 We are thinking of buying an apartment or townhouse on or near a golf course.  Has anyone got any suggestions on which complexes would be good?  We don't have a preference to where in Spain.  More important that it's nice.

It really depends on where you are looking. I'm on the Polaris world resorts every day working so if you need any info about specific resorts I can probably help

La Marquessa in Costa  Blanca is lovely (near Guardamaar beach)

 Roda Golf - near San Javier so perfect for the flights.    Very close to nice beaches on the Mar Menor.    Properties which were 240000 upwards now available from 62000.    The clubhouse is pleasant and the locality excellent.  Plenty of Spanish owners so things tend to get done, though I understand the running charges have increased a lot (probably due to some people not paying fees etc).     Like all of these resorts - for my liking anyway - a bit boxey, and not what I would want to live in, but I do stay with friends and it is very nice.     Fully gated with 24 hour security for those who want it (never seems very insecure to me).

One point Roly2, can you recall a post on here a week or so ago when the poster told of selling a reduced in price house and the Spanish tax man putting a large amount on due to what they said was the CORRECT price the house should have been sold for according to their figures, if this is correct, could this same thing affect these house's in the area you speak of?

 Yes, you could be right - but it would have to be very large indeed to make it seem like a lot of money for these properties - just my opinion.

I work with lots of agents who sell properties on all of the resorts, amd there are real bargains to be had, however buyer beware. Some places for sale come with the outstanding debts of the previous owners. If you know where to go and who to see you can get a bargain. Many of the places I see when doing assessments never get to the open market. They are bought before ever being advertised. It is not in a banks interest to offer a property for sale for 60,000 euros next to one that is the same but costs 100,000 euros more. They will sell the one for 60,000 but it will take a long time to sell the other for more money. Once a price is set it is very hard to raise it. Many banks have as they call them distressed sales. They are good value and as a long term investment you wont go far wrong with them, however below this are the properties caught up in something called the toxic bank or bad bank These are the real bargains that are never advertised. Banks don't sell houses, they sell money. They will not undervalue a property on the open market as they will in effect cut their own throats. They have lots of properties to clear, but these go to people "in the know" and will never be seen on the open market. I know of lots of "bargains" but buying one is not that easy.

 Thank you to everyone that has given us some valuable advice.  Will be taking our time and lots of research.  My husband's  only requirement is that has a good golf course nearby!

La Torre Golf is pertty good. Quite well established and within 30 mins of lors of other golf courses.

When buying in a community tell your lawyer to get a certificate from the community president and administrator that shows the property is free from community debt. If there is a debt you could use this as a bargaining chip in your negotiations for the property. If you buy a property with community debt  you are only liable for the debt in the year you buy and the previous year.

Some communities are now getting embargos placed on the  property so it can not be sold untill the debt is clear.

 Thank you Chris2477 for that piece of advice.   We did not realise that community debt would be such an issue but I suppose it is inevitable in the current climate.

Also consider what community fees are and how much they have risen. The costa Blanca has loads of golf courses within an hour of most places so unless you actually want to live on a golf course developement there are loads of places to live. We are near Villamartin course which has loads of courses to play within half an hours drive, 3 of them are 5 minutes away.
