We have been over in San Juan for 1 week, returning on Saturday 23rd May. Firstly, the weather was great and the beach was particularly busy at a weekend.
There was even a tv station which did a live show for the kids shipped into San Juan last Tuesday (never seen the resort as lively).
We can confirm that the builders are definately back on site. We have seen new materials being delivered and pavements being laid on phase 5.
There is also a lot of snagging work going on at properties, including some which have completed. The terraces seem to be the main issue.
The open communal area's are still not opened up beyond phase1 through to 3 and the pools are being re cleaned although not open at the time we were there.
We have just completed on our house after 3 years 8 months and have over the last 3 months learnt a lot regarding the end process from the importance of having the end of works registered on the notary simple to ensuring you don' take Peisa word for "your house is complete".
It was also interesting when going through the documents at the notary (which took 3.5 hours up in San Pedro) that Peisa only have 35% interest in the development!
For those who are yet to complete, our advice is to don't panick and rush into completion - make sure you have all the paperwork and are happy with the property before signing.

We have recently returned from our first visit to our new house on phase two. We drove for ten hours from Santander, a long but scenic journey, arriving at midnight. We walked through our front door and were speechless, the house is beautiful. We are so impressed, it is bigger than we had imagined and the fittings are first class.
We cannot praise highly enough the efficient professional service provided by Stuart and Denise. When we arrived the house was immaculate, clean , lights fitted, all beds installed, and everything working perfectly. They completed our list of requirements to our complete satisfaction, and gave time and effort to finding our special requests. We have a king size memory foam mattress which is fantastic and good for Asthma allergy, and also Stuart arranged to have fitted our full lenth shower screen in the downstairs bathroom which is superb and gives extra space in the shower - excellent as we have a daughter expecting a baby!
The views from the roof terrace of the mountains as we are north facing, are wonderful. We met lovely neighbours Mavis and Bill who welcomed us and helped us immediately feel at home.
The work on phase four onwards at the time had stopped and was fenced off so that it was not possible to walk through the communal areas. But phase one to three was clean, tidy and very pretty with the trees and flowers. Most of our neighbours are Spanish and very friendly, the children play on their scooters and the families sit in the front garden at tables and chairs, chatting in the warm sunshine.
We ate frequently at Pepas, the food is good and the wine even better!
After a long wait at last we have our place in the sun and we are delighted. Our thanks to all who helped make the dream come true and for those who are still waiting, its worth it. San Juan is a beautiful place.

Hi Everyone,
We have just returned from 2 weeks at our house on Phase 3. Just to confirm that the builders are working. Up to 20 vans/cars there each day and both cranes working. They appear to be just working on the right hand side (looking from san juan village ) of the communal gardens which was I think the Etosa side. They are working on each of the phases including the front houses which arent plastered. No work appears (yet) on the opposite side of the gardens. Snagging is also being carried out on most of the completed properties. phase 5 owners are being told their houses will be ready to be snagged by July. Things definately looking up for the site as a whole. One negative is the pools which still arent open on the completed phases and to get a definate answer from Patricia - well we all know the answer there!. Heres hoping work now starts on the other side!.

We have just returned from furnishing our house (can't believe it after 3 years 8 months). The weather has been fantastic, perhaps too hot for the purpose of our visit.
The pools still are not open, although phase 2 pool looks fairly clean. No further communal garden area's opened up but the builders remain on site and are working on properties. Good for all those patiently waiting and those who have completed, seeing some progress regarding a more finished site.
North facing phase 5 properties are having work done on them, however based on how long it has taken ourselves to complete on what was a finished property in Feb, suspect July will be optimistic for these house to be complete, more likely September time. Please bare in mind, when you receive the call your house is finished, it is unlikely to be the case. We inspected the house 3 times before it was ok.
We shipped most of our furniture out from the UK, due to this giving us more choice and the cost of the shipment outweighted the higher furniture costs in Spain. We purchased our white goods in Spain and found this a challenge within a 1 week period. You definately need to shop around and seek discount, however you will not find a lot of stock and will need to be prepared to take goods on display.
We purchased our air conditioning from the village electrical shop, Mena and whilst there was problem with one of the units, they came out to fix it straight away.
Knowing how much the forum has helped us over the past few years, we will continue to share updates in the hope it will help fellow buyers patiently waiting for their place in the sun.

Congratulations - does this mean next time you come out you can relax and enjoy the weather?
They're getting on well with the road upto the ring road, planted loads and loads of trees and plants and I'm told it should be open by 22nd June, in time for San Juan night on the 23rd.
I'm on a quick trip back to Sheffield next week, I believe it's a little cooler back there.

What fabulous timing, you will be here for one of the biggest party nights in Terreros. This will give you an idea of what to expect. Terreros will be partying until daybreak.
Taken from my blog: A reminder for anyone visiting San Juan in June, the main midnight Festival takes place on the shortest night, with picnics and bonfires on the beach here in Terreros. Last year there was music and dancing on the beach and the village was partying until the early hours. If you can have your visit coincide with this Festival, it is well worth preparing for a late night.
I am still waiting for confirmation from Pulpi as to whether the main night time festival will fall on the night of 23/24 June, but in general in Spain they have the Festivals on the relevant days rather than move them to a weekend.
All indications are it is the night of the 23rd/24th

23rd / 24th June - Night of San Juan. Certain festivals seem to summarize life in Spain, with its love of having a good time in the company of friends and loved ones. The Night of San Juan is one such of these events. It is a celebration that is usually held on the beach with roaring bonfires, drink, food, and friends. It can be a memorable, almost surrealistic scene and one that needs to be experienced.
June 24th. The date remains a magical night in much of the northern hemisphere. Mythology states that strange occurrences can occur on this shortest night of the year. Certain pagan gods, for instance, make themselves visible during this night and we mere humans also give thanks and realise that the seasons of harder times are about to come.
So welcome to the magical night of San Juan. San Juan is about changes. It is about night to day; it is about fire to water. Fire purifies and water recuperates, refreshes, and rejuvenates
In Andalucia, San Juan is celebrated on the night of June 23rd with some towns, allowing the beaches to be used as campsites for a single night. On the beaches it’s common to see people jumping over fires which, according to legend, cleanse the body and the soul. Jumping in the sea at midnight is supposed to be a way to wash away evil spirits.

Just back from a further visit to San Juan.
What a difference just over a week makes..........
The San Juan night was fantastic, the smaller beach turned into something which resembled Ibiza for the night! However all were in great spirit, it was amazing however where all the people came from into the village - we have never seen it so busy.
This weekend there was another exiting weekend with sporting activities (running, cycling and swimming).
The disco has opened, complete with a fast food van.
A few more restaurants and bars have opened - we re visited the cocktail bar which opens for a few months of the year - 5 drinks came to 37 euro's, but the cocktails were good!
The weather was great, if anything too hot.
Bring on September when our sleepy little village returns.
The builders are continuing to work and we had some snagging done on our house - whilst it took a few visits to the site office when the builders did arrive they completed the work quickly and with a smile on their faces.
It is now starting to feel that the 4 year wait was worth it - for those continuing to wait patiently - it will be worth it - hang in there.
