Prior to me buying on CDA I was told by the PW rep that our homes would be painted externally (including woodwork) every 2 or 3 years.  Can anyone clarify this for me?  The Jardin apartments have been up for 2 years now and the woodwork could do with a lick of preservative. Thanks.

Hi AJW,

             Know what you mean ,my better half recons it is more like 5 years (Dont Know how she knows) thats why she had me put another coat of wood preserve in June.hope thi helps.

My understanding is that they would be repainted every 5 years. Perhaps the CDA Presidents could clarify this as if you look closely at most of the blocks of houses there are small cracks in the external render and paintwork that would benefit from being painted over. These cracks are perfectly normal especially given the extreme heat and dryness of the climate, but never the less, some clarity on this type of maintenance would be useful to know.

I also thought it was to be every 3 years from the conversations we had when being shown around however I think I have since read it's every 5 years

The answer to this question should be buried somewhere in the community statutes - if anyone's got the time and inclination to plough through that fascinating document.

I know that on La Torre the external painting of apartment blocks is paid for out of Community fees, and should be done every 5 years, but I think villas and townhouses have to sort it out themselves. If I remember correctly, the La Torre apartment owners have to pay a surgharge on their community fees so that a "decorating fund" can be built up.

I've been giving serious consideration to patching up various bits and pieces of external paintwork on our own place in an attempt to camouflage the sections where the original painwork has either bubbled out and flaked off, or is just about to do so.

Hopefully when the community gets around to organising a resort wide redecoration, they use a better quality paint than Polaris did!

Hi All

I am no expert but it’s unclear from my reading of the statutes to astatine if the external surfaces of our homes are included in required area of maintenance, as the statutes refer to detail in the master plan.

However this is irrelevant from my reading of the budget as far as I can see there is nothing in it for this amount of building maintenance.

In my opinion this is an issue that should be addressed as a matter of urgency by the presidents for the following reasons:

If people are to do each home individually we will soon find out just how many shades of white there are, or worse.

I am glad I am not on the upper floor of the penthouses. Make sure you have someone footing the ladder and have the ambulance on standby.

If as would be sensible in my opinion, we wish this work and cost included in our maintenance cost then this needs to be addressed NOW.

A plan of maintenance needs to be drawn up and the cost estimated. This cost I presume will increase our Community fee’s and would have to be backdated to our date of completion.

If we don’t address this now, we will have a massive cost in the not too distant future or a multi shaded resort if people undertake the work independently.

I also think that looking at some areas of the resort that paintwork on buildings was poorly applied and commenced flaking away almost as soon as the building were completed, this should be addressed by our representatives though the building guarantees.

Of course I may have missed something and all is already taken care of!!!! It would be nice to know if any President out there can let us know.
