Hi everybody, I'm new at this forum. Interested in Buying an apartment at the Roda Golf and Beach Resort. we are going there in january to see the area. One question is about the possibilities to use bicycle to the beach and to Los Alcazares. Are there any roads suitable for using bicycle in the area? Regards Lars Olsson

Lars Whole area very flat and many locals depend on bikes only, cars are useful for heavy shopping and touring, though Phase 3 and 4 are a little further to ride into town. Los Alcazares has numerous cycle lanes though roundabouts need care and there is some vague talk of better cycle access to Roda. Fabulous 5km promenade at LA right along the coast with many bars or coffee places to stop and chill. The more adventurous cycle further afief to Santiago de la Ribera and beyond. Rent for a while to check the area out before deciding if you do not know it well.

Thanks everybody for quick response! We are definetly going to Roda to check it out. It seems very promising regarding golf and nice apartments for sale. As long as my wife can take the bicycle to the beach within 15 minutes without risking her life in traffic, Roda will be our choice as we see it now. But, we are going to Roda between the 28 dec and 2 jan. I hope it will meet our expectations. Lars

Cycling to beach could be 20 mins depending on Phase in Roda. Yes Roda has lots to offer, very active golf scene if this is of interest and better placed than many resorts locally. Do plenty of research, there are some very competitive offers on many bank owned repossessions on apartments and villas. Make sure your solicitor checks out that all Entidad and Community fees are paid up as well as IBI or any other debts that could be attached to a property. Renting for a while is always a good option to get a feel for the place but if keen to buy, ensure independent legal and financial advice and do not believe ALL the sales spiel. PS There should be a party at the Clubhouse on New Years Eve.

I really appreciate all the advise I can get at this point.We have talked about getting a place in Spain for some years and now it´s finally decided. Next fall at the latest we will have our own place. It seems a good time to buy and we are not dependent on rental income. We just want to assure ourselves that the community we choose will survive and flourish some time in the future. Prio 1 for us is to prolong the golf season (Sweden has a fairly short season for golf) and that we have the ability to play golf without having to use the car all the time. Prio 2 is to have the beach at a fairly short cycling distance and prio 3 is a nice village within cycling distance.
Roda seems like a very good choice, it´s only Oliva Nova Golf Resort in the Valencia area that possibly can compete as I see it now. So, our only concern right now is the stability of the community. I´ve heard that the total cost for the community fee and tax etc. is about 240 euro a month. Is it for example a risk that the community fee will be even higher for a couple of years? What about maintenence of the area. Pools, gardens, club house?
Well, these are questions that I guess do not have an answer, but perhaps you can see some signs locally in whatever direction?
Anyway, new years eve party at the Club House sounds great!

Roda does indeed seem to fulfill many of your requirements.
Having made a poor financial decision in 2007 and experienced many of the property problems suffered by many due to Spains very lax property laws, i have to confess to be a little cynical and would always encourage prospective buyers to be very astute when making that final decision as many of us believed every piece of sales talk we were given.
Having said all that prices are now very attractive as a long term lifestyle plan but I repeat, due diligence is essential and renting for a while does give you an opportunity to check out the area.
Roda has a lot more going for it than many urbanisations, the golf course is in place and good, 3/4 of the proposed properties have been completed and many are owned but there are problems with debtors, the developer and other issues as with all resorts.
All 3 of your priorities seem to be generally available at Roda, we looked at Olivia Nova and like that area but preferred the location of Roda.
Total fees and taxes currently run at approx 220 plus per month for a 2 bed apartment plus utility and living costs.
Currently the community facilities are well cared for but any further increase in those that cannot or will not pay fees will result in the rest of us paying more to maintain all services, we do try and keep costs realistic when we can.
I cannot forecast where Roda or any other resort will be in a few years but I am hoping more genuine buyers will buy at rock bottom prices and contribute to the fees and to the community spirit which will help us all.
There is a very active group of golfers both resident and visitors and regular competitions with social friendly dinners in the clubhouse after. I can provide details and dates when you wish.

Have never been in Roda for NYE but friends tell me it is a good night.

Cycling to the beach is definitely an option. We cycle most days when we are there and it's the best way of getting about. Plenty of cycle lanes (although as in the UK you have to pay attention to traffic). The access immediately after Roda could be better, but cycling along the promenade is lovely: you can leave your bikes in front of the many chiringuitos and watch the world go by over a leisurely drink or lunch. John cycles much further afield (best to take a puncture outfit as he found out recently!) and it's reasonably safe with many cycle lanes.
We return home feeling much healthier and fitter.

Just don't try cycling to the Beach Club! I no longer refer to it as it's too far away and nothing to do with Roda.
Roda itself is safe and there are routes to avoid the main roads when going to the beach/Los Alcazares.
Also make sure you know your community rules and access to facilities especially swimming pools before completion. Resortalia should put you in touch with your community president.
Otherwise, Roda is a great choice.

Hi Lars, Just to add to the general replies you have received. I'm vice president on Phase 3 & also viewed many resorts across the coast & Roda came out top. They do have some issues like others but you would be buying on a well run and friendly resort. We bike everywhere at different times of the year and never had any problems as the cycle lanes are good if used correctly. I've never been a fan a bikes as I haate going up and down hills . . . but I enjoy cycling round Roda and Los Alcázares as, apart from getting over the motorway, it is flat and easy to ride round.
Take note though - you aren't supposed to ride on the promenade although everyone does. :)
Regarding fees - these are the figures for 2013 - expect 5-10% rise for 2014
Community : €1,100 on Phase 2. All other phases are higher
Entidadad : €420
IBI : €485
Plus of course your renters tax.
