Hi all,
Can anyone help us. We have a friend staying in our apartment for couple of days. Heavy Rain last night caused a leak in the ceiling in front bedroom (we think). Water came down through Fan/light in bedroom. Can anyone suggest solutions, or if you had similar problem - 3 bed ground floor, in Los Naranjos.

Hi Pam,
I had the same thing last September in my GF apartment, front bedroom, and I insisted that Polaris fix it. To be fair they took their time, but they seem to have done a decent job (ceiling needed re-plastering and painting etc.). They will probably tell you first that you have to go through your insurance, but just keep insisting that they fix it. It probably helped my case that the same thing happened to quite a few apartments.
As for the cause I was over in October, before it was fixed, with my brother who is in the building trade. He said it was caused by the tiling outside the front door of the apartment upstairs. He took a spirit level up and the whole balcony sloped towards their front door rather than away! Turns out the heavy rain just settled against the ledge by their door and then the only place it can go is down. I asked them to re-tile there aswell to stop it happening again.
Anyway hope this helps and good luck. You should als get the electrics checked as the front bedroom was obviously tripping the fuse due to the water.

We too had problems with water & damp. We have a two bed on Jardines.
We had no probems with Polaris. They arranged with Carol our keyholder for access to the apartment & managed to fix the problem.
According to Carol they had quite a job & had to spend quite a time finding out where the problem started from & rectifying it.
At no time did Polaris mention solicitors or insurance.
Carol advised me to contact Olga - Corovic [olga.corovic@polarisworld.com]
& she sorted everything outf or us & kept up communications with Carol too.

ive got a 3 bed on jardin 5 had a prob with rain last sept with the heavy rain polaris have inspected but ive only got a damp patch and the said they would contact me 2 sort out repairs but ive had no ans from all the emails ive sent am now gona try the address of the lady below from polaris

Hi, I emailed that lady last week and she said it was nothing to do with her, that you had to go through Customer Service. Customer Service said that the Apartment owner above us needs to contact them or their insurance and this is the only way it will be resolved. We contacted the new Community Administrators who have been excellent, very efficient. They contacted the Owners above us, and are trying to help us out. I am heading out on Saturday and hoping to meet with them. Polaris World were terrible and gave no assistance.

I've been talking to Victor about this, as there are a number of owners in the same position. If you could PM me your apartment number, I may be able to help. Mileniun only received the community documentation today from RPM, so it may take a few days for them to be able to sort through it to find the other owners contact details.

I also have had leak problems to my terrace in Naranjos 4 this has been on going, repaired in October last year after the September heavy rains, leaving a damp patch on the ceiling, this problem came back after the heavy rains in October, I reported and was given a date for repair in december, unfortunately my keyholder was out so the appointment wasnt kept. Pw told me to wait for a date. Meanwhile a new system of reporting issues with PW came about, filling out an official form, this was sent and within a week I got a phone call from customer services with a date for repair. They came on when they said they would and have been very thorough in their search for the leak, (6 days and counting to be exact). There is no need to go through insurance for work to be undertaken, people need to be patient and go through the right proceedures and things will get done. PW have had to do quite a bit of work to our property in the first year, boiler dripping, stop tap not turning off, pre installation pipes causing water to come out of units and our sun terrace dug up twice. We have had workmen at our property every time we have visited, but the contractors come and do the work to a high standard I cannot complain and have nothing negative to say about our property and the way we have had our problems sorted.

like you we had loads o probs and yes all repaired 2 good standard but after the visit to our property in december i keep emailing to ask about repairs but no answers keep coming so am gonna send an email to the lady called olga at polaris and see wot happens ill let you no

Like yourself I have a problem at the moment getting Polaris back to fix damp patch which was seen by them in December.. After filling in customer service form on line several times I have had a reply back. The reply being, can you take a photo of the damp patch and send it to us so we can deal with the issue.!!Quite difficult as i am in uk , and its not as if they haven't looked at it already...

