We were supposed to deliver some Ikea furniture to Nuevos Arcos yesterday but they said they couldn't buy the furniture cos of problems with Sunset Estates leaving the site and the police being involved.  Sorry, I'm not scaremongering just saying what I was told yesterday in case it is helpful to people.

Dear Liz,

Could you please explain in a little more detail. I am not sure if you were due to deliver ikea furniture to a property/apartment in Nuevo Arcos to someone or for youreselves?

Are you saying the client couldn't buy the furniture? or who?

When you say Sunset Estates are leaving the site do you mean they shall no longer promoting Nuevo Arcos? I was under the impression that they had bulk bought from the developer (Romanber) and were selling or trying to sell these properties. If they are under some kind of investigation by the police it could be a very serious matter but could also concern other previous activities?

Has anybody had any contact with any representative from Sunset?

Hi folks....just had an e mail informing me that Sunset Estates went into liquidation on 31/3/08........e mail also says purchase is uneffected as Romanber is ok.....cites current market conditions as the cause...Mallj.

Hi Miguel........the mail is from Sunse Estates no name on it other than Sunset Estates.General address "to whom it may concern" as if it's going out to all.E mail address is info@susetestates.net where the mail originated.Simply says gone inti lquidation due to financial climate...cotracts are with Romanber so no need to worry.Thanks us for dealing with them & hopes we enjoy Arcos in the future.

 Lastly gives the name & address of liquidator in Estapona.

Are we the only ones not receiving emails from Sunset, as we have not received this one or the one about Linda leaving sunset.

I haven't received any e:mails fron Sunset Estates for some time.   If you search on the inernet you will see that Tim is now the Huelva contact for the Smoothies franchise and Duncan is the Granada contact for the Smoothies franchise.  It even has their photos on the web, so they have definitely moved on!!

The website for Tim and Duncan is www.franchiseshopspain.com.  If you then look under franchises and pull up Huelva and Granada you find their details.

Looked at the web site and guess what Adam Winfield is there too, he took us on our inspection tour, obviously all sticking together.

Wonder you is selling Novo Arcos now as Sunset website is still running.

I think with the way the Euro is going the best thing would be for Romanber to appoint an agent capable of selling to Spanish customers who are immune to the currency fluctuations. My concern is that they must need to sell the remaining plots to stay in business until the end of the construction. When I asked Lynda how sales were going in Feb of this year she said that only about 50% of Phase 2 (up to block 12) had been sold.

I also hope that a new agent could help the rest of us with aftersales support - although I'm sure that following the Sunset experience no-one will want to part with any cash until knowing that the kitchen/furtniture/work is complete.

I'm know Banca March have provided the funding.

The other question I now have seeing as Sunset no longer exist is what happens to their cut of the monies payable on completion. Do Romanber get to keep this?

We bought in the second phase of Town houses and Banca March guantreed our phase.If you have any doubts about this email them, we have a mortgage with them and have found the team in the Arcos branch very helpful and they also speak english.

When we completed last August we didnt pay Sunset any money this must have come from the original 30%

With regard to the Kitchen Air con etc see Judy's Email below she did a fab job for us and very trustworthy,as I can imagine alot of people are very weary of who they now trust.

Has anyone received legal advice form their Lawers with regard the present legal position with those clients who purchased from Sunset Estaes ? Also the fact that they have gone into official liquidation will negate the possibilty of either the Policia Local or the Gaurdia Civil getting involved in the kitchen payments fiasco, however every avenue should be explored.

Jima, regarding your question, I posted the following to the 'What's going on' thread:

In case anyone is in the same situation as me, my lawyer has confirmed that whilst Tim signed my puchase contract, the purpose of this contract was to 'sub-take' the agreement from Sunset. This means that on the signing of the contract I now have the obligation to the developers, not Sunset.

As a result I'm of the understanding that for those of us who have signed the contract and paid the 30%, Sunset's demise does not affect us. I know that this will be of little consolation to those who are owed money/services by Sunset/Lynda.
