I am completely disenchanted by the state of phase 2 at Roda and in particular the lack of action taken over the last 3 months to address the issues there by Housing Communidades.

My wife and I have a town house on Calle Cantil and I have written repeatedly to Marisol Morenilla about; the failure to replace plants which were removed in June; the weeds which have been allowed to flourish in their place; the fact that footlights do not light at all at night (but do during bright sunlight); defunct bulbs in the pools; litter gathering in every corner. I have had excuse after excuse and one broken promise after another from Marisol's office.

We are now embarassed to rent our property and are also reluctant to let family use it as the area around our site looks like a neglected building site.

When I visited the Comunidades offices in San Javier the other day to make all these points in person, I was not allowed to see Marisol as I did not have a prior appointment but Carmen sounded quite surprised at the extent of the problems and admitted that HC do not make frequent inspections of the phases they manage (just 5 minutes away) which I feel is a complete dereliction of their responsibility,

As things stand I am likely to vote against HC continuing in their current role as administrators when the AGM comes round next year. Do other owners feel the same or not? Does anyone have an alternative administrator they can recommend?

Not all of phase two is as you describe.

We have an apartment in Block 51 the middle of the three phase two apartment blocks.

Just returned from 2 weeks at roda and yes there are some dead plants and a few bare patches on the lawns by the pool but the area around are pool was in the most part excellent. Every single light in the pool and surrounding area came on at night when it was supposed to. I didn't see one piece of litter and the whole area around all three apartments looked in good shape.

The pools were clean and everyone was having an excellent time and it was a real mix of British & Spanish residents.

I know as a community the apartments have employed a full time employee to keep on top of the day to day maintenance and up keep and it would appear this has been money well spent.

Fair comment.

I believe phase 2 is split up into 2 or 3 communities with different presidents. I don't know if they all have the same adminstrator though i.e. Housing Communidades at San Javier.

Believe me however everything I have said about the stretch of townhouses at the entrance road to Calle Cantil is there for all to see and has been for months. The contrast with the neighbouring areas just makes this all the more evident.

Does Marisol Morenilla look after your phase?

The townhouses are all separate communities and have their own Presidents and vice-presidents who should be your first port of call when you have a prolblem as it is their job to make appointments with the administrators and regularly meet with them to appraise them of what is happening within your community.

I am a Phase 1 resident and have visited friends in the townhouses in Phase 2 recently and I agree that the gardens are very poor indeed but this has not happened overnight and your President must be aware that the gardens in your Phase are an ongoing source of displeasure to the residents. I am assuming that you have contacted him/her as well as posting on the forum.

At the AGM for your properties your President was appointed as he/she would be in a position to keep an eye on what is happening on the Phase where you live and it is his job (albeit totally voluntary) to keep the administrators informed of where there are problems and to ask them to come to meet at the Phase with the gardeners or whoever is responsible.If you have a President who is active and interested in the community and the appearance of same, this should be reflected in the presentation of your Phase of townhouses and the staff in the administrators should not be surprised by news of discontented owners. I suggest that you contact your President urgently and leave it with him to make some noise on your behalf which he should have been doing anyway.

Yes. Several times by e-mail and in person as I said in my original postimg.

They are not, unfortunately it is, and apparently they are.

'I suggest that you contact your President urgently and leave it with him to make some noise on your behalf which he should have been doing anyway.'

I have already done so but get no reply. What do you suggest I do next?

I have just got back from Roda and what a suprise the flowers are still not planted!!

first i was told it was the plaugue, then it was too hot to plant in the summer, then the maintenance company had changed, then it was handed over to a owner on our block who did not do the work, then the cost was to high and we did not have the funds and now it is still a bit hot!!

I have sent several e-mails to housing com and visited them last week tried to get an appointment with marisol but failed and only spopke to carmen. I have now been told a new maintenance company have been employed and planting should start soon.

I have to admit there were some workmen about last week spraying the few plants that survived and looking at the pool so lets hope this will be resolved soon.

I am on phase II calle cantil also with a town house so I  think we are on the same block. Believe it or not our president is Anna Escribo one of the directors for Roda as it was done by default as know one else turned upto the meeting.

I certainly will be going next Jan if possible. It would seem out of the 31 properties 7 have not paid the comm fees!!

If anyone is out on phase II in the next few weeks could they get back and let us know if the flowers have been planted. As it is an absolute mess at the moment.

Lights still not on at night and was told it was a roda problem then back to community and back to roda again !!

It would seem unless we elect a good reliable president on our behalf we have no chance of getting things done at any speed. I am considering it but am very busy at work and family commitments but would try and help out.

I understand someone else on our block maybe considering it.

Hevs, I am sure we are neighbours so I have e-mailed you seperately.

I had an appointment with Marisol yesterday morning. She sent an electrician within half an hour of our meeting. All the outside lights are now fixed and the faulty pool lights have been replaced at last. Everything is working perfectly now in front and back of the houses which is the first time in a year since we bought our house. What a difference it makes.

The pool cleaner was here today and Marisol assures me the replanting and other gardening will be well under way within the next 2 weeks. I hope so.

I now know Ana is our president but I understand this is a job she does not want but had to take because no owners volunteered.  This is not a good situation for Ana, Marisol and especially the owners, I think everyone on our community would agree. With this in mind I am willing to take on the responsibility at the next AGM (a change is not allowed before) or to support someone else if another owner is willing to come forward.
