I thought I may as well start the ball rolling in regards to a person/s who may be thinking of going into the management of rental property. Is there anyone considering this type of business?.. I can only guess at this stage that trust must be the hardest thing to find in Spain reading all the horrendous stories regarding this topic. Maybe someone at Don Juan would consider looking after property on this site, or be in a position to recommend a good honest and reliable company..any takers. I for one will need this type of sevice, All the best for the new year.. Bevron.

It's a strange coincidence, but we are seriously considering to establish a property management service including rentals on the Costa.
We have had such bad experiences with our rentals (two different companies!) that we're sure that we can't do worse than they do. We plan to do property management (like checking on apartments, getting maintenance done etc, etc) as well. Not yet a business, but we are seriously thinking about it. So maybe we'll be able to serve you in the future.

I am considering this amongst other options as to what i am going to do once iam out there. Our experience of property management companies in Spain is same as that experienced by Max most of them leave little to be desired.

I have experience in property maintenance and refurbishment mainly in joinery, plumbing, electrics etc.. and have decided to bring most of my tools to Spain when Don Juan is ready. So if anyone needs any gereral repairs, Shower cutain installs, shelving in storerooms, tiling. etc I also have experience in mult- rooming Sky TV & Sky + etc.. I do not intend to do this on a full time basis nor would i want to take on any large projects like fitting new kitchens & bathrooms etc. I am doing this mainly to recover the cost of shipping my tools over plus to give me a little exra income to enjoy my new life in spain.. Hi Andy,
I would be very interested in your offer to fit the shower doors curtain poles and lights etc. I was wondering who I would get to do these jobs. Thats great as you will have all the tools and machinery for the jobs. Saving a lot of hassel. To get sky hooked up do you need to apply for a sky box in spain or what is the procedure,
I am waiting to book our tickets untill we get a finishing date,

We will be looking to have someone who can clean the apartment, change bedding etc in between rentals. I also would like to be able to leave a spare set of keys with someone just to be prepared for lost keys. Would this be something you would consider Max?

We certainly plan to offer all property services including cleaning, key holding, maintenance, regular inspections, welcome packages for renters, a service number for all kind of problems, etc.

I think it's great that there are people within our own community willing to provide these services.
We don't plan to rent but having an onsite keyholder just keeping an eye on the property would be attractive - and as for Andy - I can see that you will have the cost of getting your tools out covered very quickly indeed! I hope making neat access through green fences is one of the services you will be offering.

We may need to get some legal advice before cutting holes or removing any of the fences. I would have thought they are there as a legal requirement, who knows. The last thing we want is to get sued for some silly reason.

Hi Westport - I think that building regulations require the 6ft fencing around communal pools that do not have lifeguards and tampering with this would leave the community liable to be sued if there was an accident.
However the 3ft fences that are used to fence off gardens which are not beside pools are there simply to mark out the private garden area and the builder has simply kept costs down by not putting in gates.
Even with these fences the community would need to give permission - and I guess would want to be satisfied that there were no legal implications before giving permission for gates to be put in.

Hi Andy,
Yet another customer for some of your DIY services.One idea might be as quite a few of us will require lock changes and all locks will be brand new and the same make/size.
Why not just swap the locks from diffrent doors and blocks,they should just slot in to their new doors and if anyone has made copy key's no doubt they have made a note of which apartment they fit.
So in theory Andy will be the only one who has any idea where a lock has come from ! and where it's new home is.
Hope this makes sense.

Yes I thought about that too, We could have a lock swap party! I did notice however that in our block 2 (phase 1) we have gold type fittings & locks and further down the site they are like a satin steel finish so we would need to swap with the same type.
As we are on the subject one of the services that I wanted to offer is to fit digital & mechanical Key Pad locks for store rooms and main front doors .This lock would not replace the main locks but could be used for convenience i.e. going to beach or shops and not needing to take keys. Also for anyone thinking about renting their apartments out this could be an alternative to using keys as you could always email or text the code to your tennant. It is also possible to change the codes at no cost.
If anyone is interested in this type of additional locking system please let me know and I will start researching which are the best ones to use. I intend to buy them in the UK and bring them with me when i move to Spain (something else to go in the transit van)!

Over the last weekend we decided to definitely go along with our property management and rental business. As such we are willing to fullfill all needs which go with setting up your home in Spain.
If you have any wishes or requirements please let us know as we would like to hear what are the typical problems for new owners of Spanish properties. You can always pm me with specific questions. As a startup we like to hear and experience as much as possible so that we can prepare and learn.
We already setup a good connection for real estate insurances (including liabilities for renters) and we'll be able to help with selecting a value for money airco supplier, kitchen appliances (no dishwashers installed by default!), satellite dish installers, etc. Of course we'll also offer all the classic services like key holding, rental services, cleaning, maintenance, inspection and general troubleshooting.
We want to build up experience so we don't expect the Don Juan community to be profitable for us. We just want do deliver quality service and learn from this pilot project.
