With all the talk about Huma Med SL going into administration which seems to be a false rumour I decided to have a look again at my contract for OTCC, just to reassure ‘myself’ that I did make the right decision to change to OTCC February 2008
Tarifa @ 119.000 € plus IVA…still seems a good price…show house looks great
Deposit paid 53.931 €
@ 1.4607 > £34,868
Huma Indalo SL is a separate company set up to build OTCC
Manzana 1 has all the permits
Finance of the build is by Banco de Andalucia [not a Caja!]
Right to subrogate this mortgage for plot 11…..so no problem in financing the balance in Spain if I want to
Completion date May 2009 with a possible 2 month delay to end July 2009 [LFO, Escritura etc]
Now part built and looks like being ready in time
Guarantee for Manzana 1 of the deposits 1.400.000 € , interest 158.234 € from Vitalicio Seguros [ part of Banco Vitalicio de Espana C A]
Now compare for me with December 2007!
No bank or insurance guarantee
Deposit at risk since November 2005
New planning decision awaited and then anticipated to be granted
Huma Med SL stops refunds unless you have a BG
February 2008- no planning-help!
Thoughts then:- with all the investment they have made at ACC can Huma Med SL survive this?...appears they can!
All I can say is that from ‘a personal point of view’ I feel ‘very’ much safer than this time last year!
OK, now in a full recession world wide as bad as the 70’s and maybe the 30’s, so the development at OTCC may well be slowed down [just like all the others everywhere]
But the immediate facilities for Manzana 1 will have to be finished or I do not have to complete the purchase and I can cancel the contract and get a refund
My deposit of 53.932 € is now worth £49,029 :-however I do expect the Tarifa to be completed so not relevant
If I had stayed in ACC and gone the court route [having no BG] the whole of 2008 would have been very worrying and I would be in the same situation as Decmeber 2007
I for one am happy that I made the right decision’ for me’ last February and now look forward with reasonable confidence to using my Tarifa mid 2009
