Hi
I have been contacted last week by Polaris through my solicitor that a apointment has been made at the notary on the 18th of June regarding the signing for the completion of my apartment on phase 12 on Terrazas. They stated in there letter that applications for the habitation certificate where applied for in Feb at the town hall who have informed them that the said certificate will be issued in June hence my completion date.I bought off plan about 3 years ago so I suppose all things considered not bad really and to be honest no real horror stories along the way I know its not going to be the resort model we all seen in PW head office but polaris where always going to struggle with the original spec after the way the property market slumped, was last over in March and was really impressed with the resort and progress of both the golf course and town centre .Just hope now every thing goes smoothly with the completion process.
Regards
Graham

Hi all,
I also received similar news from my solicitor, and have a date for the notary of 17th June. I have just emailed PW to say I wasn't booking any travel / accomodation until documentation was confirmed as present and correct, after all their record on delivering promises has been pretty poor. Also, have not had any invitation to inspect the property yet??
However, looks like we may be getting to the end of the 3 year wait, just hope its going to be worth waiting for. Still waiting to see how the latest PW bankruptcy news will affect our resort.
Time to get the shorts out and golf clubs cleaned. :)
Dave.

Hi
We have also been contacted by our solicitor to say that the habitation licence and completion date is the 16/6/10. he has also said that he will try and bring it forward, so he is contacting the town hall to see if this can be done. We have also told him that we would like to go over for a snagging visit, Resortalia have said that there is now a delay on when the golf course will open, who will run that side of things at the moment we don't know now that Terrazas has been sold off. So many questions and no answers at the moment, we hope that ever one that are waiting like us that it has a happy ending.

Hi Clieve
The golf course has been sold to Olagolf, from what info is available so far, it looks as this is the best thing that could happen to Terrazas. Had a look at their website & they've a seriously impressive client list. Check the Simply Networking website for more info.

Hi Laurel
Iv just been on to simply networking and it has only taken over 3 of the courses Condado / Mar Menor / La Torre it did not mention Terrazas. It was said in the P W report that the Terrazas as a whole had been taken over, or that was my understanding. has anyone else heard any new information
clieve.

Copied from Simply Networking website
" Polaris World Finances, The Condado de Alhama, Mar Menor and La Torre Sur under new management 2010-04-24 The new operators of the Condado de Alhama, Mar Menor and La Torre Sur Golf courses moved in yesterday to start re-organising their logistical activities. Olagolf is taking over the three golf courses as part of the package of measures."
The new name of the course is La Torre Sur, you may be getting it confused with LaTorre. Why they changed it is beyond me and only adds to the confusion about who takes over what.
Cheers

We have also heard from our solicitor with a date of 30 th June to attend the Notary in order to complete.
We have not been invited to inspect the property but have been emailed a End of Construction Certificate
whatever that might be.
We are still concerned about who owns the golf course and exactly what other infrastructure will be completed.
Has anyone any advice?

If you are really unsure then perhaps you need to see the resort for yourself. What's cost of a flight compared with what you are about spend on your property? We had a a cracking long weekend being a tourist, finding beaches, cafes, restaurants etc which was great because it gave us time to objectively assess if we really wanted to complete. When you do come to complete there's so much you'll be doing you might not have time to appreciate what's around. In the week we completed, we managed to snag, arrange & fit Air Con, pick up NIE's, complete (it took hours!) choose lighting, and meet the blokes from Polaris who were doing the snagging - we didn't expect the last bit, that was a real suprise.
I'm sure I've read somewhere in the Penthouses you'll need to make an appointment to view on a Sunday whilst the new blocks are being built for H & Safety reasons.
Personally I am delighted Olagolf has taken over the course, they know the business inside out which has got to benefit the future of Terrazas.

Hi Laurel, did you do the snagging yourself and did you find any problems? my only worry is if I do the snagging the same week I complete and find things that need changing or fixing then there won't be enough time for them to do it before I sign, and once I have signed I doubt they will be bothered to do it at all.
What is involved when signing? I believe we have to go to the notary, How long does it take?

Reading everything on the various message boards & the lack of decent communication from Polaris over the years, conditioned us to expect poor service too, which really hasn't been the case. The apartment finish was much better than expected and the site is looking great considering the amount of building work going on. All the Polaris staff we've dealt with during completion and post completion have been friendly & professional and done what they've promised in the estimate timescales ... so far anyway
We did the snagging but only because my other half works in the construction industry, especially with the issues they're having at HR. However the stuff that was picked up was really minor, mostly paint splashes on tiles, a small chip on the worktop, oily mark on the cooker hood, tiny scratch on a wardrobe door and the tidying the paintwork outside . Even tried to get them to take the labels off the sanitary ware in the bathroom but they weren't entertaining that!
Timescales, Friday am Polaris took us to collect NIE's, at one point we were going to do this via our solicitor but decided against. Good decision as it was great to have someone explain what was happening, where to sit, queue etc and to drive us there. Did the snagging on Friday pm and as there wasn't anything major, we were happy to complete at the Notary on Monday morning. It took about 3 hours, we subrogated the mortgage and there was some problems with the bank / polaris agreeing some figures. We didn't have to do much, just sit and wait till our solicitor and finally the Notary was satisfied and then sign on the dotted line. The guy from Polaris then handed over the keys and that was it.
Monday 4ish met Alan from Climazone and by Wednesday AC fitted, amazing service! Also sorted out keyholding with Gesfin based on La Torre and Thurs went back to apartment for a final look before flying home and to our surprise there was already 2 men from Polaris working on the snagging list. It has taken a while to get the email finally confirming all items have been completed (6 weeks) but that's perfectly acceptable and what they estimated. Hope this helps, all I want now is to see some photos of what's going on now, the new blocks golf course & town centre. We need a Terrazas cam!

Thanks Laurel, much appreciated!
I have been given a completion date at the end of June. I already have my N.I.E number so thats one less thing to worry about. Did a Polaris World Rep take you to the notary or did you have to find it yourself?
Does Alan from climazone have a website or email address? as I want to get the aircon sorted straight away. How much did it cost if you don't mind me asking?
Thanks again!

We made our own way to the Notary in Torre Pacheco, not sure if they use the same one all the time so no point giving directions! It was fairly easy to find though and as usual in Spain, lots of free parking in the street close by.
Alan's details, 0034 965 465 068 alan@climazone.net www.climazone.net. He's done loads of Polaris properties, we chose him as he'd been recommended and you know what the boards are like, if he'd done a terrible job... everyone would know! I think there are more posts about him and a couple more AC co's on the 'other' PW forum.
