On top of that there’s solicitor's fees, plus valia, possible capital gains tax. It may be cheap to buy a property in Spain, but it's not cheap to sell it
You may feel you need a solicitor to buy, but certainly not to sell. What would they do complete a compraventa agreement.
I have bought and sold several times, never used a solicitor. It has to be done in front of a Notary whose clerk draws up the contract, as part of the fee.
As for plus valir, that is based on the increased valure of the land, so in theory out of profits, and capital gains depends on your status and what you will do with the money. I have never had to pay it.

OK what are your fees? on a general note how does any agent justify their fee? how does the amount break down, expenses etc. Lots of people would like to know exactly what is involved, in a fee that takes such a big chunk of house sale?

Camposol....When you go to the dentist do you ask them to justify their fees?

And just to give you a clue on my fees,i couldnt afford to live in surrey,if you want a real debate on fees,lean over the hedge and ask one of the banker,politicians,stockbrokers or terrorist suspects?

In case you missed it on Harry's other thread about fees -
Local expat property agents fee for a 2 bedroomed flat - €3k
Local Spanish property agents fee for same flat - €5k
So, why are you asking georgia to justify her fees? If you don't like someone's fees, go elsewhere. A friend in the UK has managed to get a deal of £800+vat for her property sale. Others wanted £2k/£3k + vat.
I have always understood that in business, you charge 'what the market can bear'.

Georgia-what's the problem? It's a reasonable enough request. My estate agents are charging 2 and 2.5% + iva-that's enough for anyone isn't it? Anymore strikes me as greed. Again, if an agent charges 10% what service does he offer that the one charging 2% doesn't. Could you please list what your charge is comprised of. (Actually, I would be really interested on how some dentists work out their fees! )Your reticence to answer what I thought was a straightforward question does not show you in a good light.I am not asking to see your salary, it's not personal, just want to know why sellers have to pay such a large chunk of their proceeds for services rendered by estate agents generally.

In all honesty,if you have asked politely,i probably would have told you outright as it's not exactly a secret,you only have to walk into any of my 3 offices and you could find out immediately.
Its just the childidsh manner you and a very tiny minority have taken on yourself to bully me into submission.
In all honesty i am not here to impress,only tell people the truth of the market currently,so if i come across in a bad light to you,well,i am not really looking for your seal of approval.
It seems 80% of posts turn into bun fights rather than somewhere to get invaluable info,usually caused by a small minority.
2.5% seems a little low and 10% seems high.
You say everybody wants to know but in 3 days everybody consists of you, harry (who posts at 5.00am) and foxilady who obvious has tourettes?!
Not exactly the masses is it?

Point out exactly where have I been impolite? Many people don't need to go to an internet forum to express their views, and it is certainly true that many wonder why estate agent's fees are what they are. I can't understand your reluctance. Anyway, pretty please, do give us an answer!

In reply to the question, as I'm not sure why people are talking about agents fees (forgive me,I'm new to this) I'm not really sure why people may want to return to the UK. But I would imagine that it is an accumulation of issues, maybe they are getting too old and want the family closer, maybe their pension isn't enough and need family help or maybe it is because they have simply not found what they wanted or hoped to find. I personally think that Spain is cheap enough and still cheaper than the UK. I feel I am very lucky as we own a lovely house in the country with our own well and even solar power energy, so my overheads are very low and we can make our pension go a long way. Now I am thinking of growing my own vegetables and would love to have some fruit trees. Something I could never have done back in the UK.

I am definitely not thinking of moving back to the UK. My rent here is far cheaper than in the UK and I still think one can live here cheaper, especially if you smoke or drink as those commodities are very cheap here compared to the UK. I have only been here just over a year and may, in time, wish to go back but certainly not yet!

Oh boy, I have been watching this thread for a while. Where has camposol been impolite? What does it matter what time someone posts, they may reside in a different time zone. Foxilday's photo is someone else and has tourettes. Georgia what drugs u on? You seem to have a nasty manner which I see often on this site. Perhaps you should have just answered camposols question in the first instance, instead of engaging in a personal attack on a few people. So to quote camposol, pretty please stop posting and causing problems.

I have complained several times about rude, offensive and inappropriate post about me, even one which threated physical violence, but they were not been removed, don’t know what our friend Georgia has that I don’t.
And for that matter his post was pretty offensive too and not relevant,, but it has remained !!!!
