Given the long list of long term debtors for DV - this is a time bomb.
I believe there are several apartments that are owned but where the owner does not appear to have been back for years and fees are unpaid.
If it is correct that when banks eventually take possession that are responsible for 2 years community fees only then we still need to persue the ex-owners through the courts.
But meanwhile we need to reduce our costs.
Given the low level of occupancy I cannot understand why costs are so high.
Examples:-
The lifts are infrequently used so why are community electricity bills and life maintenance costs so high?
There are pools that have never been opened (top one) but have water changes daily. 1000 of litres of water appear to be pumped through the top pool daily. Its on some sort of timer switch. Wasting water but does our administrators care - well they don't pay the bills !
Community lighting was still on when I went out at 7:15 yesterday morning. Why ? The sun had been up for a good 30 minutes.
Why is all the garden leaf litter carried away at a cost when it could be shreaded and used to mulch the tree planted area below the road near blocks 7/8 - which would reduce irrigation costs and improve appearance?
Its a worry.
I hope that the exercise to re-tender the gardening and cleaning etc give us some results.
