I have looked through other threads and Zurich buildings and contents insurance appears to be recommended. Does anyone have contact details or details of any other providers who are worth contacting.

Hi Simon and Claire,
We have taken out buildings and contents insurance on our 2 bed 1st floor apartment. Total cost was 206 euro p.a
One thing to be careful of is many insurance companies have an occupation clause in their policy which states that the policy owner must reside in the property for a certain number of days per year for the insurance to be valid. Our insurer does not have this clause.
PM me if you want the details.
Regards
Phil

Hi Phil
I hadn’t considered occupation period or rather unoccupied period in relation to Insurance, I should have considered this, especially as I had considered the issue of our uk home being unoccupied for prolonged periods of time and have made my self a note to look into this. Thanks for providing this good info.
Thanks again and Regards
Phil

The Zurich policy has two different levels of premium - one for occupied properties and one for properties not occupied for more than so many days - can't remember the number of days but think it may have been over 90 days per year.
Another thing to look out for is the level of indemnity for public liability - this is particularly important if you are thinking of renting out.
Parador Properties offer a building and contents insurance policy, and although the premium is about 30 euros cheaper, the cover is nowhere near as good as the Zurich policy, so need to check the levels of cover provided.

Hi All,
Does anyone have a telephone number or e-mail address for Zurich insurance?
I have another query for those who have completed - I understand that you have to have the building insurance ready for completion - if I arrange this through Zurich, do I need to get the details to my solicitor for completion and how does this happen - are they able to e-mail the policy to them? Any help appreciated.
Many Thanks
Michelle & Paul

We got all our info via PW. I think they have their own insurance department that works directly with Zurich. I'm sure if you ring customer services they will put you through.

We also got our forms sent through Polaris and have had Polaris confirm they received this back when I filled it in. They have said the Zurich policy will be handed over at the Notary on completion.

I have only just received my paperwork for this from PW, I have had to email to see if they can sort it all out for Monday because I complete Tuesday and I doubt they will get it back if I post it, not in time for completion, hope this does not delay things.

You will need to have buildings insurance in place if you are having a mortgage, as the Bank will either need to see proof of insurance or they will insist on you taking their insurance - just as in the UK mortgage lenders need to be sure that their security is fully insured.
If you don't have a mortgage then there is not the same requirement although it may be a condition of the Polaris World documentation that all properties are insured. Your Solicitor should be able to confirm whether there is such a condition.
Even without any requirement from the Bank or Polaris World to have the property insured, once you have completed, you would presumably want the security of knowing that the building is insured should it be affected by fire etc.

I guess that's my question. I'm not getting a mortgage, so is there a condition in the completion paper work that states that insurance needs to be in place prior to completion? Yes, I will be getting insurance, but does this need to be set up prior to completion?
