Lam, whilst we appreciate you have likely had a real bum deal, please don't tar all agents with the same brush.  You are being too OTT here saying things such as "I believer you are all slime balls unless proved other wise". No, we didn't have a good experience either before you (maybe) ask. We used a large (ish) agent.

Same goes for me - no unhappy customers either sellers or buyers - I am happy to pass on their contact details for reference (with their approval) and I did open my doors to the Trevor McDonald TV programme as I have nothing to hide, although I was lambasted by larger agents for telling the truth!!

As is quite well known on this site I am not the best friend in the world of estate agents. I was threatened with a law suit approximately 6 months ago by both a lawyer and an estate agent for derogatory comments I made about the way they were dealing with a client who was being pushed into doing something very much not in her own best interests.

I have to say that largely speaking and this is in my experience both personal and professional the smaller agents tend to deal in a straightforward, ethical and honest manner with their clients. We have dealt with smaller companies on the CDS, CB, C de la Luz and as far up as Barcelona and those that we have experience of seem to have the highest integrity. Of course there is always going to be the rogue trader as there are in all walks of life but you shouldnt let the one rotten apple blight your view of the smaller independent. They are far more likely to deal with you well as they are more reliant on client referrals.

In our own business we cannot claim a 100% total satisfaction record - it is bloody close though - however I have to say that the one complaint we have had in 4 years  - and then the client did not formally complain it was more a case of it being dealt with before the complaint arose and in fact it was a matter beyond our control. I dont believe there will be any business that can claim 100% satisfaction but it is the way that a complaint is dealt with that counts and these smaller guys just wont get the recommendations if they dont produce the goods and provide the correct service.

I think that´s a very offensive comment Lam1963 - I suppose the contruction industry in the UK is whiter than white then?

After 7 years in the business and approching our 2,000th sale in the next few months, I can say I have never had a client bringing a case against me or my company, I have had 2 letters of complaint in that time both from clients who had asked me to do something unethical or illegal and the complaints were because I would not bend my rules for therm.

I have hundreds of clients who stay in touch and many of them friends.  I also know many other agents who have the same track record as me.

I have said this before and I shall say it again - If someone selling property causes a client to lose money or causes their client distress through carelessnes or incompetence, then they are not a Professional Estate Agent, rather they are trying to be and failing.  The world is full of failed or wannabes, but that doesn´t make them a representative the that profession any more than I could call myself a Formula one driver.

Sharks are sharks, conmen are conmen and theives are thieves - An estate agent doing their job correctly has the right to be called and is an estate agent!! 

This problem exists all-over the world, if a man makes a mess of repairing your property ,he would not be a builder ,nor would he be a bad builder, not even a rogue tradesman, for he is no tradesman and no builder, he would simply be a conman.!!!

I'm glad you edited your post as it was the most offensive one I've seen in a long time & I've been privy to a few whilst in forums. I captured a flavour of it as I copied & pasted a bit of it in my post directly after yours. I am telling members I copied & pasted it as, unlike you,  I can spell !!

Sounds to be as if you love the "sound" of your own "voice" to be going on & on & on & on about the same thing. As I've said to you before it's very unfortunate you've experienced bad agents/whatever but you're not the only one. It doesn't mean all agents are bad. The smaller ones seem to be quite dedicated. If we sell our property in Spain I'd go straight to Georgia, who has become a friend now & he's in our local town, very convenient..
