I am currently looking at 2 property rental and maagement companies to look after our 2 bed penthouse on phase 1. Does anyone have first hand experience (good or bad) about either murciagolfowners.co.uk/villa-care.co.uk or calidasunshine (ian knibbs). If you wish to PM me that would be fine.

I will make it easy for you to give me a nett monthly ball park figure that your Company can expect to secure for me.
If you have in excess of "30 long term let properties" then just pick one resembling mine and tell me the figure. I do not mind you revealing the amount to other Roda owners. I am sure they are all waiting to see what you can secure for me in order that they can all flock to your Company. If the figure is fair, then this thread will be a great place to advertise yourself. You dont have to leave a big reply just write for example "seven hundred and fifty nett". We will all understand and then you might not be censored for advertising
So here we go. Mine is a two bedroom penthouse apartment. It is by common consent beautifully furnished. I do not have golfers rights. Out of the 32+ dwellings you manage, do you have anything that resembles mine?
What do you think Dennis? Will it be above the minimum of 600 euros nett which might possibly cover the basics like electricity, gas, water, community fees, wear and tear on furniture etc, etc, never mind the mortgage?
Can`t wait to hear from you and to start long term letting.

I am sure you have seen postings of mine. In the long term you will not make any money. Your property will not be looked after, if you have a tenant like the one above me, your neighbours lives will be a misery! I was told by a 'professional' that rents were going up on Roda. Two doors from me there is one for 350 euros a month. I for one, would rather have an empty, clean, and untrashed property and not worry about the rent. There is only one winner in this situation, the tenant. Sorry 2, I forgot about the agent. I wouldn't waste my time sending him messages, you will see from previous posts he doesn't answer.

Your suspicions are correct. I do not want to rent.
I was just hoping that he would respond, because I am fed up with those people who call themselves agents but i believe do not care one jot about the affect they are having on Roda owners future. The owners or more likely mortgagees of those properties are equally culpable in bringing down standards and future income.They rent out the apartments for whatever they can get and the agents take their cut. As they have made a buck they are not interested in the type of renter. That is probably why you are having the problems you are having. It is so annoying how shortsighted some people are. Will Dennis, et al, tell their 30+ long term tenants, if/when times improve, I am sorry tenants but your rent will have to go up from 350 euros a month, to a fair rent of say 1000 euros??????

These people are to be avoided. They are beginning to harm Roda in my opinion.

I actually disagree with your comments on long term rents as, providing you are using a decent agent, you have a good rental agreement, which is notarised and a decent security deposit, a long term rental tennant can work very well if you have a property sitting empty
You should also include the right to inspect the property on a regular basis during the rental term
With the reducing mortgage rates you can easily cover most of the payments and cover your standing costs as most rentals are plus bills and all some people want to do is cover their costs, not make money
Sorry Frank but the going rate for long trem at the current market rates however you still can only expect €350 - €400 per month plus bills
I know that in your case KRODA you have been the victim of a bad tennant and poor rental management companyy but it is not fair to generalise about tennants I have successfully rented to long term tennants
I would add however that, if you advertrise the property correctly that you can more easily cover the bills from holiday renters where you can get what you would generate for a month long term in a week and have less wear and tear
Sorry but the above are the facts, come on Dennis agree or disagree

Yes we should all be entitled to our own thoughts on the matter, however there are other properties around me upsetting owners.
A good Spanish neighbour of mine has just moved out, because his life was unbearable. Still the tenant remains. I also know of another. This would seem quite a lot unsuitable long term rentals, bearing in mind I am only talking about the blocks surrounding me, not all the Phase and other Phases.
Last year I was open to long term rentals, this year and for the future I do hope I never have to even think about it. With all due respect to you, you have only seen the good points. I too see these good points, but they are now being taken over by the bad.
I love Roda, but at this moment in time, I can think of other places I would rather be.

