hi everyone on codado this is my first post just wondering if i would need any sort of permission to change the bathroom to a wet room taking out the bath and re tiling with a shower screen on the floor i am in garden 11

In that case we are in trouble. We own the apartment, I cannot see any reason why anyone should have a say i that. It is probably a good idea to use a shower enclosure so that you won`t need some kind of membrane underneath the tiles.

Whilst I dont think you have to ask permission I do remember someone on the forum saying you have to declare any property changes- maybe pay a fee for alterations. Before anyone is down on me like a ton of bricks I just think I read about this on here at some point. Its about resale of properties as they are mean to be as sold to you, so if you take the bidet/bath out you should have a doct from the council confirming they know you have done it as that can delay any sale.   I distinctly remember it being discussed after the local council visited the resort and checked out changes that are visible and people asked about changes they had made to their interiors. maybe Phil- PTAN can advise us further as this is something we have considered doing and my in laws have spoken of wanting to remove the wall between the living room and the third bedroom in the 3 bed so it would be useful to know of any problems that can arise. Hopefully my recall isnt quite right but I think it is.

Tony is quite right, if you make any alteration to your property you are suposed to obtain a minor building permit from Alhama council.  Last year an inspector came around and issued notices to any owner that had made external changes, and with the council opening an office on site I guess this could become a regular occurance.  With all the properties being uniform any changes stand out so we are an easy traget for them. for the council must be rubbing thier hands in glee.   In reality the inspecter cannot enter your property so many people have made internal changes without the permit,  but it is possible that these changes may be spotted if / when you ever decide to sell your property at which point you could be fined.

Thank you for responding Phil, I knew I remembered correctly. Its just not like the UK and people think they wont be called to account but its better to be above board, because you will fall foul, unlike years gone by as the Council see's an opportunity for cashing in now.  Mind you, your information is better than what my neighbour told me as he said you had to put everything back if you wanted to sell !!! Even for Spain I thought that was unlikely and we'll never get that bidet back!.
