And so your property will remain not painted and will deteriorate (unless you do it yourself). If you are waiting for the unpaid fees to be collected it will never get done. Sticking ones head in the sand, wishful thinking, crossing fingers etc will not get the place painted. If this had been set up at the start - Lets say 5 measly euro a month x 12 x 5 years (assuming it needs doing every 5) is 300 euro per property, which I'd think is more than enough. That's called forward planning, something I'd expect the administrator (ML and the previous lot) and Presidents' to do as part of the job they are either paid to do or volunteered to do. It's not rocket science for goodness sake. Penny pinching will be the ruin of Condado.

I'm sure at the outset that the painting was taken in to account when the CC was set.  You seem to be missing the point, the reason the funds aren't there is due to non-payment of the CC by certain parties.  No matter what you think this is the core issue.  To suggest that 5 Euro's per month should have been added to the initial CC is just plain daft, the cost of painting the properties was included when the initial CC was set.  Increasing the CC will in turn lead to more defaulters.  What do you then do?, increase it again.  A very dangerous president to set.  Many residents have a finite level of income and are doing well just to get by in the current financial climate.  A suggested increase in the CC which is now being suggested at 300 Euro's will be the final straw.  Address the problem at source and be more proactive in bringing the non payers to book.  Ask me for an additional 300 Euro's for painting, get knotted.  Ask me for an additional 300 Euro's for a war chest or a fighting fund to rid us of these parasites, now that's a different story.

I may have joined this discussion a little late but I just want to point out that if someone is so bothered about how white their apartment looks then they should get their finger out, buy a brush and tin of white paint and get to work. As a Villa owner I already pay far too much for far too little. We enjoy the least amount of services, which is another discussion in itself. The problem on Condado is that each garden etc is only out for themselves and not working together for the better of the whole development. Look at this post I'm writing - it's self-centered and it shouldn't be. Let's support an entire community and make this a place we're all proud of and get to the real reason why things don't happen!

just a quick point. A figure for the painting of the facades has never been included in any past budget not since the communuty was established in 2008. there is a small amount in this years budget but it would not cover all the painting only repairs to the most badly effected areas on the resort. I was a president for 4 years so have all the previous budgets if anyone is interested. at the start we had a 20% reserve fund which would of covered such things but this was cut to the legal minimum of 5% in 2010 to reduce the communuty fees.

 so not paying extra is not going to happen so anything being proactively done with the debt and the non payers as this has been a prblem since day one?

I recieved the minutes from the level 2 meeting yesterday evening.....doesn't this answer most if not all of our questions regarding painting the apartments ?

Page 8 of the minutes appears to cover this....it seems to suggest that savings made from extending the stv contract along with their agreement to paint the perimeter fence and pergolas inclusively within the contract free's up budget provision for those projects that makes painting of the facades affordable within budget.

Thats my interpretation of the minutes anyway so don't shoot me down if I'm wrong...it may lose a bit in translation ??

Or does it just mean that we now need to find a little less ??

Yes mark, there is more in the budget to paint apartments but not to do them all at once

There was 30k before the gardening company deal regards perimeter and woodwork, we will find out at next meeting how much more there will be.

Perimeter and wood were top priority followed by apartments according to millennium

Sounds like good progress and certainly moving in the right direction especially given the guarantee that the contract prices are fixed even with the term extension for stv.

And there you have it from PTAN, the budget was cut to save a few bob and now there is very limited funding to paint the facades. It would have taken very little extra on the monthy community charge to cover it. Penny pinching on this is very shortsighted. So we all don't ourselves then - what if someone decides to paint theirs, bright pink or purple or lime green - maybe that's what needs to happen for this to be brought to a head.

You are being ridiculous!! Think its time you moved to Spain permanently! Life is too short to be so obsessed with this topic! Everyone knows it can only be painted white! Go and take a walk round Carrick castle and enjoy your family and friends!! All that matters is today, go out and enjoy it!!!!

Just had a lovely Sunday afternoon stroll. Ridiculous - we have a 'cow shed' in our garden so believe me anything can happen ! The only ridiculous thing is not painting the facades. I don't know anyone that has owned any property and has never had to spend money on maintaining it. It's so obvious it's ridiculous.

Sorry, I just thought this was all being blown out of proportion...

My problem is we now have a levy for A2 Z and as someone who lives here permanent...their service at times is unacceptable. I admit it has been better in recent months but let us see what the summer brings.

So we add a levy for the painting as well, where do we stop....what about guttering for downstairs apartments...some have it..some dont...what about a levy for that? Whats the point in painting downstairs when the muck flows out of that hole in the wall. I even doubt that 200 Euro of a levy would be enough to paint all properties....so what then? Just paint the houses of those who own CCs and have no intention of ever painting their own. It is an absolute minefield.

My issue is where do you stop with these levies?? I have a Spanish friend who owes ML 1600 Euro....they have no hope of getting it, shes up in court this week. Yet she can smoke 80 a day...why should I pay a levy to paint her property as well as mine!

I have no objection to paying extra if all pay it, but I will be dammed if Im paying it while others stick their fingers up to it and to me!

I am in the Naranjos...and I had a good look round today, our properties look okay...so maybe as Chaddayowl says we only need to paint thise gardens that are looking tatty!!!

What Levy for A2 Z??????  Guttering not a requirement!!!!!  If we pa a levy for all the properties to be paid we are actually buying your friends fag's!!!!

a2Z used to be a voluntary decision. a2Z payment is now included in Community charges and has been quite a few months...so whether you use it or not, you pay for it!!

My point is, painting is meant to be covered by CCs...so if we now add a levy for painting when a lot of people have already done it...where do you stop???

The downstairs apartments should have been built with guttering..perhaps you only visit in the summer and dont see the torrential rain pouring out of the hole in the wall where guttering should be!!

My point is if we add a levy for painting, what next?

I don't think I've ever seen guttering on these type of buildings in Spain.  I'm more concerned about the A2Z point.  Are you telling me that our CC was increased to cover  the A2Z installation?

Hi, have a look araound, a lot of residents have put guttering on the downstairs. Believe me, when it rains...you need it! Almost all in Naranjos 2 have guttering! This stops the dirty water from upstairs running down front of downstairs apartment!

Im sure someone else will confirm but our Community Charges were increased so that every apartment, occupied or not pays money to A2Z, am surecthis was at beginning of year...maybe February!!! Unsold hous have their Community Charges paid by the relevant bank who owns them!

I have no knowledge of an increase to the CC for such a reason.  I'm sure that the majority of people did not sign up for the A2Z package.  How on earth can Mileniun impose this service on us, it's not within their remit.  From what you say is it fair to assume we all now have access to the internet via A2Z whether we like it or not.

 you will find that the cc was not increased for the internet, the price went up due to the increase in vat, dont forget we pay for the tv as well, its all in our community charge. If people dont agree with presidents decisions get in touch and put your view forward, this was all agreed at the agm i think.
