I am very interested in talking to anyone in this block pls. Ihave a completion date of 31st July, are all your dates around the same time, if you could let me know pls.

Does any one know how and when we can find out if they have our habitation certificate. I know it's when we complete but i read that someone did not complete because whoever did not have that certificate.

Also how can snagging be done in one day, and with no utilities conected how on earth do you check it all, lights water gas etc. If anyone can pls enlighten me I would be grateful.

I'm not in J9, but in the same boat as you - completion set for 2 weeks, but NO habitation licence as yet. 

Best advice to you is to start hassling your Solicitor AND Polaris World direct on it NOW..  PW will be able to confirm if the certificate is there for your own property as of now.  If it  isn't, get your solicitor to get in touch with PW and make it clear that you WONT complete without it (even if you are prepared to).. Because PW won't be getting their 60% on the date they expected it, it will give them a incentive to push it through in time. 

I started hassling last week, and am continuing to do so. We haven't actually got the cert yet, but my Solictor was told today (by PW) that it will be ready tomorrow,  whilst I rang PW myself and they said it would be Next Friday.  Of course, I won't believe either of those until it finally happens, but it's suddenly sounding a lot more promising.

I'm in Jardin 9 and have a completion date of 11th July (Snagging in morning and Notary in afternoon).

PW have informed me that they are still working on the Hab Cert, so as stated by Russ, keep nagging them and hope for the best.  The cert comes from the town hall so PW need to pressure them to inspect the property and supply the cert.
It's unlikely your solicitor will advise you to sign without it, mine has said they won't.

PW also informed that utilities are connected and available when snagging.  I figure that as the apartments are not too large it's not going to take hours to snag so I wouldn't be too concerned about that.

.. the utilities is a bit of an ongoing debate, as many of us seem to be told different things.  PW told me that utilities would be on PRIOR to sangging,  but then there have been many posts on this forum from those who have been out to snag (plus the snagging companies) which state they were NOT on...    It seems that you CAN get connected to "builder supply" (which is PW paying your utilities bill until the meters are installed and the companies set up accounts in your name  - takes between 30 and 60 days on average),  but you have to ask PW to have that done, and you can only do that AFTER you've completed.... 

So you have to snag without checking electrics and plumbing,  but PW do commit to sorting out any issues that arise once the utilities have been switched on (Im not sure if that's covered in the contract though?). 

BTW, there's no gas in Condado - it's just water and electric we've got to worry about (which is good becuase the gas is notoriously slow to get switched on).

      We are on garden 9, we had a completion date of July 2nd and the habitation certificate did not arrive, although our solicitor tried to get us to complete without it many people on this forum and their solicitors advise not to, so we didn't. We've now had a new date of July 16th assuming the certificate arrives in time.

We are not in Jardin 9 we are in Jardin 2. However i can give some help on this. We were due to complete on the 4th so flew out to Spain last week. Just before we left the solicitor contacted us to say that the habitation certificates had not arrived and so she advised us not to sign without them. They will now be ready in 2 weeks. Polaris accepted that this was their fault and agreed to pick up the tab of us having to give Power of Attorney to our solicitor. We did this on Friday at Torrec Pacheco. A ridiculously long process ( 3 hours of waiting) for a quick 2 minute job.Our solicitor will then complete on our behalf

We did our snagging on Thursday. We were prepared to be there for hours and to have a list as long as our arms and expected to see a dodgy looking and not finished apartment. To our surprise we couldn't find a lot wrong, it was really about 6 things that were only minor fixes. We were in the apartment for no longer than 45 minutes. The Jardin itself was virtually finished with just a few pipes sticking out of the turf etc.

Earlier comments about water and electric are correct. They will connect you between 30-60days after you complete. Must say though that water was connected so can only assume this was the builders supply.
