Apparently since the BREXIT very few Brit's are buying property in Spain ..the biggest buyers are Germans.. personally I think the lack of buyers from the UK can be put down to the stupid 90 day maximum stay in any180 days...the EU is supposed to reciprocate with the UK and haven't done so as of yet ... presently a EU citizen can come to the UK and stay for 180 Days continues .. countries like Spain that have a reliance on tourist /holiday home buyer's/British retirees coming to Spain need this EU Bent Banana Law change ASAP .

The foreigners who bought the most homes in Spain in 2020 were the British, who accounted for 13.05% of the total, followed by the French (8.16%), Germans (7.75%), Moroccans (6.74%), Belgians (6.39%), Romanians (5.53%), Italians (5.08%), Swedes (4.63%), Dutch (3.32%) and Chinese (3.08%). The above figures are from 2021 No matter where you look always different statistics, I thought Norwegians were quite large on the house buying programme.

Why should the UK be given any special status now we're a 3rd country and not part of the EU? We allow EU into the UK for 6 months the same as other nations, the EU have their rules and unfortunately for me and many others, we're no longer part of that club. Maybe Spain is not as keen on UK cash as many of us think.

DCP21 I think you will find that all the Costas have a very high reliance on British money..the British pre Covid bought more properties in Spain than any other country...post Covid very few Brit's are buying the withdrawal agreement was all about the British imegrants rights ...the holiday home owners that are by far the largest group in Spain got absolutely nothing in the withdrawal deal and yet they still have to pay full IBI full none resident tax full Suma full 12 months rental on gas and electric meters full 12 months site fee's when they can only use the property that they own for 90 days in any 180 ..this stupid EU Bent Banana law will need to be changed if Spanish want to keep attracting British money... personally I would not recommend buying a property in Spain until they sort the 90/180 day rule out... Spain has just become the first country in the EU to ask for help from the EU recovery funds...as the Spanish are totally skint ..so don't kid yourself Spain needs our British ££££££££££££££...no other country in the so called EU will spend money on having a good time like the Brit's.

All true Windy, but a 90-day maximum stay has always existed and still does for EU citizens. So what has changed?

Kavanagh.   A British citizen has always been able to stay in Spain for up to 180 days continues pre BREXIT ..all you had to do... to comply  was notifie the police of your intention ..and of course have the appropriate private health insurance policy ..why on earth haven't Spain reciprocated with the UK ..a Spanish citizen can stay in the UK for 180 continues ..what are the Spanish playing at as they are a sovereign state/country and don't need the EUs permission to do so.

Spain abides by The Schengen visa rules. Short stay (Tourist) has always been 90 days EU or non-EU citizen. Anyone wishing to exceed 90 days would need to become a resident. The UK is now a sovereign state and can therefore do as it likes regarding immigration and tourism. UK citizens had the EHIC and now have GHIC, Spain enjoys the benefit of billing the UK for any state medical treatment given to UK tourists, unlike the UK that can’t be bothered. Nothing has changed; it’s just the media trying to invent a scare-mongering story to sell newspapers, it's drama queen fodder.

I thought before Brexit you could stay in Spain 180 days continuously but now it's 90 days in any 180 day period.

EU, EEA, and Swiss citizens have the right to live and work in the country without a Spanish visa. If you're staying longer than three months, however, you must register with the authorities and obtain a residence certificate.

Quite right pre Brexit rules you could spend up to 180 days continually, we watched mike and Yvonne Between the lakes, like so many British visitors mostly in winter upto 180 days, but like all holiday home buyers the new post Brexit rules are not why they brought, Spanish in UK continual 180 days, but it's only right for EU to apply those rules to 3rd countries, hence lot's of UK home owner's sold, Spain liked this as it generated a lot of tax sales, Rules change and we need to adapt, no it's not fair reciprocally, The mentality of EU is what it is..
