Hi
Reading your forum with interest as I'm hoping to buy following my visit next weekend and any advise appreciated.
The property is a two bedroom apartment Garden 4: Number 424 which I have reserved.
Appreciate they are cheap but want to avoid a horror story as this is my fiirst toe dip in overseas property.
It will just be for me/wife and any family holiday visits with retirement in mind for the future.
Sounds like things are quiet, what are the benefits over somewhere like Camposol where they seem to have more facilities but lots for sale (which is a concern).
Appreciate any advice, I'm a decent golfer so the course is a big attraction

A good thing to do if you have not already done so is start back tracking the last 10 pages or more of this forum and you will get a lot of your questions answered and a good feel for the place. Unlike many other places in Spain CDA is currently bucking the trend of economic decline and is actually on the up and developing rapidly and is getting nearer to the resort many of us early settlers bought into. Many new businesses and new residents are coming to the resort and at current prices I would think it will be at full occupancy by the end of his year-- so move quickly. As far as Camposol is concerned, you are talking apples and pairs. When I first came here in 2008 with no facilities in place on CDA, Camposol was a life saver with shops and eateries etc. But these days CDA is completely self sufficient with some high quality businesses getting established and good entertainment on site. Camposol is still is very useful and a good contrast to CDA, but that is what it is. If you think you might like a place like Camposol, do your research as there are horror stories from deepest hell there and quality is not a word I would associate with anything built on it. At the prices currently available you won't go far wrong but make sure you know the hidden extra costs and can afford maintenance fees which are not high on CDA. (We don't need more debtors who are gradually being hunted down.) Bottom line it is a fantastic little piece of sunny Spain that serves us really well for frequent cheap escapes from dismal UK all year round. The community is strong as evidenced on this forum when compared to others and despite economic woes from the rest of Europe, the future for CDA appears bright. Fill your boots! Jon Faulkner.

thanks Jon for your comments, that is pretty much how I saw things it sounded like comparing Bournmouth with Blackpool, both are popular but with very different supporters.

Yep, the fees are around €80 for a 2bed and €97 ( approximately ) for a 3bed.
The fees are based on the quotas befined in your deeds and are defined under Spainish law, so you will pay a fixed % on the community bugdet which is set annually. This means that there can be no inflation protection, the amount you pay will depend on the cost of the maintainance services that the community employs. I would expect ( and hope ) that the fees will increase this January when the new budget is set. Without an increase in fees the resort will not improve or delevop and essential repairs will not be carried out. Guess we will have to see what those in power have planned.

Whilst in the area check out Mazarron Country Club..high quallity urbanisation with much lower comm fees than Condado, sadly no golf course but several good courses nearby and of course Condado is about 10 minutes away but we are only 12 minutes from the beach.
Swings and roundabouts come to mind but you will be impressed with Mazarron Country Club I'm sure.

If everyone was up to date with their payments then maybe the essential repairs could be carried out without the need for an increase, however ptan you say essential repairs what are these repairs that need doing?

Fighter 2' when I went to your resort I could only find one community pool which has to serve the whole community with no shops and only 2 bars and one of these was by the pool, or was I at the wrong resort?

I am sorry MCC compared to Condado there really isn't any comparison, Condado has much more facilities and opportunities to rent

You were at the correct place, there is only one pool and a very classy one it is but very many properties have their own pool, we are a different urbanisation to either Condado or Corvera as we do not have any apartments, there are terraced bungalows with their own garden ( which may already have a pool or can have one) or detached villas very many of which have their own pool.
The rental opportunities at MCC are not different to either Condado or Corvera in many respects they are better because of the type of properties, not everyone wants to stay in an apartment, we are 12 minutes from the beach or the shopping areas of the port or the town of Mazarron...no golf course and that is disappointing and whilst the Corvera course is free to play but not in the best of condition Condado is not free to play so matters not whether you buy on the resort or not but there are numerous good Golf courses in the area.
Obviously I have a bias but this is not meant to be an advert for MCC over any other alternative just a suggestion to have a look not only at the urbanisation but the properties on it and when you have seen aal make your choice and pay your dosh.

Hi, as a full-time resident of Condado for over 7 months may I just add that the community charges are what make us a beautiful place to be. Our gardeners and groundsmen do a wonderfyl job (with a smile). The resort is immaculate and that's what you are paying for! I wouldn't want to raise my 2 young daughters anywhere else!! The residents aren't bad either!!! Now is the best time to buy as when Paramount diggers appear our prices can only go up!!! Good luck!
