 Hi All,

Firstly, apologies for being pre occupied and neglecting the forum.

Secondly thank you all for such wonderful comments,it means a lot.

I am a great believer in whatever you put in you get out,(That actually sounds a bit rude) reap what you sow.....you know what i mean...

With the recession/credit crunch/doom and gloom etc etc.... the market place has changed dramatically in the last few months.

I have seen prices on some properties drop significantly, this is mainly British vendors changing their prices to fall in line with the weakness of the pound.

For example,if they purchased 2 years ago at 140,00€ then it woould have been approx £100,000.

If they come to sell and want there money back today they could sell at 112,000€ and break even.

This has helped prices fall and created almost a bargain basement effect,i have seen apartments in popular areas coming on for 60k , 70k, that originally were selling for 100k,120k. 3-4 years ago.

This is not necesarily people taking a big hit on the outlay but purely listening to advice and watching the pound disintegrate.

so,in my opinion it could go 2 ways really, if the pound stays low and the euribor keeps falling you could end up with apartments back at 55kk-60k and cheap mortgage rates (although lending criteria is super strict) giving people more affordiblity regarding repayments.

This could raise interest and get the market moving again.

The possibilty is that the Euro crashes and prices stay low,if we get a 1.50 again (as some people are suggesting) the you could get a 3 bed apartment for £45,000 again, with the Mortgage rates so low now it will bring the affordibility back to all again and rental incomes in line with capital outlay.

The only fly in the ointment here is the UK economy, with such a big percentage of buyers in Spain being British will the doom and gloom stem the flow of British buyers.

So in essence,if you have the money available and you are one of the lucky ones not affected by unemployemnt etc or a purely looking to retire to sunnier climes then you could be on to a winner.

In my opinion a good percentage of people will always retire to Spain and also come here for holidays, it seems no matter how many verbal knocks the country gets it is still a favourite for people looking for an escape from the greyness.

I could go on and on but i won't bore you all with my predictions.....

Again, thank you for the kind comments.

Kind Regards

Georgia

Hi DG68,

I am new to this setup and I did send you a PM although I am not sure whether or not you got it.I did mention a phone number and a website so perhaps the system does not send it.  I recently purchased a property with my sister in a small village called Jacarilla which is typically spanish between torrevieja and orihuela.  I have not used property in spain however I can recommend a company that operates in the costa blanca region called low cost home spain who are located in Jacarilla. When you are preparing to purchase all sorts of questions spring to mind,  will we be swindled? can people be trusted? This company are a family firm and operated by a lovely couple called Ingrid and ricardo.  They are totally honest, reliable and extremely professional.  From viewing to completion it is stress free which is ideally what you are after. Builders in the area have made significant reductions to try and entice people over because of the fall in the pound.  I would highly recommend that you contact ingrid(who speaks perfect english) to establish what is on offer.  You have mentioned almoradi and guardamar and I know that they cover that area and beyond.  It is great from your point of view that others have recommended contacts as it is worth exploring every avenue open to you.  I wish you every success DG68 as we were in your current predictiment not that long ago. w.hanvey
