Hello,
We are completing in november and are not going over before. We need to open a bankaccount in Spain and transfer our funds, from Belgium, so we can do the payment with a bankcheque.
Does anyone has experience on that, or they can recommend a bank?

Where in Belgium do you live? We work in Leuven and live in Grez-Doiceau so maybe our experience can help you.
Normally Polaris ask for final payment as a Bank Draft issued by a Spanish Bank. You can either arrange this yourself through your Spanish Bank or transfer your payment to your Solicitor's account and he'll arrange the Bank Draft for you. Either way there will be extra costs involved.
There is another easier and cheaper option though. We made our final payment by directly from our Fortis account here in Belgium to Polaris, and as it was done by Internet transfer there were no fees. We had to agree this beforehand with the Completions Department as normally they insist on a Bank Draft and although they at first they weren't keen they finally agreed to it. Of course we had to allow enough time to ensure the money was in the Polaris account by the completion date, normally 2 working days is enough.
The only drawback with this method is that if the Habitation Certificate has not been issued by the completion date then there's nothing to be gained by delaying the completion as they already have your money anyway.

Hi George,
We live in Herentals. So doing a direct transfer from Belgium is only interesting when the Habitation Certificate in already in Polaris possession. Anyway we need to open a bankaccount in order to get water and electricity. Did you open an account from Belgium or did you go personally to a bank in Spain?

Our solicitor opened our Spanish bank account on our behalf. If your solicitor has POA then he can take care of that for you.
In fact when we completed the Habitation Certificate was still not issued, although we did get it the following day.
Whether or not you complete without a Habitation Certificate is down to a personal decision. Our solicitor advised that there's no danger of of the Habitation Certificate not being issued, and delaying completion doesn't really speed things up as the delay is usually caused by the Town Hall and not Polaris. If you're paying by mortgage you can use this as a delaying tactic to save a couple of weeks mortgage payments. Basically though he said there was no real risk in completing without a Habitation Certificate if the money had already been transferred.
But of course you should speak to your own solicitor and seek his advice.

I noticed that someone paid with a bankers draft issued by the Bank of Scotland International and drawn on a Spanish Bank. So, I just email PW and asked them some info. regarding Bankers drafts. Interesting to hear what their reply will be.

Just received an email from Polaris. They have now linked up with Moneycorp to do financing. Part of the blurb is "No commission" and "no bank receiving charges".

I used a bankers draft issued to me by BoS international. I was told (not sure who by) after I had got it, that the draft needs to be drawn on a Spanish Bank or the process can be delayed - don't know the reasons for that - so was quite lucky that the draft i had was drawn on a Spanish Bank. The info from Polaris does not specify a Spanish Bank - just a banker's Draft, so don't see why you couldn't get a draft from your home bank if their charges are lower.

I received my completion papers yesterday and in mine it has:
FINAL PAYMENT
We would like to inform you that the final payment can only be made by a Spanish Banker’s Draft payable to Alhama Golf Resort S.L. You can bring it to the notary’s office at the signing act or to the Finance Department in our Head Office before then.
We would also like to remind you that a personal cheque or cash will not be accepted for the final payment on the property.
I think? They may have changed this recently so worth each person checking your own papers.
I hope I haven’t upset anyone this time, I am sick of the naughty step and shampers is now after me for pinching his cloths

Hi Guys - with reference to the cheque for final payment - I'm sure I remember someone on this forum saying he was paying by cheque and that he had checked 5 times with PW to make sure that was ok - It was one of the newer forum members, George I think from Purley? - Can't find the post - Phil, you say you had your completion papers? As you know we're completing around the same time as you and Ann, is there a timescale on when we should receive the papers do you think, ie when should we start worrying about them - LOTS OF LUCK AND BEST WISHES TO EVERYONE COMPLETING AT THE MOMENT

I was the same, not being sure about when I should receive confirmation of the date I had agreed on the phone with them I phoned the completions department Tel. +(34) 968 030 380 and spoke to them and hay presto the papers arrived by email next day. If you need any other details just PM me.

Cuz - Never listen to George from Purley!!!
George is out there this week completing, he is paying by cheque for the €3,500 fees for notary, tax etc. (they were the costs he was telling everyone he didn't have to pay, as he had forgotten them!!) he actually transferred his money ahead of time to polaris direct
From Phil's post, looks like they have changed the advise and now specify a Spanish bank. - Phil, think I have probably upset some people now, as my last post seems to have obliterated a couple of others - sorry all!
- ps Think I can get away with upsetting Geogre though - he is my regular Saturday morning golf partner - except this weeked as the lucky ******* is in Spain!

Ted - Thanks for that, at least I know now that I'm not losing it, cos the post you're referring to was the one that I'd questioned him about re no charges - Still can't find it though - That was the same thread that he said he was paying by cheque direct to PW? - Which one of you normally takes the money on the golf course? or is that a sore point?

I completed last week without any problem. I opened an account with Cam bank in San Javier who organised the mortgage and notary payment. I sent all the relevent paperwork before completion and signed the papers with my solicitor in the bank before going to the notary on the same day which is close to the bank. They also organised a cash card within 3 days. I was able to transfer money via E banking from my bank in Northern Ireland to the account in Spain the week before completion to cover the rest of the fees. They were very efficient.

Unfortunately I have to admit that George would take the money most weeks - if it wasn't for the third member of the group playing off 13 (but should be more like a 3!!!) - I have only just restarted playing after 3 years off, so do hope, in time to be challenging a bit more!
