My wife has been talking to one of the painters who says that once they have finished the current blocks that they are painting (opposite the big swimming pool) that he does not think they will be doing any more painting until next year. He also said that he was hoping that another painter would be joining them.
Even with three painters at this rate it will be three or four years before the job is completed.
I have already notified Daniela who is going to bring this matter up at the next committee meeting.

Can we possibly find out who painted Los Granados as their painters appeared to be very well organised, and produced an excellent end product and this project certainly didnt take years !!!!

I was told yesterday that our painters have been given a seven year contract to do it!!! They may not even be in business that long!! Also, it seems it is the gardeners who are doubling up as painters. Nice little earner....

Posting this is two threads just to be sure it gets noticed.
Assuming that the two painters are working to a fixed priced contract - the first question is
a) are they self employed and in partnership or are they employees for a company.
If the latter applies then we should inform their employer directly - as they would be surely interested to know that they only work a couple of hours a day and provide more supervision/instruction. Or maybe just sack them !
If they are self employed then its a case of contract management. The countract should include
a) payment milestones. They are only paid when defined chunks of work is completed.
b) quality criteria. The work is subject to inspection and confirmation of quality before payment. We need to make sure AEA do a thorough inspection and that AEA ensure that the quality of painting is sound. This is where I would worry as the employees of AEA do not have a vested interest is seeing that the work is up to standard. We residents do! So I would propose that EVERY inspection event is attended by members of the resident/owners management committee who have an equal say about the standard and quality.
If the contract is deficient then AEA are responsible for poor administration but I would be surprised about that given the sites that they manage and the number of years they have been around.
So its all about us managing AEA to manage the painters (or the painters employees).
Sorry that I am not there to help. I only generally go to DV in winter when the noisey renting tourists are gone (admittedly not all renting tourist are bad but just one loud lot are enough to ruin my stay).

To follow on from Paul's comprehensive post, a further concern is whether the 'painters' / gardeners (the two painters ive seen are definitely also gardening) are actually employees of Ros y Falcon as the gardeners in the past have been and whether in fact we are paying the builders who left us with defective building and painting work to redo it....

I feel we are doing the painters a very grave injustice . They arrive on time 8.00am and leave agt 15.30pm . They do stop for an occasional ciggie but apart from that \i have watched them working very hard. They wear white tee shirts as do the chaps working with Paco who are doing the filling prior to painting. The gardeners wear grey shirts and I have never seen them doing anything to help in the painting which may I say is looking very good.

I'm pleased to hear they have been seen to be working hard though at the pace the job is going it will certainly take the seven years that have been quoted to finish. There just aren't enough people on the job. In terms of them being the same people as the gardeners, two residents told me they had seen the same men in gardening clothes tending the gardens at other times. I have to confess I have not seen this first hand. I do think the quality of those finished is good but don't want to wait seven years for the whole development to be painted and worry whether it ever will be.

The guys came last week and painted the inside of our balcony and planters etc, it took them a few days but they did a pretty decent job. We are just waiting for them to come and paint the outside of the balconies now.
They were wearing t-shirts with an external contractors name on it 'Instalaciones Roman', so I don't think they are related the the gardening team at all. I know the gardeners by sight and I'm pretty sure it's not the same guys.
I think because they are doing a bit here, a bit there, then coming back to do a bit more over here they are not actually getting much finished so it looks worse than it is.

I have now seen the builders/painters first hand after being home yesterday and today. I have to say they worked really hard yesterday. They did so much it was unbelievable! I think they are doing a good job and weather permitting it shouldn't take 7 years. However, we must remember how big this urbanisation actually is. This job is akin to painting the forth bridge! I am extremely happy with them so far. Daniela

Saw scaffolding and work going on in block 8 and some obvious preparation work has been done on block 9, but other than that I'm not sure which blocks have been completed.

I'm interested to know how far the painting has progressed if anyone can let me know.
Are they working there way up the hill yet adjacent to the gold course?
