im sure this has been asked before, but does anyone know for sure if the buildigs insurance is covered in fees.
im sure i read somewhere that as a penthouse owner on phase 2 we only need to have contents insurance?

Hi,
I can confirm that buildings are covered under the community fees. However the insurance in very basic and would only buidl a shell, nothing internal. I decided to purchase a separate policy after advice from my solicitor & a broker in Los Alcazares.
Personal choice as we obviously don't expect the houses to fall down, do we!!

even though its only basic insurance it surely covers it to a standard as it was when purchased?
and unless evreyone else in block has also obtained a better insurance would it do any good to upgrade?

It is worth looking at the small print of any policy as a normal contents policy may not cover such items as; sanitaryware in the bathrooms, tiles or kitchen worktops etc. I decided to take out a contents and buildings policy with accidental damage cover so if it does sustain serious damage from either ourselves, relatives or guests then everything would still be covered. Intasure did the best policy for me, but you should decide on your requirements then have a look online and choose one that meet those requirements. It's worth investing a couple of hours for the extra peace of mind. Good Luck,

You need to look carefully at the wording of any policy that you take out, particularly if you rent out your apartment as many policies that I looked at didn't cover tenant damage or liability to a guest. We've used Intasure, take care, don't skimp and talk to your insurer very clearly and confirm what you need.

This happened to us three years ago when we had just bought our place, the bank took the insurance both for life cover and property we told them we had our own life cover and property insurance was with Intasure, showed them copies etc etc and they played dumb no refund possible, so we said we were going to move our mortgage as soon as we could to someone who would let us do our own insurances, guess what?? we are still with the original bank, they refunded the unwanted insurance premiums: they now have a copy of our llife insurances and we send an annual copy of the renewed property insurance as soon as we get it. They still need a gentle reminder every now and then of the agreement so we have all our dealings in writing and stored electronically so that we can send them to whoever wants them.

You will be prob be over insured on some of the building but maybe not all, we never got a copy from the bank but prob only covered main building and does not inclued kitchin, bathroom ect you will need to check the policy if you can!!
You would only be able to claime on one insurance I think
