Hi Max,
As per your earlier post, I think yes you have missed something!
Firstly you have campaigned for all of us with regard to speeding and speed bumps etc. You now seem to accept any potential increase in traffic through our development. We have no idea regarding potential volumes, be they large or small, we do not want them using an entry or exit through our development.
You seem to think people will not want to come through our development and then drive down under the railway bridge to the traffic lights. I agree, but that will not be the issue. People north of the railway line including new developments will use it going to the motorway as will anybody coming off the new road wanting to park at the railway station or use any of the proposed RENFE retail developments at the station.
All we are asking you to do is object on our behalf to any potential increase in traffic through our development.

Where did you get this new road information? Did you go to the town hall yourself? or is there a website for proposed developments, roads etc? I think it would be dreadful if this road was allowed.

Hi Irene & Janmet, I went to the Town Hall and photographed the plans. They are on the wall in the planning dept for all to see.
It is up to the commitee to organise something, yes maybe part of that will be a petition Irene.

What a pity we didn't get the 'gated community' sold to us when we signed up. That would have put paid to drivers using us as a cut through! I think any increase in traffic is likely to come from people wanting to use the railway, although I have to say that I haven't seen many cars parked up at the station whenever we have been over. This may well be ingorance of the fact that our back road is available, although it 's unusual for locals not to pick up whenever these short cuts turn up.

Hi there are houses up the hill by the railway and there road has been blocked off so they can not drive to the station as before its the road as you come up from the beach bye irene/peter

Hi Dennis and others,
To make myself clear I’m not opposed to anything and I will always try to stand up for the community issues. My response so far is asking questions as I’m just being analytical. This road has been in the planning for ages. I will put a screenshot of the development plan from 2004 in the photo section to show. You will understand that for me it was difficult to understand what was ‘new’ about the road you mentioned. I was a bit surprised that there suddenly is commotion over it as I knew it a long time ago and mentioned it before.
I will put up a second screenshot which is zoomed out so that you can all see that the whole Carvajal area will have roads connecting to the main dual carriage way to the A7. There is clearly no need to go through our development to reach the station as there more convenient and shorter ways to reach that (just use the crudely drawn blue line instead). So I can’t see that huge amount of extra traffic. It would be illogical to drive through Don Juan when there are better alternatives: the main dual carriage way for access to and from the important road in front of Don Juan near the beach or the local roads which will service the new developments.
Even now while the tunnel is not finished and the only way to get from Carvajal to the A7 is through DJ we hardly attract traffic. I can’t see why it would increase if in the future there will be more convenient ways to reach the A7 or the station.
In my view it’s a good thing that our development is reachable from the A7 and that we will get an even better access to the Avenida Carvajal in front of our development. This will certainly be a good selling point in the future.
If the tunnel is finished, the dirt road is finished and If, and only if, we unexpectedly find an increase in traffic through our development we can ask the town hall to help us out. At the moment it would not be very prudent to ask the councilor to block more future traffic as we are struggling to get the dirt road solved. Only after that’s realized and we notice increased traffic we can ask for temporary measures until the other roads in the area are finished.
Oh, and yes, I wanted these speed bumps for the locals, but also as prevention for future cut through traffic, but as explained I don’t expect a real problem. I hope this explanation and the accompanying pictures help.

Dear Max, my last word on this subject is - Do we really need that slip road at all???
That would be my view to the Town Hall and it would save them money to delete it from the plans. Better act now than to try and ask for help in the future.
Properties are always more value, and safer as a cul-de-sac.

There are various plans on the walls of the town hall. I think we need to find out exactly what the current plan is and also get a difinitive answer on whether our roads are public or private before deciding what to do. (We originally thought they were private, then we were told they were public and last week I was told that was wrong they're actually private!).
I have raised this issue with the president and suggested that GICS be asked to investigate.

I really think it's a bit premature to be getting excited about an element in the official Town Plan which as Max rightly points out is nothing new and has been in existence for a number of years. After all it is in our own interests to see the direct connection under the railway to Carvajal Avenue become reality as soon as possible thereby giving Don Juan a much better access than the present "dirt track". Given the lack of progress on this road connection over the past 2 years and the current state of the economy with public finances under pressure etc as well as the possible co-operation of the railway company being needed I am not optimistic about an early move on this project. Councils love to have progressive town plans on display year after year but the time scale for turning them into reality is a different matter altogether.
While we have someone in the council trying to sort out our water supply problems and promising some tarmac on the dirt track, until these are realised I would be slow to open up a "new front". This message was last edited by gericom99 on 8/13/2008.

I agree with Gericom that we shouldn't get to excited to soon. Access to the new road would give us easy access to the A7 and Carvajal Avenue by car. If this was combined with pedestrian access to the station and beach this would seem to me to be the best of both worlds.

How about speed bumps on the road that leads from the roundabout into Don Juan. It would act as a deterent, and we would still have good access to the motorway and n340 coast road. Also, at the new roundabout, as long as the signs were clearly marked for the direction down to the n340 coast road, we should avoid most of the problem. Also a sign could be put up at the exit of the roundabout leading down to our development saying " Don Juan Complex only ". I still cannot see why the roundabout does not link across the back of block 1, and down the far side of phase 3, if not the road already there between phase 2 and 3.

I am not too worried about this new road. Reason being that the plans will probably get changed 10 million times before contruction starts, then once the road has been built it will get dug up and moved to another location,I dont see anything happening within the next 5 years :-)

P.S We can always put our hands in our pockets and arrange to have a automatic barrier installed at the entrance to our private development, if we start saving now we might just have enough money in the kitty.