Hi there to all! I've just recently joined the Forum and was very interested in the Rain Leak article. I''ve had trouble too. I've had my 2-bed with roof terrace in Jardines for 18 months now and since May of last year it has been giving me serious grief - same problem, water leaking down from the central drain in the roof terrace staining and causing serious damp in the bathroom ceiling, which then subsequently spread to the kitchen ceiling. Have had the maintenance people in twice to fix the problem, but that was a joke both times as all they did was scrape back the ceiling and slap a new bit of plaster up, then repaint! The second time they were in, October last year, the quality of the work was even more appalling. So I got myself to PW at Balsicas, for a second time and created a stink in their office. I sent emails and pics and also alerted my local solicitor and insurer. In addition to this problem I also have a disgraceful, foul sewage-type smell emanating from....well it's hard to locate it exactly, some days it seemed to be from the bathroom and other days from around the sink area in the kitchen. Anyway, we all know now that PW are in serious financial difficulty and it took me several fairly "sharp" emails to their so-called Customer Service Team (joke!) since December last to pin them down on getting back into the property and getting both these problems PROPERLY fixed - I'm no expert, but it's obvious to me what they need to do - they actually need to lift the tiles on the terrace, locate the leaking pipe and repair it, simple!! They finally responded, anonymously, after about 5/6 emails and are now scheduled to fix the problem. It's been extremely frustrating and embarassing too (I've had friends over!) that problems such as these exist. The building regs and workmanship in Spain suck, the "sewage" smell alone is a disgrace, but imagine allowing rainwater runoff to travel down through the middle of a property - it should RUN OFF, not RUN THROUGH!!!! The drainage/sewage set up in these apartments is a disgrace and a complete health hazard. These folks at PW don't give much of a rats a** anymore - they got their hands on our respective monies and that was that. I don't feel the slightest bit of sympathy for PW, primarily because of the way they have treated me and many others like me since they got their hands on our money. They deserve all the crap they suffer as result of their incompetent building practices, pathetic customer service and their overly-ambitious property development plans - they were simply too greedy and their "vision" was way beyond what they were able to deliver to their customers. A pity we didn't have that crystal ball way back when they were selling their vision to us all!!! That said I will continue to squeeze them to fix the problems that they created in my property. Apologies to anyone who feels I've been ranting here!!!!!

Hi All, it is terrible to think that so many people are having the same leak issue. I found the PW Customer Service a Joke to deal with, they told me that they would do nothing until the owner above me contacted them. They were smart in their replies. But I will say, that I have been in touch with the new Community Administrators, and they have been excellent and very helpful. They contacted the owner above us, and are examining both properties. They were great, and it gives me peace of mind to know they are looking after the place. Our place was looked at by Engineers this week, so it's a start. I will keep you posted on the progress!

sorry to read about your continuing problems. same thing happened in our two bed with black mould in our archway in both our living/dining room and bathroom.we also had rainwater leaking heavily coming out through the telecommunications box and through the electrics. now that was back in late 2008 and the problem was dealt with immediately and the only way to fix it is to lift all the tiles in the stairway and the solarium and to get down to the foam and membrane and reseal and replace everything, so this is the only long term solution you must demand, and expect from a new property. we also had the smelly odour problem and they came and lifted the silver disc in the floor of the bathroom and with more and more apartments being used and flushed etc. this problem now seems to be gone as we have not had it now for over a year. i heard that it is caused by stagnant water they have stored for watering the gardens etc. i know it is frustrating but chin up as these can be rectified even if it is more difficult now with polaris position, i hope you get a speedy resolution

I know someone else who had a problem with the foul smell which was difficult to locate and from the sound of it yours sounds similar to theirs.
Apparently the problem is from behind the wall at the cooker where ther sould be one of those concertina type pipes which run down this chimney type wall to the ground floor apartment to eliminate thier drainage smells. Anyway this concertina type pipe had not been pit in correctly (rumpled up and bits broken) which means the smells never reached the outside area above the terrace but came through into the apartment.
The builders had to open up the chimney wall outside on the terrace area and a bit of the ceiling area in the 2nd floor apartment. When they replaced the pipe the smell disappeared.
