Just back from San Juan where we completed snagging on our house on Phase 3, which went reasonably well , just minor problems with some of the painting and the need of a good clean up and to remove paint splashes, the workmanship and quality of the fittings was good,

The big shock was the 8 foot high walls that have been constructed at the rear between the neighbouring and north and south facing houses, these we were told were for privacy and security. After visiting Roda and seeing the courtyards there, this is very poor by comparison.

This site is a mixture of extremes, from the close proximity at the rear of the houses to the reasonably wide roads to the front and the huge expanse of what will be the central green area.

We were told we could complete within 2 weeks when the habitation licence would be issued, looking at the amount still to do externally including the swimming pools we have our doubts that this is possible.

This was our 5th visit and San Juan was busier than we've ever seen it, particularly on Saturday when the beach was packed.

Have added a few photographs, these show the central green area (eventually) looking south and looking towards Phase 1, the swimming pool and childrens pool at end of Phase 3 and the dividing walls between north and south facing houses.

Please tell me those `dividing` walls are not a permanent feature, maybe it`s me but they look more like the east wing of `Stalag Luft 3` rather than a Spanish costal village, and as for the 8ft wall at the back.....has the architect gone mad or perhaps he has handed the project over to his 12 year old son!!

If anyone is going over in October & fancies taking a jack hammer or wrecking ball let me know & we`ll organise a night time demolition party....

Hi, I'm glad you enjoyed your visit.

The wall at the back between the houses are our main concern as well. Since seeing them on CDP I have looked around as we drive back and forth to the airport (so many visitors at the moment) and there are a number of developments along the way that have a similar style at the back, so it seems to be a Spanish design. I suppose it depends on whether your neighbours at the back are permanent, only use it as a holiday home, or use it to rent out. 

From a security aspect, our dogs will be well safe when we are out but it does mean from the upstairs rear balcony, you are very close to all your neighbours. Having said that, we have a neighbour next to us at the villa who misses the closeness of people she used to have when they lived in an apartment and balconies were all together, so I suppose it's a very individual thing. Having lived in a detached house in the UK, having such close neighbours will take some getting used to. I think the back yards are just for practical things and the outside living will be on the roof terrace rather than the 'back garden'

But, anyone shown the houses near Roda and expecting the same space at the back will be disappointed. For us, the courtyard at the back of the Roda houses was a problem, because of our dogs, we need an enclosed area - and we certainly have that. 

My main concern at the moment is that we have become so settled in the villa we are renting, that we may not want to move out when the time comes! Ooops!

To answer your question, the dividing walls are initially a permanent feature and I suppose will be on every phase apart from  phase 1. The actual height will be dependant on the lay of the land, north facing will probably have a lower wall than south facing.

Not sure about similarity with 'Stalag Luft 3' but there is a certain resemblance to prison walls. 

We got the impression when speaking to Yolanda that we were not the first and wouldn't be the last to complain. Her comment was that if neighbours agree then the wall could be reduced/removed but as Jacqui says that's probably dependent upon permanent, holiday home or renting circumstances.

I suppose `Stalag Luft 3` may on reflection be a bit harsh, perhaps as Stella commented more `Coronation Street`.......

Also when people have planted borganvillia, palm trees etc the effect will be softened...and there is the security/provacy issue so maybe not toooo bad....nah still not convinced!! Will speak to Yolanda in October.
