I have tried to find out via my Lawyer who the Notary is who is supposed to have the escrituras for imminent release.

However he is completely useless and tells me to get the info from Trampolin and he will look into it. Fat chance! Is there anybody who has a Lawyer who might get the info out of Javier so that they can get the Notary`s name and we can ask him the position? I have tried and met a brick wall.

I have sent another email to my solicitor today who we appointed about two weeks ago. I have asked them to try and find out what is happening. When you consider how many people are buying and have appointed solicitors, it seems hard to believe no one can find out what the current position is.

You mention the building of even more villas which are not on the plan. We havent even seen any plans! How did you get to see them?

Has any work started on the commercial centre yet? Javier said they were starting in the last week of October! He also promised escrituras this week!

Can someone tell me Javier`s phone number please? I want my new Lawyer to contact him and get the name of the Notary who is supposed to be holding our escrituras pending release. I do not want to ask Solera and let them know what I am doing. If I can`t get that info via the Lawyer we can draw our conclusion about the latest pack of lies we are getting.

 No sign of the building of a Commercial centre and they won`t build one as they will never get anyone to run it, Quite normal for the Builders to promise one and not build it. They have to put it in the building programme and then to get a permission to alter to housing when they tell Murcia Council they have no-one wanting it. I have met that before where I lived before coming here.I got they plan of the development grom Solera 18 months ago. I t was a much larger development too. Exile

The much larger development referred to the non building of the commercial development not to the plan of the urbanisation of course--- my typing is not good! Exile

I sent Javier an e-mail three days ago to ask him about the escrituras because he had told us they would definately be available this week at the very latest. He did reply back the next day to say that they were with the notary but due to all the building work going on in Murcia, there would be a delay. He did say that we would get them before Christmas.

I will send him another e-mail to ask which notary they are supposed to be with.

I still haven't heard from my lawyer so I will chase them up this week.

If you need to spaek to Javier, I find that he does reply to his emails quite quickly but he doesnt say very much. Have you asked him to meet with you? We have had no problems getting to see him. I did used to have his mobile number but I can't find it right now. The last phone number my rep. gave me just put me through to the receptionist at the office and I could never get to speak to him.

I am really disappinted by the commercial centre because Javier said it was being started 20th October. We really need that facility and I wouldnt want to see them build more villas on that space.

Have you met with any of the community on Phase 1? I heard they were to have a residents meeting to discuss both the escrituras and the apartments being built at the top of the hill.

I will post any news as soon as I hear anything.

My wife has been round the lower level development today and talked to the workmen. They say that what they are building now is a large L shaped supermarket and the houses which I thought were being built between phases 2 and 3 are in fact small commercial outlets which is encouraging. Also joy of joys some men were colecting rubbish around the site!  Regards to all Exile

I have watched your El Trampolin web site with intrigue. I must commend you all on your upbeat approach to adversity. So much has been thrown at you over the past two years, but you still hold your heads high and soldier on!

I don't believe that I could endure the hassle, that you guys have experienced. As you may already know, I am buying in Trampolin Hills, but if licences are not in place prior to construction, I will invoke a clause in my contract and pull the plug.

It seem to me that the construction of commercial buildings within your development must be a very good sign. Why would they go ahead with building, if they can't let or sell the units? Your deeds must be in the pipeline!

I sincerely hope that this is the case and wish you all the very best! (Especially Jogary, your web site founder)

This is very ecouraging news.  It is really most distressing to read all of the negative items when you are stuck in UK;  but great to hear that the commercial centre has been started.  That is where it was always going to be if you look on your plans!!

Next Christmas gift would be news on the Escrituras, so Father Christmas, if you are listening put one in my stocking please!!!!!!!

I notice Murciaman is mentioning licences to build(or rather the lack of them ) on this message board and Trampolin Hills. I wonder what he defines licences as? They have permission to change from rustic to buiding land and Solera has permission to begin building but of course that does not make the sites legal since the plan parcial has to be kept to in order to get the final licence and this is where there is an ongoing problem which has to be sorted  before the Notary can issue escrituras and certificates of habitation

Would Murciaman be more helpful and tell us what licences he thinks should be in place before he advises us to part with more money. I would like to know whether he has bought on Lo Santiago or Trampolin hills and why he thinks we should meet up in two weeks. What good does he think will come out of that? His warning may be pertinent but some of us have paid in full and I doubt if we can do much except to hope all is well in the end. Personally I think it could be a very long time Regards Exile

Rafael has said that a number of escrituras are with a Notary pending issue. To test this I have today E-mailed Javier, the company`s Solicitor to verify and give me the Notario`s name so I can contact him and ask what is holding things up. Until we get this answer it is all conjecture!

This is extremely important for us and Trampoline Hills buyers because I do not believe that will start in earnest until Lo Santiago is sorted out.

I will post the answer I get if I ever do! Regards Exile

The escrituras may well be ready now, or maybe they are not ready and we will have to wait another 6 months, 1 year or 2 years, to honest i don't think anyone knows the answer.  I was told 2 years ago by Rafael they were almost ready.

