Glass Enclosure

Just Read this on a other forum can't believe it the Spanish authorities are trying to sqeeze out as much money from us as possible. If true I for one will probably take the Glass curtains down rather than pay this extra cost when all we are guilty off is trying to improve our properties then get stung by this addtional costs unbelievable.

I have enclosed my ground floor terrace of my 3 bed Baron A by sliding glass doors in 2005 .
Just recieved a document from Torre Pacheco Council that I do not hold a license and have one month to resolve this or they will issue a fine or possible removal of my glass enclosure as its classed as an Extension to the property .
I had a Meeting with Mare Nostrum Legal Dept at the Resort , who informed me that these letters will be going out to all the Owners who have enclosed their terrace with glass , built extensions ,  sheds  , etc . 
You cannot legally extend your property unless you buy building rights from Polaris World at a cost of 320Euros per m2 plus other costs . You can only use 0.5% of the plot area and if you want to extend your property that includes enclosing your Terrace by glass you need to legalise this by purchasing this extra m2 . I was astonished at their explanation !
In my case it will cost me an extra 9,000 euros to legalsie and obtain necessary planning permissions from town council includes purchase of buiding rights from Polaris World , legal fees , IVA ,  architect  fees , Notary fees etc etc . 
You will need to make an appointment with Mare Nostrum legal dept for a full explanation .
In my case I have photographic eveidence plus an invoice / reciept from the  Glazier  to show it was constructed in 2005 and as its more than 4 yrs I may not be fined but I am told it will still need to legalised .
If you have a glass enclosure in your Terrace or built other extensions and even if you do hold the licenses , you don't actually own that 'extension' as you may have exceeded the permitted building rights for the plot and will need to purchase this from Polaris World who still hold the buidling rights !!

When the local council get short on money and of course if Polaris see an opportunity this is the type of thing that happens and over the next few years it will happen much more as around the local golf resorts there are hundreds of ilegal builds

They will fine you and either you have to go through the process or remove the doors because it doesnt matter how old it is you still have to legalise the build as stated
