Hello, this may have been discussed before but worth reminding with the rainy season approaching.

After the recent downpour we were informed by the keyholders we had water on the floor up to the bathroom, seems door seal not working so got the screw driver out.

On the inside of the door at the bottom the plastic screw fitting is actually a button. If you take off the small plastic surround you can see the seal, press the button (as would happen when the door closes and the button hits the inside of the door frame) the seal pops down, lifting when the door opens. With mine I think the button was screwed in too much so never got pressed to drop the seal. I’ve unscrewed it back about ¼ of an inch and it now closes and now able to grab a sheet of newspaper under the door.

Hopefully this will keep the pesky water at bay.

I have adjusted many of these and it is not a seal it is a brush it will stop the leaves, dudt, bugs and draught but not water.

We had dirt, leaves, water coming into our apartment. So we put a brush door excluder on both the  inside and the outside of the door.  Will see how it works to keep out the water it certainly made a difference in keeping out the rest.

Hi michaelwr

Thanks for the advice, ours is a rubber type seal that was'nt coming down enough to create a seal, adjusted the screw as you advised and seems much better now. Although not completely water tight i think only minimal amount of water would get through