Good luck to the people who are trying to trace the name of the notary, this is the only way to get accurate information. I hope you find out news soon, good or bad.

Long term, I do not think we will have a problem, the fact that the council have been collecting refuse for nearly 12 months is a positive note.  On my last visit recently I noticed road signs had been installed and a one way traffic system around phase one, was this the work of the developer or the council?  If it was the council, this is another positive note

More importantly, anyone interested in arranging a game of golf between Christmas and early January?

Unfortunately the Council are not collecting the rubbish it is a private contractor and of course the road signs were put up by Solera as were the numbers on the houses. The story got around that the Council had done it and everybody got excited but a Solera van was seen to be doing it fairly late at night I was told. I have written to Javier ( in my best Spanish ) and so has my Lawyer (rather better Spanish) to try and get the name of the Notary we are told has some escrituras. Don`t hold your breath but I will post any news as soon as I can. Exile

Hi all, I have watched the site for some time now and feel that I should add what info I have to the discussion,as for you who dont know who I am, I own the large house at the top of Lo Santiago so I have quite alot invested in this developement. Just to clarify a point, the small blue numbers on the houses were done by Murcia council I spoke at length with the man who did this. He was in a white car with Ayuntamiento de Murcia written all over it.Not long after the numbers being put on the houses we had a visit from Murcia Council to take photos of the house, the reason for this, they said was to verify that the pictures supplied by Solera matched the ones that they were taking. As for legalities all I can say is that I went to the Department for Padron municipal de habitantes to register for our padron and whilst I was there the gentleman that was dealing with me went on the computer and pulled up a copy of my plot with the plan of my house. Then 10 minutes later he issued me with a padron so with regards to, will we get escrituras? My personal opinon is yes,  when is another matter and I feel this  is in the hands of the council. One consideration is the number of escrituras that must need supplying at the moment, Polaris and La Torre need them, Mosa Trajetum and who knows how many other developements need them, and as most of us are aware the wheels of council and Spain move at thier own pace. One last closing thought is I am aware that Solera have approx 13 million euros tied up in Lo Santiago, if any of us had that amount of money tied up, then I am sure that we would be doing all that we could to release it.

Reading this now it looks like i am Soleras Number one fan but believe me, I to have had more than my fair share of problems as Iam sure some of you are aware. All I can say with regards to this is that my property has been fully completed and my snags finished and any further problems have been dealt with, so I hope this helps to put an additional prospective on whats happening.Should anyone feel like calling round when you are around feel free the kettle is always on.

Hi andy

It's nice to hear from someones first hand experience. We are only a couple of streets behind you in Phase One.

I hope all this means we are moving in the right direction.

If you get to know anything else will you please post it? I haven't been to the site for a few weeks and any news is welcome (especially the positive stuff) Even the little things like The Town Hall putting numbers on the villas is encouraging. I know its a bit sad of me, but when you are not there, it's nice to know what is happening!

I am very pleased to hear what Andy says as I know he has been a long time here. However , although Solera has so much tied up here and elsewhere .can somebody PLEASE tell me where do they get their cash flow from? Is it by continually taking 50% for new houses and then what happens when they start running out of houses? Trampolin Hills is supposed to be 70% sold and virtually no sign of any building being done. How long are buyers going to wait before wanting their money back? Years?

By the way my snagging has not been completed and I have been here since July 2005 and what has been done is of very poor standard such as a wall crack repaired using quite the wrong colour---I don`t like a white streak on a yellow wall!! One metre long by 10cm wide

Maybe they are not so interested in me as we have paid all the money (stupidly). A french window was faulty when we came in and neither shuts properly nor locks. They have done nothing despite many requests to Ronnie and others. Any wonder that I think they are just a lot of cowboys and when they have gone ,if I can bear to stay that long, I will get a proper set of Builders to complete the reparations. The best of luck to all of us as we need it!

Hi Andy,

I am your next door neighbour at 26 at the top of Lo Santiago..we are waitiing before we handover the final instalment given the legal advice we have taken. I do however feel confident that everything will go through ok and the Escrituras will come in the 1st quarter of 07...(so I have been told)...My building seems to have been built to a high standard and at my last viewing all internal fittings looked ok....

All we need to do now is landscape the exterior and get the furniture in ....I hope this can all be done so we can use the property for Easter 07...I started this in October 04....So  I am holding on in there...Glad to hear any problems that you have incurred, seem to have been taken care of...

As everyone will know I have probably been the most cynical about this development however I got a reply from Javier today very quickly and he says the paperwork is done and before the end of the year they will get ahead with the escrituras. The Notary is in Cartagena and her name is Teresa Navarro Morell.

This sounds good to me and I think what Javier says is almost certainly correct although as always there could be a delay of some sort but probably not long thank goodness. Despite what I have said on this Forum I love my house warts and all but I cannot believe it is mine until we get the escritura!!

More power to Javier`s elbow!  Exile
