Tailor Made Welcome Booklet

I've mentioned in my last post that I've recently had a visit from Roy Howit (of www inspectahomespain com) who assisted me with outstanding snagging that I'm trying to get Roda to deal with.

Whilst with me he showed me a fantastic pack which along with his wife and partner Lorraine they have put together (initially for their own property), but which they are now intending to make available to other owners.

Many owners including ourselves, include some sort of a welcome booklet in their apartment or villa, for the use of friends and family or rental clients who are coming to stay.  To do a really good job can be quite difficult and time consuming:

- trying to think of all the things to do with the apartment that you'd like those using your property to know about (so that things function properly and equally important, that they don't get damaged because someone used them incorrectly)

- information on what to do when different problems arise, e.g. the boiler won't work, or what to do in an emergency

- just where are the best restaurants and bars to try first

- where are the best beaches, golf courses and shopping centres etc

What Roy is providing, seems to be extremely detailed and takes things to a whole new level:

- even including SAT NAV info of how to get to where you want to go

- and the ability update the information in the pack (if I remember correctly) twice a year

He's even offering information and assistance to help owners best market their properties (on the web) to potential renters.

Best of all its going to be tailor made to individaul requirements.  Its even going to be possible for me to send a copy of it to any potential rental clients as a PDF (so that they can browse it before they even arrive out here)

I just saw the pack for a few moments, and I'm sure I've forgotten to mention a lot of things about it.  But since I intended anyway to upgrade what we currently use (which was kindly provided by our keyholder), I was very quick instead to order one of these.  Can't wait to see the finished result!

I know from the experience of trying to produce something like this for an apartment elsewhere that this is going to save me a terrific amount of time and effort.

I'll post again when I've got the finished item, and let folks know how it turned out.  In the mean time any queries I suggest addressing them to Roy not me, since I've passed on just about everthing I know so far.

Hi John and thank you for the comments and I hope that with the advice given we can get the snagging issues resolved

I know that I am able to talk about this as there will be an article on rental advice in the next EOS newsletter and there is a website for Our Property Guide

The idea behind the guide is simple to give you and your renter all of the information they need to enjoy their holiday, in a single printed and PDF version, without them having to  pull together loads of information from the various websites. They should then be able to start enjoying their holiday from day 1 because it is specific to the resort and area.

We will also provide help people with advice on how to rent, photograph the properties with them and nake it easier to market them, similar to what we have laready done with the snagging and buying guides. 

We decided to do this because we were surprised at hiw many owners knew very little about the area tending to visit the smae beaches and bars

The most important thing is the guides, which have taken 6 months to create, is that are based on practical experience of renting property and living in the area, actually visiting the places. The first section is specifically on the property the boiler AC instructions followed by advice sections, emergeny numbers chemists, doctors dentists all about driving traffic rules, sun care, safety and security, transport, public holidays, markets

More detailed are the sections that have the directions and satnav points for shopping centres, bars restaurants,  beaches golf, childrens activities, ideas fir days out including Benidorm, Elche, Cartagena and Murcia

The research has been a lot of fun as I didn´t know for example that there were 7 beaches in Los Alcazares and a converted beach hut that served great Tapas. We found a superb activity centre just outside San Miguel, on a lake with breath taking countryside, horse riding, quad biking, hiking, fishing, and a pool to relax in while the kids are off enjoying themselves.

Did you know you can go white water rafting in Murcia, hire a Segway to go around the town or that cycle hire is free in Cartagena

For those who have requested the samples you will get 15 sections with cut down information on, not the full pack ,and I will be sending these out tomorrow

I was exploring La Manga yesterday researching the beaches and visted the beach club, which i complete, but there´s a lot of winter seaweed to clear off the beach before the season starts and i now have the SATNAV reading for it by road and it is around 59km each way
