Hi Everybody,
Did you all receive the letter from Noelia today, talking about Building having started?
As my completion date on contract is March 2007 ( having bought in 04) I am really looking forward to knowing when our place will be ready. I have said all along that I am not overly concerned with completion date, just that I would like one. I am currently only working part-time, semiretired, and as soon as the house is ready my wife thinks I will very suddenly become fully retired and bugger off to 'my' golf course !
On another topic I am interested in anyone's comments/assistance with regards to the Natural Gas opportunity. I had 'ordered' Underfloor Heating and pre-installation of Air Conditioning ducts, now I wonder what I should change. Radiators are obtrusive and make for difficult/specific furniture placements, while underfloor heating is invisible.
Combi-boilers are surely more economical than electric heaters - so I need somehow to establish the different costs between electric and gas, and make a decision on installation....Help?

I havent received your letter, but I had one from Pilar about Natural gas. We are in the same predicament as yourselves. Will they offer gas fired underfloor heating? Gas hob? Does the combi boiler do the domestic hot water? I have sent off all of these questions to poor Pilar and will let you know if I get a reply.

Yes it is a very difficult one this one. I really dont know whether to change over to gas either. In an Azucena I cant see where they would put the boiler without loosing cupboard space and yes placing furniture would be difficult no matter where the radiators go. I have tried to search for some comparisons on the running costs of both but have had no success as all seemed to be biased opinions rather than hard fact data. So its help from me also.

No real probs with regard to a boiler in the Marbella
as there are 2 outside stores
couldn't find prices when I searched but have a look at gasnatural webpages
see if you can find out more info

Yes but would they put a boiler in a outside store I dont think they would do it over here the space is to enclosed

Hi All,
As far as I understand it ,all homes will be having a gas boiler which is a direct replacement for the electric boiler.
The option is to change to a combi boiler to power additional radiators.
So I am assuming they will fit the gas boiler in the space that was reserved for the electric one.

Further to my comments in the previous post, this is the extract from an email sent to us from san jose.
In all the properties in Jumilla will be installed "town gas" so they will have a gas boiler for the hot water and if they are interested they can change the gas boiler to a combi-boiler and install the properties with radiators.

JUST RECEIVED THE FOLLOWING FROM SADM:
I have just spoken to our architects and he has informed me of the following:
- The boiler will no longer be electric but gas, supplied by the company Gas Natural.
- The water will be heated by this boiler.
- If property has central heating, and the central heating is off, the boiler will still heat the water.
- If requested by the client, the oven and hob can also be supplied by gas. If not, then these two items will be electric. If gas supply is wanted for both items, I would need to know, well in advanced, in order to arrange by law, the correct pipe installation.
If you have any further queries, that I have not replied to, please let me know. The architect as also told me that he has requested a cost study, so that our clients can have an idea of what it would cost you this supply, but bare in mind, that it will be cheaper than electric heating, that is for sure.

Great information thanks to both of you. We have decided to change over to gas. I will be on site Friday to see if I can arrange from there as there is a 5% discount if you order in February. We also think that in the long term it will probably add a little more value to the property.
I dont think the law requiring new builds to have solar power is in force yet.
I have today spoken with Margaret and Ian on the phone, they are in Spain at the moment. So sorry I missed you both will get together in April. The radiators do not look the same as in the UK and are smaller according to Margaret. When they get back they will email me a photo. We can then upload it to the photo page or I can email to anyone who wants it. Many thanks to you both.

We are undecided on what is best gas or AC. If you install gas heating my understanding is you will need AC to cool during good weather therefore you also have to buy & install AC - is that right ?
Does anyone know if there is a cost for gas even if you are not using the property ?

If you get any info on where they will actually fit the radiators in each room could you let me know please? (for the Azucena).
Like you I think it's a good deal. It's more important for us to be comfortable and warm in the winter than to worry too much about needing air con in the summer. Our priority is to get away from the UK winters.
I've lived in some very hot places around the world and have generally found that ceiling fans do the trick in the heat. Mind you we both like it hot anyway.

Yes AC would have to be a separate item. This has been the mildest winter we have known here in 7 years. Although we have needed the heating we have not turned it on during the day once (yet) this year. The temperatures have been up and down like a yo yo. 20 degrees yesterday but then it could be 5 tomorrow. As far as the summers are concerned, we personally have found the hottest time of the year is the last 2 weeks in July and the first week in August. It is a very dry heat and not humid (unless it has rained in early July which is very rare) which does not feel so unconfortable. During those 2 or 3 weeks and in the first couple of years of being here we have found it difficult to sleep but then followed the Spanish lead, sat outside on the patio or visited friends until the early hours of the morning and then had a siesta in the afternoon. We do have an old house which is probabaly cooler than a new build but we also learnt a lot from the Spanish. Close the shutters/blinds in the day. Keep the sun out of the house (It will also very quickly fade your belongings, including washing you hang outside to dry) and open the windows at night but put mosquito blinds or netting up at the windows and rejas, stops mossy's, flies cats and hopefully people getting in. We have now become acclimatized and dont need air con at all (except we will probably have the hottest summer on record this year just to prove me wrong). As a point of interest, the Spanish also, where possible, put there bedrooms on the ground floor and there sitting rooms on the upper floor. The ground floor always being cooler. I agree the heating is more important than the aircon. We have outside on the patio cold shower which also helps on hot days.
