Hi,

 

I visited the site last week, my parents also visited separately. They looked at a house on M-20 and were told by the rep in the office that it would not be ready until December

Hi Karen

I think M20 is going into the second phase of building. Phase 1 only goes to to M16.

I think you would be lucky to get M20 in december

Hi Sandra,

 

Do you have any idea when the hotel and the shops will be open? There was no sign of grass for the golf course - so is that still due to be ready this year.  My parents are really quite keen on this development, so I need to find out as much as possible for them, as they are not on the internet.

Hi Karen

What can I say?

When it is finished it will be beautiful and a really great place to be in.  Hopefully we will complete very soon on M16 20 but cant see it this side of the summer.

I think the shops etc have to be finished on each phase. Each one having their own wee block of amenities(sorry cant find right words to say what i mean hope you understand) The hotel - I have no idea although I am waiting on a phone call tonight from reps so will post any new info as soon as.

Although it does seem to be dragging longer than I was told I still have no regrets, very excited and looking forward to it very much cause i really think it will be worth it.

One last question...

 

Has the land registry been granted yet?

I ask this as I have a house elsewhere in Murcia and there was a massive delay in getting the land registry - partly because of the amount of construction work currently in progress. Also, it all depends on when the builder actually applies for it.

Is land registry and licences for habitation different?

I know the builder applied for something last week and it would take between a week to month to come through.

Im not really up on all the different phrases used for things.

I will ask for you when I get to speak to my reps?

Hi Sandra,

 

Yes, they are different.

 

The land registry literally registers the property ( like in England), so therefore the property does not legally exist without it. Banks will not be able to issue mortgages without the land registry being granted.  The LFO is the licence of first occupation - this is when the builders apply to the council to sign off the area - saying that the area is ready for habitation - ie all roads are built, all amenities  ( gas, electricity, phone lines etc) all street lights etc. BUilders don't usually apply for this until they know they have met the standard as I think they can be fined if they fail. Until the builder is granted this, you will be on builders electric as the utility companies will not install until then. This can be applied for  when each phase is completed. The first stage is the land registry, you need this before anything else.

The land registry for my development was applied for in October last year, and was only granted at Easter this year after much pressure from our builder. As a lot of us have bought as second/holiday homes many of us needed a mortgage to complete. The only people living on our development before this, were those who bought outright but they took as chance as until the land registry is granted, you are unable to sell on, as the house literally does not legally exist.

The bankers involved with masa on the development are opening an office in the commercial section at SG. I had a phone call one day from the bank asking if I wanted a mortgage on the property, as i had indicated that I might, two years earlier.

I asked how they got my details and contact number. They explained who they were and said that masa gave them the details to follow up. I went to spain a few days later and asked the agent about this. They confirmed that the bank was involved and now that the completion date was near (?) they were offering mortgages on the properties.

This would lead me to believe that all the legal bits are in place.

That seems to me very good news because i dont think that bank can get involved if the land registry hasnt been granted.

Lets hope we are maybe closer than we actually realise.

If the bank involved is the builder's bank - then mortgages will be granted, as they have already financed the development. If you look at other banks - they will not even make a valuation until the land registry is in place. I know this as I have just had this experience with my property.

Hi Folks

Spoke to Masa Group (Building dept) today and was told handover will be in September, he said to call them back end of July/Aug and he will give us release dates. Sorry for the bad news, but it's better then just being kept in the dark.

Hi All

Just got off the phone to our agents (Mercers) and they said that we will be getting an e-mail from Masa stating that the handover process will not begin on sierra golf until october.

My property on M-15 was furnished before march this year and I was wondering how long Spanish furniture lasted untill it crumbled into dust.

Still my birthday is in november so the beers will be on me.

Hi All,  Got the new pictures from our agents today, and we were told the water is now connected, just waiting for electricity connection. No dates yet but it seems to be getting closer.

Hi all  -  Just received this e-mail from Masa this morn.  quote ' Although your property is finished already,  (isn't it just) it still cannot be handed over yet.  The infraestructure works are being done are nearly finished in poligonos M-13,M-14,M-15 and M-16,  that will be the ones that will be released first to the clients.  Also,  need to be completed the connections for water, electricity and other general services for Sierra Golf.  These are also advanced but we still have not been confirmed yet when, although we have been told that everything will be finished soon.  Also,  the golf course is being started, because it is expected that the first handovers will not take too long. As soon as your property can be handed over to you we will let you know as soon as possible.  Thank you very much for your patience.

 

Looks like we are still non the wiser !!

Good Afternoon All

Just spoke to agents on phone, they had site meeting with builder on Friday.

They have been told by the builder that we will definitely NOT have our property before oct-nov time.

So we know  we wont have it before this, but how much after? that is the question.

Looks like we might have new years out there?????????????????????????????????????????????????

Hi Campers,

Just been notified by our agents, Mercers, that MASA have confirmed that they will not be handing over any properties on Sierra Golf until OCTOBER. Strangely, the heading on the email, circulated through Mercers offices, is headed 'NOVEMBER'  handover, so we are still in the dark!!

Still, to help in the clarification, I have asked them if they are able to confirm the year.

 

WATCH THIS SPACE!!!!!!!!!!!!!

A not too satisfied customer at 16.32 Albatros.