LONG TERM RENT !!!!!!!!!!!!!!!!!!
PLEASE PLEASE DO NOT RENT YOUR APARTMENT OUT ON A LONG TERM RENT.
WE ARE HAVING ENOUGH PROBLEMS WITH THE PEOPLE THAT RENT OUT THERE PROPERTY FOR LOW RENT ON LONG TERM , IN SOME CASES IT IS CHEAPER TO RENT ON OUR 5 STAR GOLF RESORT THAN RENT IN RODA. WE HAVE ALL SEEN WHAT IS HAPPENING. THE STANDARDS ARE SLIPPING DOGS ARE MULITPLYING, IF I HAD YOUNG CHILDREN I WOULD BE REALLY WORRIED ABOUT THE AMOUNT OF DOG MESS AROUND THE PLAY AREAS IN RODA,

Over the last couple of days we have had very bad rains in the area. 160 L per m2 in Cartagena gives you some idea. 2 people have died and loads were evacuated. Obviously many owners are worried about their properties and the water and as property managers we need to make sure everything is ok and if not, like in a number of cases, do whatever we can. So Frank, if I am a bit late in responding it is because we actually work and do not have time to watch eyeonspain throughout the day. A straight reply to your question and as information to all other owners is that 550 Euro plus bills for a 2 bed penthouse is the going rate indeed which leaves you with just a bit less than 500 + bills. Or around 450 if you also want to include the property management. The price is not something we invent. As like in all other markets it has to do with offer and demand. It has nothing to do with what you originally paid for your property and what you were told or what you hoped for when you bought it. Take into account that there are thousand of second home apartments available in the area and start counting the amount of people that actually live in the area. As for good and bad tenants in my personal view this is not so much an issue of what they pay although I recognize it as a first filter. You actually need to see the people and have an idea why they are there, what they do etc. Ofcourse this is not perfect. However there is quite a few people and agents around that do not even speak Spanish. So how can they possibly have an idea of the people they might be renting to? Frank, I hope I have answered some of your questions. Thanks for giving me the opportunity to explain a few things.

I agree absolutely with the commenst by Dennis as we to have been involved in the big clean up re-checking properties that we have already snagged for water damage
I think that he is being a little optomistic on the rental rates knowing the number of propertues available for rental on this site including townhouses and the rate seems to vary slightly by phase
The problem is quite rightly the amiount of local property availble for rent and the basic higher costs for RODA owners where another local urbanisation which will have a pool may typically have community fees of less than €400 per year and may have originally cost less so they can can rent for less
Th other problem is what are termed distressed renters, people in financial difficulty who are probably not paying community fees and need to get some income, any income, from the property
The way to go is still to focus on holidays rentals but it is not easy at the moment

How many times have you said to a prospective renter on Roda who has the monetary capability to rent, "I am not taking your business".

Hi Frank, it happens al the time. You'd be surprised about the amount of people enquiring from dubious backgrounds. Maroccans for example or South Americans that will easily come up with the money. Some locals as well. Too easily I'd say and very suspicious of being timebombs. Oh yes it happens all the time. Ofcourse then there are other ways of saying no.

I did ask the question on a previous thread sometime back when you were last on asking for apartments but that thread mysteriously disappeared.
ARE YOU THE AGENT RENTING TO ANY OF THE UNRULY TENNANTS THAT WE ARE READING SO MUCH ABOUT LATELY????
I only ask as the way things are at the moment long term lets may be the only way forward but obviously owners as well as agents as well as Roda and as well as the security firm on Roda need to be on the ball here, I dont want to add to the seemingly growing number of unscrupulous people wanting cheap accommodation.

Yes the thread disappeared all of a sudden to my surprise as well. I have explained to the people of eyeonspain that there are quite a few people out there interested in knowing what is going on with rentals and whether that may be an option for them. So it may usefull for all owners as well as for ourselves. Seeing the amount of response on this theme I guess we should look at it that way.
I have only read a little bit on the complaints about some tenants. I could add my own about some owners that spoiled holidays for some of my clients with kids not respecting any terraces of other people and screaming throughout the day. However nothing like the apparently physical violence. When I read about it I asked around and I know who is renting to them. I can tell you that that company could not care less. They own quite a few places themselves and are not paying any community fees. as they have sold several hundreds of places on Roda Golf they also manage quite a number for their clients. I am sure the community administrators know everything about them.
