As things are back to normal in spain today, does anybody have any information about progress at La Condesa?

Hi Larny and everyone, Just to let you know I have walked by the site today and there is work in progress. It looked as though there were about half a dozen workers on site and a digger has been working around the pool area for the last couple of days. I could also see that there has been a delivery of shingle and bricks. I spoke to the security guard and he told me that there has been 24 hour security for a few weeks now and that the building works should be completed by the end of the year. Hopefully the work force will increase now the holidays are over.

I hope you had a lovely Christmas and send my best wishes for 2007.

Thank you so much for the update on progress it is encouraging to know that workmen are again at La Condesa, and on a regular basis. Unfortunately it may have all come too late for some purchasers who have lost patience waiting.

It seems none of us (purchasers) have yet had any communication from either  Banco Pastor or the new contractors. Still it is early days and I would rather know that work is in progress than have a string of fruitless promises and no progress.

UPDATE:

Mr. José Luis Cortes y Garcia is the person that has bought Sol Mijas Developers SL.

The building works will finish in June or July and just after that he will apply for the First Occupancy Licence. Once this has been issued by the Town Hall the buyers willl be signing the deeds.

In January there will be a web site where they will explain what has happened and you will be able to follow up the progress of the building works by a web cam they will install. They are going to provide the buyers with a telephone number where you will be able to receive information in English.

All starting to fall into place.I too have recieved a letter from my lawyer confirming all the points made below .He stated end of August for completion but workmen on site is a very positive sign  and website with web cam most encouraging.

I don’t wish to be a killjoy, but is anything known about this Mr. José Luis Cortes y Garcia or which company he owns and the reputation and quality of their work? 

 

 It would be useful to know what other developments they have worked on.

My lawyer says Mr. José Luis Cortes y Garcia represents a company based in Seville and he knows nothing about their previous work.

It is a tad difficult to find out about Jose Garcia, as he is operating under the old developer's name "sol mijas". He could very well be a first-time developer. If not, you would expect him to operate under his normal name, wouldn't you ? Or there may be some tax advantages of adopting a company that went bust. Who knows.

If someone knows a Spanish version of "who is who" book, that would be useful to get some background on Jose. Apparently he claims that the prices of the units at la condesa would have risen already, and that we should be patient, as he is setting up the webcam for us and has sufficient money to complete the development. Convinced yet ??

Apparently I was never given a completion date, and that I was going to sell on to a third party etc ...anyone want to come to the next hearing on the 6th Feb?

 

I am sooo fed up with lies and deceit!!!!AND WASTING MY PENSION MONEY!!!!!

Site Visit Report

Visited site this week. Went into several of the blocks and spent more than 2 hours on site. Were 10 or so worker cars outside and people working even though it was almost 6 pm. Almost every block I visited had some workers inside. 
From what I could gather, Majestic has nothing more to do with the development. Their only relationship is with owners who have contracted with them to sell their property. No one is obliged to deal with Majestic for any other reason. I am sure Majestic sees it differently.
Apparently there are 17 units still to be sold.
Health Warning: Below is a brief summary with my subjective opinion from what I saw and heard during my visit. It does not necessarily reflect the views of the new developer, the Bank, or any other official party. Due to my lack of knowledge of Spanish - it is possible I misunderstood some of what I was being told.
 
Not-so-good news :
 
  1. Show apartment is stripped off all furniture / décor – presumably by Majestic as they left.
  2. Visibly – looks no different to my recollection of site from 12 months ago.
  3. Pools still untouched.
  4. Landscaping still untouched.
  5. Hard to imagine it will be completed / landscaped by July.
  6. Atleast 1 block is still in “grey” colour – which must mean only just completed the structure. Most of the rest of the blocks are now in pink / terracotta – some look more complete than others.
  7. Anyone sold a unit with the promise of “sea views” is sure to be disappointed.
  8. Not all units will be allocated a Storage Room (in addition to the Parking space) in the Basement as promised in the sales process.
  9. There is no Tennis on site as promised in the contract.
 

Good news :

 
  1. Jose Garcia (new developer) seems energetic, enthusiastic and eager to please. He has bought the Sol Mijas Development company (the original Condesa development company) and is sole Director.
  2. He also runs his own development company in Seville and is also managing some development there. For now he travels out from Seville whenever he visits the Condesa site. He intends to rent an apartment close to the site, so that he can visit the site more easily.
  3. He says he is willing to put 50 workers on the Condesa site, if necessary to complete on time.
  4. There was a very experienced Site Foreman / Supervisor (Francisco) on site who seemed very switched on and knowledgeable of what work was going on.
  5. There appears to be a Security Guard on site full time.
  6. The huge Majestic board outside is to be removed shortly.
  7. Jose's Website to be ready "within a few days".
  8. There will not be a Webcam as originally foreseen – but there will be photos to show progress on site – updated regularly.
  9. Looks like most blocks are ready with tiling, air conditioning ducts, electricity and plumbing. Practically none of the bathrooms and kitchens are fitted yet.
  10. Expecting all bedrooms to have metal shutters – not lounge / kitchen.
  11. The views from the roof terrace are spectacular. From what I could gather the roof terraces are shared community space so anyone can use these. In my opinion, the terraces may not be appropriate for families with children as they could be dangerous with the low level railings – but otherwise will be great for the warm bright evenings to come. I am assuming all blocks will have such shared space terraces.
  12. The entrance to the site and the area surrounding is absolutely stunning. You pass by a couple of beautifully landscaped golf courses as you approach Condesa. There are multi-million euro villas all around it, green hills on one side and a view of Mijas on the other. There was no other development site to be seen around. It appears that the green land around belongs to locals and there were a lot of sheep grazing on it. Hopefully this is green belt and will not be sold of to another developer. Don’t know.
  13. In general, the whole site is blissfully quiet, no busy streets, no fish and chips shops, no construction sites around – just the birds chirping away in the bushes and trees around. This must mean that although the site is far from the beach, even at the height of the summer rush, it will probably be quiet and peaceful here.

I hope this helps.  If I dont inadvertently manage to erase the photos in my camera, I will be loading these on EOS soon.

Captain007 you have certainly brought back an encouraging report although I was disappointed  the bathrooms and kitchens were not fitted. I was led to believe in a 'phone call I had with Majestic last year that nearly all the bathrooms,kitchens and windows had been fitted although I am still not happy with the kitchen if it is to be like the one in the showflat. 

Is all the joinery finished? I.e., door frames,wardrobes. The windows appear to be missing in the 'photo you have posted or is that only the patio windows?

I am pleased that only 17 units remain to be sold. If this is correct then there is a better chance of us completing early, so long as the work forges ahead.

Did you manage to get a contact telephone number for Jose? Do they have any English speaking office staff?

Regarding the possibility of development taking place around La Condesa, we were told when we purchased, that the land to the south west of the site is protected so no building there and the land to the immediate north is very poor land and unlikely to be used for building. Of course it WAS Stephanie in the sales office that day!

Although this part could be true as there were problems with the block immediately behind the sales office. I'm not entirely sure of the story but I think they had to do some unforseen expensive extra work on the foundations because of the type of rock it is built on.

I fully agree with you about the area and it will be a stunning and desirable development if finished to the standards we have been promised.
