Can you post a link to the youtube video? Can you explain where the possible 20-40k euro payment comes from or point me to a post that explains this? I thought things were looking more settled until I read these recent posts about dogs etc. I agree as owners we should work together where possible to make La Reserva a safe and desirable place to live and visit. Isn't that the purpose of Manzana communities? I fear a lot of owners feel detached from these and don't know how to, or can't be bothered to get involved. But I think Manzana 4 got a result through group effort and as a result the monthly fees were reduced.

Re-  the 20-40k per head for compensation for La Reserva. Our developer has the land and is giving it as compensation. He is very much around and has not gone bankrupt so he will be compensating. I felt the same as Macca when I first saw these reports, so I made some enquiries.

We actually have a very good Vice President representing Manzana 3 who wants to know our problems and does act on them.  As  people have said we all need to come together to now tackle the problems, and get some action on the dogs

 As somone else suggested, the Master Community need to get onto this, but we need to go through our Manzanas to let them know that we are fed up with this, and it is unacceptable.

If you have any email addresses for Community Administrators/Vice Presidents  please copy the dog post by Owengoonan and send it to them. If it is right that someone is selling, because of the barking this is pretty shocking, and any one of us in time could end up with this problem next door, or in our bloques.From the holiday rental side of things this is bad news, you want to be able to relax on a terrace and chill out not have this nuisance all day long.

It may be a handle if

 a)those leaving dogs out all day and are renting-can they be evicted for nuisance?

b)legal warning letters

there must be something. I am busy trying to find out if Spain has Animal Protection laws relating to dogs being left all day etc.environmental laws for unreasonable disturbance by dogs

Hi Balzac

This is the situation and i do not lie.  I have a garden apartment and there is a dog next door in the garden. As soon as i open the terrace door he starts barking and jumping towards the border fence. He is tied. Like I said i spoke to a couple from a few doors up and they said they had enough and were selling.  He made the point if the eatate agents brought clients to view and they hear this howling he said surely they would not buy, they would be immediately put off............I agree.

In all fairness how can anyone relax on their terrace if a dog keeps barking until you go inside and close your door. As soon as you reopen he starts again.

I did complain to the administration. this dog is there for past 2 years approx. Maybe some day it will be your problem Balzac but I really hope not.

anyone out there from Manzana 3 who wants to try, and address this problem, before we end up with the same thing please email me, and I will send the Vice President's email address, so that you can voice your concerns.

He will be very interested, and concerned about this. What the Administrators can actually do is another thing.

Other Manzanas if you have contact emails please let your Presidents/Vice Presidents know, point them in the direction of this Thread.

Goonan-what did the Administrators say when you approached them? and did you speak to the owner of the dog? What reaction if any?

The Board of the Community considers it opportune to start a campaign to sensitise the dog owners to pick up the excrements of their dogs of the community streets and the communal areas.

 
The security guards and maintenance personnel have received instructions to hand over little bags to all the owners walking around their dog to pick up these excrements, independently if they bring a bag with them or not and without prejudging posterior behaviour. This handing over will start 22nd October. 

 

If you own a pet or not, we request your participation and cooperation to improve the conservation of our community as this will be a benefit to all of us. We also ask you to pass this message over to anybody who for some reason did not receive this message.

This is a step in the right direction and good news, hopefully the message will get through, but what about the dogs who are barking through the day? You can pick your way reluctantly through dog dirt, but you can not escape the incessant barking from a dog next door or in a nearby block.

Its just something a friend of mine uses in Torrevieja. Dogs hate it and will run away from it.

Thanks, I have seen this before, luckily I do not have a barking dog problem, but am sympathetic to any one who does, and is going to sell up because of it.

I hope OwenGoonan sees this though, the prices vary from one model to another, but even £50 is worth some peace, and quiet if it works.

I have just returned from a week at La Reserva de marbella. Im glad to say that for the first time I have seen a big improvement on the appearance of the developement. The gardens looked ok to me, not perfect but satisfactory following winter period. Outside of the developement always looked untidy to me but this time it has all been cleaned up, old cars gone, payments all fixed, sand and rubbish all cleaned up. the area and the development just looks wounderful. The new shop is great and a bright new bar with super views is being worked on at present. If only we could get our licence, i then think La Reserva would kick off. It is still the best value for money on the costa and is close to marbella. Prices of 2 bed apartments in this development should at very least hold their prices compaired to other developements i have looked at, that are prices much higher and gardens and views poor. Lets stick with it but we need that licence.

It probably goes without saying but we should support the shop in the complex as much and as often as we can.  It’s very convenient and is a great asset but it's only there for as long as it makes money.  It may mean paying a bit over the odds but I think it’s worth it.  The shop and the new bar are an added attraction to the complex and contribute to it’s value.

Apologies for displaying huge ignorance, but I have only just found out about this site. We have apartment in LRdM 2, Manzana 3, Bloque 1, and have been using / renting to friends and family happily for several years. Do we have any issues with licence / permission or whatever or is that just some of the new bits they built later?

Dogs - agree in all aspects. Also, people with high heels would be much more popular if they took them off when returning late at night! 

Shop - we use it, as we all need to keep it going . Hope bar will be open next time we are down. La Reserva restaurant at bottom of hill is good addtion.

dear peter

as it stands the whole of la reserva phase 2 had its planning, building and any LFO'S license's cancelled, anything constructed outside the 1986 town plan has been deemed illegal. the 1996 town plan was never agreed by GIL and his band of happy men. the Junta Andalicia sat back need nothing, waited for everyone to buy then cancelled any license's.

We are in the new town plan see www.marbella.es , our developer has agreed to compensate the council, there are issues with certain blocks but nobody knows anything. there were 6,000 odd objections to the plan and they only have 2 men working on it, so who knows when they will finish.

I am sure it will work out in the end ,just enjoy what you have ,there are many in spain with nothing built

Many thanks for the update - what a lashup!

Our Community representative from the block tells me that  "our urbanisation is safe from demolition and that all licences have been correctly and legally applied for and that the entire urbanisation has been approved for licence on the new PGOU plan.

So I will ignore all the media rubbish, and just enjoy my golf!!
