good luck and perhaps post a solution.

I am no expert, but the book 'you and the Law I Spain' by David Searl - Page 288 Article 6 says you can.

The community can make internal rules by majority vote, and banning pets is one of them.

I would advise everyone to buy this book. It tells the facts and not hearsay.
