A normal rule is that you shiuld add between 8% - 10% to the purchase price to account for the legal fees, IVA and Notary costs. Additionallly in Spain there are often mortgage arrangements fees so watch out for these

Air con installation 3000
Lighting supply and installation 300
Furniture 1500 ikea or 3000 package
Money transfer costs
Service charges 200 month
Any repairs needed

 Hi, for the CAM apartments I would recommend to do a complementary tax declaration as the values are far below what the tax man would accept, allow some 1500 euros for that. A/C is from € 349,-/unit installed and vat included for energy class C, for class A allow some € 490,-/unit. Rupert

Thanks great advice i was hoping the taxman would use the purchase price but knowing the taxman they always get what they want.

 The PMM should be arround € 62.000 so you should pay the ITP/land transfer tax for that value, it's only 7% but saves the hazzle, fines and surcharges which might apply, Rupert

 The estate agent should have the knowledge to calculate that, it's part of his job. He can do it online or have it calculated by

the Region de Murcia, as stated that's part of the agents work. Rupert

 We bought one a few months ago in Jardine 3. Ground floor. Really bad toxic smell that we put down to the apartment never been lived in. Any way cut a long story short the toxic smell is still there and no idea whats causing it. The management company have no idea. The only thing left IMO is to get CCTV down and check the pipes. I think it must be a cracked pipe and sewage is seeping through the floor into the lounge. Unable to live or  rent in this condition.

 

PS if anyone has any idea's please let me know. The smell is really toxic and is not coming from the internal plumbing as we have checked everything.

Unfortunately this is very common in a Spanish built and yes a camera survey, which isn't expensive, is a good place t start then the floors will have to come up too repair the break

This should be covered by your 10 year structural guarntee

I know someone who bought a 1st floor apartment who had this smell several years ago.  It transpired that it was the silver flexible pipe that runs up the chimney.  This had not be properly inserted and when the wall was opened up behind the cooker the pipe was bent and broken which did not allow the ventilation required to keep the aparrment smelling fresh.  As you say it smelled of sewage.  Could be that.

We had to clear out a dead bird from the the flexi vent pipe above the cooker. That didn't smell too good either.

Also when properties not lived in for a while the water evaporates from U bends in sinks toilet etc which are designed to have water in to keep the smell out.

There are no U bends in Spanish plumbing but they use floor siphons

Key holders should flush toilets and  run taps when they do checks which helps

They have water traps that keeps smells out. U bend or not. You get the point!!

Actually no that is the problem that they do not have water traps so the drains go straight down and the smells come straight back up. Often leaving the bath and basin in can help
