 Anyone know what this is? we have been asked to produce one with our first invoice to Roda rentals to get our income paid for the first quarter along with a tax residence form. Could they make it any more complicated?

Basically as I understand it, it is a certificate of VAT registration. You'll have to ask your lawyer/accountant to get this for you, which means registering with the relevant authorities. You'll then need to submit VAT returns and pay the VAT over to the taxman.

In response to your second question...no!!

It took a few months before we got our certificate, hence delaying getting paid by Roda, when you've already waited a quarter. Roda will be quite adamant they need this before they pay you. The whole process and delay in getting paid, not to mention the lack of rentals with Roda was why we took our apartment back off them. We did get paid eventually!

How many weeks did Roda manage to rent the property for in the year you were with them? after 24% tax, VAT, cleaning etc it doesn't seem viable, we are trying to rent or personal weeks to family to make up for it.

Who did you use to pay your VAT for you or did you do this yourself as we have not employed an accountant yet as Mare Nostrum were looking to charge 75 euros a quarter which leaves us with afew euros in the bank!

Only a few weeks over the summer, before we gave them notice to terminate the agreement. Had bad reports about one lot of holidaymakers from our neighbours which didn't help. Overall we much prefer to be able to have a say in who we rent to.

We used our accountant, who has done our tax returns for the last couple of years since we bought. Our accountant works for the firm of lawyers that did our conveyancing and we are happy with their work and level of fees.

 Can you private mail me their contact details and email if you have it? what do you do about the income and tax on your UK tax return, are you allowed to claim expenses here for the property abroad such as mortgage, community fees etc?

You now have the same rights to claim your apartment as a business (and subsequent losses) on your UK tax return as somebody owing a holiday cottage in devon. To qualify your apartment must be avail to rent for not less than 140 days a year and must have been rented for 70 days (and for no longer than a month at a time) in the tax year.

If this is the case then you can put all of your rental income and all of your costs for your apartment onto your UK tax return and offset any loss in the tax year against your personal tax. This can be backdated to when you first bought at roda.

if in doubt get some advice from an accountant but I managed to get all of the cost of setting my apartment up at roda offfset against my uk tax and the tax man sent me a cheque for several thousand pounds. You need to hang onto bills etc for all of your costs so you can evidence if needs be

 Thank you Mark for the honest information, here's hoping the apartment gets 70 days rental but if not I think we can still claim the 24% Spanish tax we have paid against our UK personal tax liability and we will be asking our accountant about the details needed to claim on our UK tax return but presumably this will not be until next year for April 2010-11 as this year won't qualify.
