Has anyone else received the email from Milenium Levante that they are going to start charging community fees on the 5th July?

For me it is 299 euro being on the 2nd floor.

What do people pay in other areas? does this seem large?

Hi

The fees on Los Naranjos ground floor 3 bed are 300 euros, maybe  Phil would tell you how they are calculated?

We have a ground floor apartment on La Isla and we have been told it will be €418 every 3 months.The thing we are not happy about is that other people with a garden apartment on La Isla and much bigger gardens are paying €290 less per year.We have been told it has to do with the coefficient that has been put in the deeds and when we e-mail milleniun they have not responded so when we are over next week we plan to go into their new office in the Al Kazar to have it explained properly.I also think our presidents are trying to get everyones fees reduced and they are looking at new ideas for saving money e.g employ 2 men full time to clean stairs,pool and cut grass etc at a much reduced fee than our managment company. regards Pat

The individual apartment community  fees are based on the level 2 & 3 quotas stated in the property deeds  these are determined by the architect and are lodged with the planning department.  The quotas will be based on the size of the "liveable" areas of the property,  this will also be quoted in the property deeds in Sqr Meters.  So I assume that if you are paying more than your neighbour the actual liveable area of your apartment ( which does include some outside space ) must be larger?   

Two apartments, in the same block, with the same quota, would pay the same community fees.  But two apartments in different blocks with the same quota may not.  It would all depend in the EXACT combined areas of the actual blocks.  these is deemed the level 2 quota and are also stated in the deeds.

Hi Phil

Thank you for all the advice given on this matter and i now understand the reasoning behind it but i have been inside some of the apartments that are €290 per year less than ours and in my mind they are exactly the same size inside and have the same size balcony and their garden is almost four sizes bigger. I feel a fairer way for all on the ground floor would be that we all pay exactly the same and this would make us feel more of a community rather than some paying a lot less for the same thing.Pat

Hi Pat,

As I say, not all apartments are the same, some that "look" the same can be 3 or 4 SqrM bigger.  The way to do it is to look at the quotas in the deeds.  Two apartments, with the same quotas in the same block will pay the same.  You don't say if the ones you are comparing yours against are in the same block or not?

If you look in the Jardines, the apartments ( which are all pretty much the same size, but not quite ) vary by up to €21 a month, it all depends on the size of the garden, the number of apartments etc etc and it is the same on La Isla.  Each block is a seperate level 3 community that divides La Isla into a number is sections.  So depending on the size of the section and the number of apartments in the block and the combined size of all those apartments the fees will vary.

So, as I say, the only real way to understand the differences in the fees is to see the quotas.

Thankyou very much for the info Phil it is very intersting. Out of interest Phil can you give us a rought estimate of what a ground floor and 2nd floor on Naranjos and Jardine pay?

If a 3 bed ground floor on Naranjos as "The Freels" says is 300 euro how can a 2 bed 2nd floor on La Isla be 300 euro. There is no way a 2 bed can have the same dimension as a 3 bed.

I just feel that 299 euro is quite high expecially considering we have been conned out of a swimming pool and restaurant/gym. I was expecting it to be at least 100 euro less.
