hi.
we rent out our penthouse on roda golf, and i would recomend you have a website built for your property as the photo's are so important when advertising.
also when advertising through word of mouth its best to have buisness cards made up, people will be interested but forget web addresses etc.
we find that most renters are friendsof previous renters who recomend it.

Good luck with your property and getting business cards made is a good idea and if you use emails a lot, put a footer at the bottom of each email with brief details of your property and a link to your webiste - it will all help!

Sorry but I am not sure where these properties on this rental site are real because the terraces certainly are not like the photographs which are library shots from another site

Fair point, but I can assure they are genuine. The photos are of the show apartment and if you read the details on the page it does state this. ( We are awaiting images from the owners...thank you for the reminder - I will chase them up!) One apartment is available now and the other from later on this year.

I am sorry bit I do not believe that it is good practice to put a rental property onto a system without having correct and accurate information namely a property this is immediately available for rental and that has true photographic images showing what people are actually going to rent
I notice that on your site you promote a deal that allows the first people on a resort to list their properties free and you have 1 property with no photographs
Well done on the Google listing yes you are currently on page 1 which takes work however again, knowing how long it takes from completion to getting a property live it may be sometime before a property is available
Slso I noticed that you just seem to be a rentl listing company and do not provide local services, a bit like Holiday Rentals, so I am asuming that people will still need local keyholders

Hello Roy,
I think you'll see that this property is an exception rather than the rule on our website, but I don't think it unfair if a client wants to start promoting their property beore they have their final photographs in place. A lot of enquiries are being made for the next year and they don't want to miss out on potential bookings. You are right we do work in the same way as Holiday Rentals in the fact that all the enquiries are sent directly to the owners and then the customer and owner speak directly and organise the booking between them. At the end of the day the person booking the property will not do so unless entirely happy with everything. We currently have just the two properties on Corvera and no we don't offer key holding services so I will bear you in mind if anyone asks us for any recommendations for this service!

Very simple answer as I can be independant as I do not run a keyholding or rental company or website, but what I always try to do is to provide sensible common sense advice, based on my own experiences and results
May people don´t have experience renting property and , with the vast number of rental portals out there, it is very easy to waste money by not selecting the right one, one with some proven results and traffic and one that will give good professional advice to renters
IIt is tough enough out there and it will be difficult renting out your property on this sie in the early stages without wasting money on the wrong website
By the way I am not saying that this is the wrong site only I would always be asking for proof of results, and traffic, perhaps a free period, do your own research and not just rely on Google rankings on a speciific search string
I would never suggest posting a property without real photographs

Hi Roy (again) ,
after looking at this thread and various others i am now getting the picture, you have decided to be the self-appointed online EOS moderator and general speaker for the masses.
I am also assuming that in this role you are the one that is reporting spam/advertising anytime someone mentions their own business (see 2 posts below). I am just wondering how it is you seem to be able to post at will (950 and counting) with your name ,company name and website on any subject whether or not you have any real value to add. You then claim that you dont need to advertise your services because all your really happy customers do it for you. Sorry mate but i am not really seeing that pattern. All i am seeing is you posting as many times as you possibly can as regularly as you can.-great advertising, but not really in the spirit of the forum.
i have also noticed that you have removed a post in a thread where you made some incorrect comments....tut tut!

i was just wondering if this is a little misleading ?? a couple of blinding ones being "at your reach is everything that goes along with this sport" and "Corvera is well known for its excellent golf course" thats impressive that a course that has been opened 6-9 months too early is already known as an absolute belter, i was also wondering where the clubhouse,pro-shop and restaurant are ,which i assume most golfers would want to be within reach??
one final point i cant find any 5* hotels in Corvera, unless you are talking about the one that was meant to be there??

Are you part of Calidona/Corvera, only I have just looked at your webpage and you have nearly copied word for word the Official Corvera webpage ?
Have you visited Corvera lately ?
If you want to sell propertys there then good luck to you ,but may I suggest you check out the actual state of the Resort before you copy Corvera"s, that way none of your potential Clients will have a shock when actually seeing what is there and what is advertised
I think you will find there are enough unhappy purchasers already

It is a sad reality that owners on Corvera are going to struggle to get any rental income over the next year. It also extremely doubtful whether rental income will cover the outgoings in the medium term for the reasons that have been mentioned many times before.
Sadly it seems that the best chance of seeing an improvement in prospects is if the airport / other infrastructure or tourist facility develops.
There is just so much choice of holiday apartments and villas. Best of luck to those who are trying hard to generate an income and I really don’t like to see the number of arguments that are happening on this site. It surely isn’t healthy for anyone and actually IMO it’s rather pointless.
In Calidona’s newsletter informing us of the delay to build the hotel on Roda, there was mention of their partnership creating bookings for Calidona. Has anyone who has completed explored this option? Calidona themselves diversified into the rental market in the face of declining apartment sales a couple of years ago. Are they providing an adequate service? I also think that there is going to be a competition event organised through the PGAE at the beginning of the year(2010) – it might be worth asking the rentals team about this and getting bookings in early. Perhaps this might be of help - who knows?

Russ you are correct in everything you say and we meet so many people who have been misinformed by the original sales agent regarding income which they are relying on to fund the property and realistically, based on experience on other developments, it ´s nearer 18 months before a development is established
90% of the current rentals are people that are coming over to complete and vary between 3 and 5 days where Calidona offer properties I believe at €45 per day including cleaning, but I am not sure what the owner gets from that
If you do want to use te rental services of Calidona you still have to buy their furniture pack as on RODA
In he early days people have to smart rent, use contacts, friends and family and the golfers keen on playing a new course, once of course it opens to the general public and renters as today it is free to owners only
Again it depends what type of person you want to rent to and if you cam tp into the Spanish market as there is demand from people working in Murcia and Cartagena but again the expected return will be €350 - €450 per month plus bills and before anybody attacks this we all know about the issues on RODA with some renters
One very important things to do is build a model which calculates all of the costs for the property, including interest and wear and tear, so that you actually know the REAL COST of renting for property and therefore the number of weeks that you need per annum to break even, pointless renting if every rental costs you money

Good to see you don't miss any opportunities to have a dig at someone, especially existing owners who are doing their best to manage in the current extremely difficult environment.
Anyone can see that our web site is a just a holding page with information copied from Calidona's marketing literature about two years ago. It is not currently advertising or selling anything.
I am not trying to sell properties there just rent my own apartment (when it is furnished) through that web site . Of course I am well aware that the rental potential is going to be very low in the early years but I am doing everything I can to help pay the mortgage rather than just moan about things I have no control over.
Actually I was there last week!
(And before you ask there is a reason why the web site is being mentioned even though it isn't finished which I won't go into)
I'd rather see more positive suggestions how owners who need to rent can do so in these difficult times rather than so much negativity which is just completely pointless.
Again I thank Roy for his tireless efforts to try to help and advise owners.

Well done on securing the website and best of luck with it. Be nice to see it when completed. It's good to see a contributor with a bit of foresight. I've secured the domain corvera-golf-rentals.com myself and they haven't even started digging the block footings yet but I'm willing to risk £13 or so for a couple of years in anticipation of setting up my own site.
