Was last out at our Phase 3 apartment in April 2008, when we spent considerable time and effort cleaning and furnishing, not to mention trying to deal with outstanding snagging.
We had employed a firm based in the UK to organise our snagging for us, who were paid handsomely for doing the job. Of course when we got there we noticed numerous things which they had not even placed on their list of things to be attended to. Quite frankly I felt I had wasted my money with them, which was surprising because they had been highly recommended to us, although NOT actually by anyone who has actually made use of their services.
Reading the forum, round about that time I did find postings by Roy Howit (forum name: inspectahomespain) of considerable value, and even contacted him several times by personal message, receiving useful advice back. I felt sorry that I had not been fortunate to have someone so thorough and helpful sorting out what snagging I needed done in the first place.
However I was confident that when I left in April that outstanding things would finally be attended to by Roda. And during the Month of May I was advised that they had been. Therefore I was quite surprised when I arrived back a few weeks ago to find that many of the things I had asked to be fixed had either been poorly done or not attended to at all.
I have since been back with the technical departement on several occasions to get these things sorted, and to add a number of other snags (requiring attention) which have now come to light.
Roda are now dragging their feet with these matters, taking a long time to attend to them, and I have to say the standard of their efforts at repairing some things are third rate at best "cowboy" standard.
Out of frustration I contacted Roy again, and he actually called with me the following day, to the apartment. I wanted him to look at the items which I still required Roda to attend to, to see if I was being unreasonable. It was reassuring to find out that I was not. He also pointed out a number of other things, that should really be attended to such as problems with my Marble floor and bathroom tiling, and put me in contact with Mike Butler of Simply Pro Floor Care (www simplyfloorcare com). The latter also called with me and offered very worthwhile advice (much of which I had no knowledge of before) on how to look after our marble tiles. I feel confident about using his services in the future. Indeed he will be calling back to give me a demonstration of what can been done to deal with problem areas (in our marble) later today.

In terms of your marble floor Mike Butler (Simply Pro Floor Care) is absolutely fantastic! We can speak from first hand experience ...we have used Mike for our floors and he does a first class job! Absolutely no qualms about recommending him ...when he says he'll be there ...he'll definitely be there!

Well as far as I am concerned Roy and Mike are 2 of the most helpful guys I know in Spain! Roy did our snagging and, as has been said, was full of helpful advice and support. Mike Butler made a spectacular job of our floors at our Roda place - and I only give praise where praise is due and both these two gentlemen fully deserve praise for the standard of their work.

Mike Butler of Simply Pro Floor Care arrived with us this afternoon, to sort out some stains on the marble floor in our lounge. He came fully armed with all the equipment required for the job.
We had several stains that needed attention. Some were the remnants of grime left behind by the builders, stubborn ones which we hadn't been able to clean off ourselves. Another was the result of simply spilling half a glass of cider over the floor. Fortunately we'd mopped it up ourselves at the time, so Mike told us that it hadn't managed to do too much damage. But it made me think of the potential harm which could be done to our floor by clients using the apartment, without them even really being aware of the damage they may be doing.
I was also surprised by the amount of work required to make a good job of things (as Mike did).
He was very thorough, very careful and took his time to get things looking right.
Apart from a bit of mopping with mild solutions before and after, what he did was broken down into 3 stages (if my memory serves me right):
a) a pre-crystaliation phase to remove surface dirt and grime.
b) crystalisation which he expalined helps to reform the suface
c) polishing
Each stage he carried out with the appropriate industrial buffing machine.
When he was finished you could really notice a big difference between the area he had worked on and where he had not. At this stage (much as we'd like to we won't be doing the whole apartment). But will definetly consider it as something worthwhile having done in the future. And we'll certainly be keeping Mike's card handy in case he is needed in a hurry.

Thanks for that, we aim to please, but on the other side I hope Roda do the things that you showed me that are outstanding, and if they do please let the forum know as it may give some hope to the other owners out there waiting for their snagging to be finished.

Just to add to other comments about Mike from simply pro floor care.
Mike has carried out several polishing contracts for clients of ours and because of his knowledge of floors and his workmanship we would highly recommend him.

Just as a general warning to those with outstanding snagging issues. Roda are now playing hardball in terms of not wanting to know once your one year guarantee is up. Even if the problem is ongoing they will refuse any more work after 12 months.
Today I visited the OMIC office in San Javier to enter a complaint from re our shutters which have given us problems since the beginning and have supposedly been repaired three times. As our 12 months was up last Sept, Roda now do not want to know and OMIC have advised that it is unlikely I will get anywhere.
They explained that there are 3 guarantees,
1 year snagging problems
3 years for unseen problems, whatever they may be
10 years for structural defects
My advice is to try and ensure all your snagging is fixed in good time, keep visiting the Technical Services office when you are over and ensure what they say is done is actually done.

We returned from Roda today. I attempted to get my last bits of snagging finished but like Hugh_man was told that Roda would not now deal with it the excuse was Obralia who built phase 2 have now gone bust and as such I would now have to sort out my internal problems myself and get the comunidad to sort out my external problems via its insurance.
I was a little confused by this as my contract is with Roda and not with Obralia and it sounded like an excuse to get me to go away.
I have now put the matter in the hands of my Spanish solicitor and the Housing Comumunity and will advise the outcome.
