I just want to respond to your coment on the open plan. Ironic that we all thought we had bought ona gated development. At the yearly AGM for each PM where the security proposal were made they were all voted inand the yearly fees increased to complete the security project and unfinished work. It was found last year that there was a securty problem on the urbanisation with many ground floor being broken into .There was also a problem with non owners and non renters just turning up and usinfg the facilities. INdeed 6 lads from gibraltar turned up a few weekends ago and used the facilites of the Pm that does not have fencing just yet.
There was also the problem with irresponsible dog owners just letting dogs run across the grass areas allowing them to excrete all over the grass and paths where children and owners walk and play .This has all been addressed and the securty fencing makes the development secure and more exclusive. The fees have had to be raised to account for the bad debtors who leave the community 50% short on income to provide even the basic services required to run the development. If all the owners paid up ontime the fees could be drastically reduced. You need to look to fellow owners who put the community in the position of keeping the fees at a level where the basic facilities can be provided when only half the owners currently pay the fees. On PM4 50% of owners are regiatered in the local court as debtors and will not ba able to sell until the debt to the community is paid. The community will eventually get the unpaid feees all be it through the court but in the mean time have to surivie on those owners who are making thier community payments on time. I have just returned frmo 2 weeks there and the feed pack has been really positive.I bumped into a few rental agenmsts and they too commented how nice the developement was and how much it has improved and that the securty fencing was unobtrusive and was a big asset. I know that there are owners who are facing difficult times but even part payment toward ther community fees would be welcommed by the community. Ironically there are owners who have rented thier appartment long term and short term getting rent in,using the facilities but not paying anything towards thier community charges. But one thing can be said is that casares del sol is getting much better and is always a great pleasure to be there this is a development where you can see improvements and determination to make it succeed.
